About this cabin rental

Welcome to The Tequila Sunrise at Rio Escondido! This cozy yet modern Mexico-themed cabin is on the Nueces River in Montell, Texas. Wake up to a panoramic view out of the massive glass front. Enjoy a warm cup of coffee on the front or side deck or sitting area inside as you watch the spectacular sunrises over the hilltops. Enjoy your private and dedicated deck with a dipping pool(metal trough) for your uninterrupted pleasure. Enjoy the day in the sparkling crystal-clear waters of the Nueces River. Swim, snorkel, float, or fish, whichever you enjoy the most. Explore the river to find your perfect spot to enjoy the water and the sun. Grill dinner on the pit & enjoy sunset dining on the deck. Later, enjoy the fire pit while star gazing.

Tequila Sunrise is an open-concept tiny house that sleeps five in total. (4 adults max). The bed is king-size, with a futon sofa for the little one. It has one full bath with a walk-in shower. The second bedroom has a queen bed. The thoughtfully stocked kitchenette area includes a two-burner stovetop, a toaster, a coffee pot, a microwave, a small sink, and a mini refrigerator. There is a bar area where you can eat. There is a small refrigerator also located in the second bedroom.

Rio Escondido Properties is a multi-dwelling property that offers river access and a common area with a swing set, picnic table, and horseshoe pit.

You never know what wildlife you might see: whitetail deer, axis deer, raccoons, turkeys, armadillos, and more. Go for a walk around the property or on County Road 411. Go to County Road 412, turn right, go to the water crossing, and tube to Rio Escondido. It's a short but relaxing float.

Rio Escondido won't disappoint with its breathtaking views, crystal clear river, and a great place to unwind, enjoy and relax.

Other exploring places are a short drive or a day trip from Rio Escondido.

Renter Responsibilities

During your stay:
DO NOT BRING MORE PEOPLE THAN ARE ALLOWED IN YOUR UNIT OR THAT YOU SAID WAS COMING; they will be asked to leave! If you plan on having any day visitors, you must get prior approval through email or text; if prior authorization is not received, they will not be allowed. Only up to 4 visitors are allowed during your stay. Each visitor, no matter the age, will cost $25/person per day of visiting. Visiting hours are only from 8 am - 8 pm. We have the right to refuse or remove any visitors at any time!

To reduce visits by insects and rodents, please wipe up food spills and store food and trash properly. No parking on the grass. No ATVs and No Fireworks!

At the end of your stay, to avoid being charged!
*wipe up any spills(charge will vary)
*wash and put away all dishes and utensils(Charge $35)
*Empty refrigerator of any food items(charge will vary)
*Pick up any items dropped in the yard (ex: trash including cigarette butts, broken water balloons, bottles, cans and etc.)(charge $35)
*Put all trash in garbage cans(charge $35)
*Put all used towels in the laundry room
*Turn off all lights and all air conditioning and heaters.

We do not have satellite service, but there are smart TVs that you can use to log into your accounts and watch. Be sure to log off when you leave. The Wi-fi is Tequila Sunrise password is River4fun

We ask that if any damage or loss of property occurs during your stay, please report it to Nathan so that the item may be replaced or repaired. If you have any maintenance issues, don't hesitate to contact Nathan.

Bedding and towels are provided. Some toilet paper and paper towels will be provided. Bring your own hair and body supplies. We have a Keurig coffee pot that has both pods and a full pot; bring your coffee, pods, and filters if needed.

    This place is amazing! From the moment you arrive you see beautiful scenery, the river is walking distance from all the homes availabe on site. The property is very clean and well maintained. Our family agreed on coming back every summer!

    The property is quiet, clean and beautiful. The perfect getaway for couples and families. One thing to take note of the fridge in the cabins are mini fridges and there are no ovens.

    We were presumably some of the first people to stay in this brand new cabin and it did not disappoint. Everything was provided, from towels to real silverware, pots and pans, BBQ utensils, plates and cups.. basically just need to bring your swimsuits, bathing essentials and whatever food you plan on cooking. The river was beautiful and flowing, with a deep swimming hole directly in front of the property where dozens of tilapia, bass and a few catfish come to the surface to eat dinner around sunset. We enjoyed s'mores in the dip pool on the back porch, and grilled burgers and hotdogs on the provided grill. One suggestion for the property would be to make an area where a car or 2 could park closer to the river entrance, as lugging tubes and ice chests from the cabin to the river was a bit hot and tiresome. My only gripe is that after cleaning fees, taxes and insurance, my cabin ended up costing more than anticipated, and we were expected to thoroughly clean the cabin at time of departure, with a list of charges we would be required to pay if not cleaned to expectations- I believe something like $35 if any spill was left on a counter, $35 if any trash was left in the cabin, $35 if any food left in the fridge, etc. I agree with a cleaning fee, but it seems a little exorbitant if the guests are required to do the bulk of the cleanup. Not worth deducting any stars, as my stay, the cabin and the property were all lovely, but just something notable for management to consider.
