The location of this property is fantastic – right on the beach, which made our days so easy with a one-year-old. The wifi was genuinely one of the best connections we’ve had anywhere in Greece, which was a nice surprise. The apartment and kitchen were also well equipped with everything we needed for our stay. Our host Ares was great too – very nice and helpful throughout the stay. I don’t want to give a bad review, because overall there were a lot of positives. But I do want to be honest about one thing that disappointed us: based on the listing photos, we expected a full private garden with plenty of shade for our toddler. In reality, the garden is shared with the neighbors, and the section belonging to the rented part of the villa has no real shade for most of the day – the palm tree visible on the left side in the photos is actually cut off just outside the rented area. The neighbors/owners themselves were perfectly nice, but I think the shared garden situation wasn’t ideal for them either, since our one-year-old kept wanting to go sit on the chairs under their palm tree, on their side. I felt bad about this more than once during our stay. If the garden had been as shown – or if it had been clearly communicated as shared beforehand – I would have rated this a 9. As it stands, I think future guests with small children should know what to expect regarding the outdoor space.

he main issue was the lack of real shade in the rented part of the shared garden, as explained above. On top of that, the interior photos of the house appear to be edited or photoshopped – the actual interior is noticeably darker in person than it looks in the listing pictures.

Position is great - just in line with a perfect beach, directly from the very nice backyard with a great palm tree. It’s very easy to find, ~7km before Neos Marmaras, right after the Lagomanda beach from the direction of Nikiti. Safe and quiet neighbourhood, mainly private villas. The villa is divided vertically into two apartments (left and right). Left one is for rent (looking from the street), with a separated backyard and parking lot. On the apartment ground floor is a large area - living room with a kitchen (fully equipped) and a small WC (without a shower). On the 1st floor are two rooms (with exit to the terrace - sea view) and a nice bathroom. Small stairs connecting the two floors can be a problem for a disabled persons and very small children, but for us (family of four - two adults and two kids 13yo) they’re ok. The beach is very comfortable, it’s not crowded, and the owner provides all necessary equipment. Two air conditioners (one on each floor) where very helpful during hot days. In general - my personal recommendation if you want very quiet, calm vacation and almost private beach for you and your family. Thanks for the hospitality! 👍

Nothing, everything was good.

Exceptional location right on a breathtaking sandy beach, near the town but away from the crowds. Great location from which to explore Sithonia and the surrounding area. Plenty of space inside and outside, with everything we needed like AC, well-equipped kitchen (including a coffeemaker), screens at the windows against mosquitoes, and even a washing machine and ironing board! Super idea to have an outdoor shower at the gate to the beach! Aris and family were so helpful and friendly and really thought of everything to make our stay comfortable, I can highly recommend this property and can’t wait to come back. WiFi was superb (we needed to work for a few days while there, wasn’t a single problem). Parking was very convenient, supermarket not far by car, the sandy beach is right at the end of the garden and we seemed to have exclusive use of a nice part of it (we stayed there in July, height of tourist season). Wonderful to swim alone before breakfast in the cool, still water to start the day, so refreshing and relaxing, an absolute dream.

Nothing to dislike! But do bring your insect repellant for the mosquitoes on the terrace in the evening.
