Location was great and the apartment was tastefully set out and decorated. The bed and shower were very appreciated.
Nong was lovely and very helpful when we spilt a cup of tea over the bed - thankyou.
Ours was on the top floor (two sets of stairs, one narrower and steeper than the other. The space was used to its potential, some quirky little corners, but the main issue for me at 6ft 4" were the diagonal beams and slopping ceiling in the kitchen, Quite challenging for my head, especially when yo don't expect it.
Parking on the street was a real issue.

The Location was perfect. Walking distance to the centre of Penzance, the shops, pubs, cafes, also walking distance to the Prom. The studio flat we stayed in was well equipped. Good Pillows and duvet and clean linen.
Sadly Our room, studio flat, was NOT clean at all, I had to go out and buy some cleaning products and I had to ask to use their hoover. I don't think the floor had been hoovered properly for a long time, there was thick clumps of hair all over the floor. We had to clean the kitchen sink and some cutlery as not clean. the bathroom was NOT clean including the floor and towel rail, thick dust. The bathroom light and extractor fan stopped working which we also reported straight away and was told to use the mirror light but that only had one out of the 2 bulbs working and no extractor fan. The throw on the bed was dirty too.

Good location with short walking distance to train station and promenade. Cooking station is reasonably equipped. Biscuits on bed is a nice touch. Court yard is lovely. Owners Eddie and Nong are very friendly. Finally it offers superb value

Everything. We left within the hour. It was not a 'Deluxe Apartment' (as described on the web site) but a 'studio'....something that was also alluded to, but when I checked was told it was an apartment. Whatever...it was tired, smelly and dirty and in no way deluxe. There was no 'kitchen' - it was all within a cupboard and among the contents was a dirty kettle, an above-head microwave, a hot plate nestled between a sink and the kettle. Oh, and a single, complimentary teabag. In essence it was a closet, with a few amenities in it. The 'seating area' was a couple of dirty armchairs parked at the end of the bed - must have also been 'the dining area' or perhaps that was 'the desk' over by one of the windows. There was no 'sofa' but there was a third, very old single bed. There was no 'private entrance'. There was no 'city view' but rather just the road outside. This 'private apartment in a building' was a large room within an old hotel of sorts, and actually a bedsit. Furthermore the bathroom was old and very cramped and the (seperate) toilet (with cobwebs and a watermark on the lino) likewise. Compared to other 'apartments' we have stayed at via Booking.com it was not value for money and of a poor standard. Finally, the image used on the booking page was not of the 'Deluxe Apartment'/'Deluxe Studio' that we discovered to our dismay on arrival.

The host was very friendly and helpful – definitely the best part of our stay.
The apartment itself, however, was much too small for three people. It might work for one or two, but with three you quickly learn the true meaning of “close quarters.” The wardrobe offered only a handful of hangers and no shelves, so most of our clothes enjoyed their holiday on the sofas.
The “kitchen” was more of a storage closet with a sink, a mini fridge, and a single hot plate. Only one person could fit inside at a time – which made cooking feel less like a shared activity and more like taking turns in a phone booth. There was a desk but no dining table, so we ended up balancing plates on chairs. Not the dining experience we had in mind, but creative at least.
Cleanliness was acceptable, though nothing remarkable. The biggest issue was the misleading photos on Booking: wide-angle shots made the apartment look much bigger than it is, and some pictures of kitchens clearly belonged to other units. Discovering that our “kitchen” was actually a cupboard was not the kind of surprise we were hoping for.

Very good location near the seafront and pubs/restaurants and takeaways (fish & chips). Also good location for Penlee House and town centre. Kitchen was well equipped for a short stay. The furnishings were appropriate for an old style apartment.
Accommodation was a bit difficult to find as it still went under its old name Estoril Hotel. The bathroom, kitchen and WC were quite compact (difficult to fit in anything bigger in a one room apartment). I found the accommodation fairly expensive. However, prices in Penzance were generally very high and I was pleased to find anything affordable.

The map they send you puts you at A solicitor’s place up the road. No one I asked knew where Penzance Studios was. Even taxi drivers had never heard of it. It’s actually called The Estoril Hotel and is further down the road from the map reference given. Took me 20 minutes to realise this and I was beginning to think I had booked a scam hotel. This was very unsettling after a long day of travelling at 5.30pm.
Check in was appalling. The PIN number for the lockbox was incorrect. They don’t answer the phone listed on booking. They don’t answer the locked door. There was a list of people to ring near the door. One number was incorrect and the one that answered didn’t even know he was on the list.
The narrow steep stairs

The room would have been totally inadequate for two people.

Tikes throughout the bathroom are cracked.
If you can’t find parking on the street (virtually impossible) then paid parking is up the road, round the corner, etc. in other words a mile away

My studio was at the top of the house so plenty of stairs. The small kitchen was effectively in a cupboard and up a step, compact and had everything I needed, but a bit awkward. The bathroom was dated, as was the whole apartment. It did serve the purpose, but felt like it needed some money spending to bring up to more modern standard.

The location is close to a supermarket, the town centre, the coast and a bus stop. The road is very quiet. The house is very cosy and the hosts keep the front garden in great shape!
The bed was too short for me (6' /185 cm) and as it had a footboard I couldn't stretch out.

Was fine for me, but older or those with walking difficulties will find the final set of stairs 'tricky' as very steep and confined. However, this was made very clear when booking, and is no issue for anyone normally able.

The term studio is misleading. It’s converted hotel room with a sink in a cupboard. The whole room is dated. The pillows are old and uncomfortable. The staff were very inflexible around check out, not even permitting an extra 30 minutes.

There’s was nothing that we liked
The room was not as described on the property advert/photographs. It was NOT A ROOM WITH A SEPARATE BEDROOM as we had supposedly upgraded to. It was certainly NOT A DELUXE APARTMENT, everything was extremely grubby, dirty and looked very old / antique, the curtains were hanging off the curtain rail, the walls were peeling in what was described as a dining area, and the floor underneath the main window was covered in dust and flaky paint. The room contained an old antique bed and a single bed near the window , the bath/shower room was extremely tight and small, as was the toilet area, both small rooms had tiles which had obviously just been painted over with cheap tile paint. We never got clean towels all week except for those left in the room on arrival, no tea towels in the kitchen area only J cloths. No one seemed to be available to rectify matters except we did complain to the host the first day, she just blamed booking.com for the situation. We never saw her again,even our telephone calls were not answered . All in all, a really bad experience, not worth the money even for the upgrade, would not give it any stars if we could.

The furniture was very old - 1950's ? the curtains were ancient, the bed linen was uncomfortable and two hot for summer and everything just looked and felt old and tiired and worn and frankly ready to throw out. We paid £135/night for this place (no breakfast) and were so disappointed by the standard of the room. The owners, Eddie and Nong, keep the place tidy and clean (although our room was never serviced in three days) and were helpful enough. Through this review I implore them to spend some money and refurbish their rooms. If you are charging top prices people expect better. Well located within a 5 minute walk of the promenade and (up the hill) a 5 minute walk to the town centre, the hotel is an old victorian buidling with a small well kept tiny garden with attractive summer flowers. Car parking was a problem. You can park on the street outside after 5 pm and before 9 am (if you can find a place) and the hotel has two small and hard to get into parking places. We struggled to find parking actually. Some things about the place are good. Our 'delux' appartment was in fact a large high ceilinged room with a double and a single bed, a tiny kichen area (with sink, microwave, hot plates and adequate crockery and cutlery - even some tea bags and a fridge) The toilet was in a tiny cubicle and the bathroom (with a bath) was also in a narrow windowless cubicle. The room had a coffee table, wardrobe, two easy chairs, a table for eating or working, a hair drier, good free wifi and a large screen TV.
It is rare that I write such critical reviews but the place is in serious need of some money to be spent. Until that happens I can write anything more positive.

Good location, quiet.
The accommodation is both hotel (Estoril) and studios (Sea View Studios): I had booked a studio, is not in a separate building, but two rooms in the hotel that have an additional converted wardrobe serving as "kitchen", with kettle, hotplate, sink and fridge. (I used none of it.)
Check-in is between 3pm and 8pm. I had written a personal email to give the time of arrival, and got a repeated and automated message about check-in time. Upon arrival, I rang the bell inside the building (door was open) at reception desk. I should clearly not have done that: a woman (I assume Nong, she did not say hello, or introduce herself, or show me the room) shooed me out back of the building to said key box (I had naively thought there would be a live check-in...) and demanded the last digits of my confirmation. I had one number on the booking, another on the confirmation, so I didn't know which one, and she eventually got the key for me. No further words were spoken. I did not see anyone during the following three days. No one said good bye, just like no-one had said hello. In a chain hotel you get better service, and a better deal. Why bother running a hotel if you don't want to have people stay? Too bad the stay was prepaid, otherwise I would have turned round on the doorstep. The first evening I saw guests also struggling with the key box, within check-in hours. (So it wasn't just me...)
The room (deluxe), or rather studio, was spacious, it was clean, the bed comfortable. The bathroom (separate toilet and bathroom) was minute, mould on the ceiling. The shower worked fine. The furniture is second-hand, not antique or old, and the room is cluttered (2 chairs, 2 armchairs, coffee table and dining table).
The TV did not work at all.
The internet seems to get switched off after 10pm. I had no network in the evenings, but it worked in the mornings.

Loved all the old furnishing from times gone by in this lovely clean apartment, with it's high old fashioned ceilings and drapes. Also loved the quirky mini kitchen that has all you need in a very well designed easy to use way that neatly is packed away behind 2 closet doors as if it was a walk-in-wardrobe - absolutely fabulous idea and works incredibly well. There are so many lovely places eat and things to do around the area that we ran out of time to do it all and expect we will be back and will stay here again. It is great that everything is walking distance from the apartment which is situated on a lovely quiet area, which was also really good too.
Cant think of anything negative or something that I did not like about our stay here - it was fantastic.

The property is in a quiet residential area so it was quite peaceful. The gulls are rather early risers though! The room was compact but perfectly adequate for our needs. There is even a sea view. The kitchenette was very small but again perfectly adequate. The shower in the en-suite was powerful.
