A perfect place to stay in Rome. Room was super clean, new, spacious, had a coffee machine & even provided milk. Quiet,room cleaned every day, decent pillows & thoughtful touches such as biscuits & even Brioche & yoghurt for breakfast. Recommend a classic Roman bar on the corner of via Collina & via Flavia called Cento, very friendly staff, also the Gelateria diagonally opposite on via Collina.

Cleanliness & Interior: The property is beautiful, very clean, tidy, and feels relatively new. It is a very well-maintained and modern space. Professional Arrival: The arrival was seamless. The self check-in after midnight worked perfectly, and the host was very proactive, even checking in on us via WhatsApp to ensure we arrived without issues. Accommodating Staff: We asked if savory items could be added to the standard sweet breakfast, and they kindly provided ham and cheese every day at no extra cost. Polite Service: The staff is genuinely professional and polite. They didn't charge us for the minibar items we consumed (chips and juice worth approx. €3-4), which was likely a silent gesture of apology for the issues we faced later.

No Hot Water for 2 Days: For the last two nights of the stay, there was no hot water. While a boiler breakdown is an accident, guests should not have to pay full price for such a significant failure. Lack of Communication: The host was aware of the issue on Saturday, yet we were never notified. We only found out after returning from a long day of sightseeing, realizing the water was ice-cold. We had to reach out ourselves to get any information. Impractical Solution: We mentioned via message that a discount would be fair, but we were only offered a late check-out. While this allowed us to stay a bit longer than the usual 10:00 AM checkout, it was ultimately useless for the main problem. The water was only supposed to be fixed by noon, and since we had a flight to catch, we still had to leave the property before the issue was resolved. Value for Money: We paid nearly €250 per night for a functional room. We were charged the full amount despite lacking basic hygiene facilities for 50% of our stay. Being "nice" is not a substitute for hot water. A meaningful financial compensation or a covered taxi transfer to the airport would have been the correct way to handle this situation.
