This is a very nice townhouse—spacious, comfortable, and well laid out. The manager/owner is very responsive and kind, as are the housekeeper and the staff who take care of the building and security; everyone was pleasant and helpful.
That said, the property is not a penthouse as described, and there is no swimming pool surrounding the house as shown in the first photo. There is, however, a lovely pool on the rooftop. The kitchen could be better equipped, particularly with larger bowls, pots, and basic utensils. Be prepared to purchase essentials at the supermarket, as we did not find even one bottled water (sink water is not potable) or sugar upon arrival.

The only thing that we did not like is the smell from the toilets in both rooms but I guess that’s a wider issue of the location

Essa casa é um sonho! A arquitetura moderna, cada detalhe é muito bonito. Foi a melhor experiência que eu poderia ter em Tulum. Um lugar espaçoso e luxuoso. Contratamos um private chef o que deixou a experiência ainda mais única.
