Beach Access: The home is conveniently located just a short 4-minute car ride or ten-minute bike ride to three of the island's best beaches: Driessen Beach, Burkes Beach, and Folly Field Beach.

Golf Cart Offer: Beach House Boutique offers 6-passenger electric golf carts that can be transformed into 4-passenger + cargo.
Golf carts can be parked at the public beach parking. You can also drive golf carts to nearby restaurants, bars, and grocery stores.

Ground Level: Enter the home through the front door where you will find a console table with storage for your essentials, you can also fit one car in the garage. There is also an elevator on the ground floor with access to all levels to help with your luggage, grocery, and grilling needs. Come back from a long day at the beach and use the outdoor shower to rinse off before heading to the back where you will be met with the soft marsh breeze and sea salt air as you overlook the private heated pool, 2 couches, basket swing chair and high-top bar with raised seating along with a 50” 4K smart TV on an extendable wall mount.

First Floor: Features a professionally appointed gourmet kitchen with upgraded stainless-steel appliances and convection Breville smart oven and air fryer. Quartz countertops and wide format grey plank flooring are appointed throughout this home along with an oversized island with 4 rotating and height-adjustable stools. The kitchen is fully equipped with all the cooking utensils, cookware, and essential amenities that you and your guests could need. The living and dining rooms are presented in an open floor plan concept and feature a 65” 4K smart TV mounted over a shiplap electronic fireplace, a chaise lounge L couch and matching oversized chair, marble coffee table, seating for 8 at the dining room table, and sliding glass doors that open out to the first-floor main deck to give you extraordinary panoramic views of the marsh.

The sweeping marsh views available from this home are not typical of the broader Hilton Head rental market and will undoubtedly provide you and your guests with unique and unforgettable memories of breathtaking sunrises (from your left) and sunsets (to your right) along with spectacular star gazing at night. On this 1st floor deck you can enjoy a cup of coffee or glass of wine on the L couch or Adirondack chair while watching egrets and blue herons fish for blue crabs as the coastal marsh tide comes in. On this floor there is also a trey ceiling king bedroom with a 50” 4K wall mounted smart TV and a full bathroom with a large glass enclosed fully tiled shower. All bedroom nightstands include built-in USB charging ports.

Second Floor: Your master suite features a luxurious oversized platform king bed with unobstructed marsh views through 9 feet of windows, a 50” 4K wall mounted smart TV and deep trey ceiling. Your master bath includes a double sink vanity with his-and-her mirrors and drawers along with a spacious fully tiled frameless glass shower. There are 2 additional bedrooms on this 2nd floor. The 2nd bedroom has a queen bed with a trey ceiling and 50” 4K wall mounted smart TV. The 3rd bedroom is a kids' dream bunk room with a pair of 2 twin over full bunks with 1 pull out trundle twin bed (to fit 5 in total) with a 50” 4K wall mounted smart TV. The kids' room is stocked with board and card games and puzzles, but more importantly – just outside the kids' bunk room – is a standup Pac-Man arcade game featuring 14 games to provide classic arcade excitement! The 2nd and 3rd bedrooms share a full-size bathroom complete with a tiled tub/shower combo. The laundry area is also on this level and includes commercial-grade front loading washer and dryer.

Included Supplies: Your property will come stocked with a STARTER set (you will need to buy more) of paper towels, toilet paper, dish detergent, laundry detergent, garbage bags.

CANCELLATION POLICY
To be eligible for a refund, you must cancel at minimum 60 days prior to check in.
In the event you, the Guest, needs to cancel your reservation and the reservation is applicable to a refund, the funds will be sent back to the you in the same manner they were received. All cancellations are subject to a $350 administrative fee. There are no exceptions.
Guests are encouraged to purchase Trip/Travel Insurance at the time of booking. This is offered through a 3rd party vendor. Beach House Boutique does not issue refunds due to acts of nature such as weather, road conditions, power outages, security, travel warnings or political unrest. *

Parking: 5 vehicles max | No parking on the street or on landscaping

Elevator: The residential elevators in our vacation homes are intended solely for use by individuals with disabilities. To ensure the safety of all guests, these elevators should not be used by children or for recreational purposes.
If you require access to the elevator during your stay, please request this in advance. While we strive to keep our elevators in working condition, we cannot guarantee their uninterrupted operation, error-free performance, or that any defects will be corrected promptly. Mechanical issues may arise that are beyond our control, and repairs can only be performed by specialized vendors.
In the event that the elevator is not operational during your stay, please understand that no compensation will be provided. Additionally, the presence of elevators in our homes does not alter the pricing; guests will not pay extra for this feature, and therefore, no discounts or compensation will be offered for a non-working elevator.

We loved our stay at this property! The house was great for our family trip of 7 people! We had plenty of room to spread out and plenty of space to be together. It had everything we needed for a comfortable stay. The back deck overlooking the marsh was great, especially at high tide! We loved the heated pool! It was a fun way to wind down at the end of each day after exploring the area. It was conveniently located a short drive from shops and restaurants. It was also a short 5 minute drive to the beach. The included beach chairs/ sand toys were great to have as well. We would stay here again if in the area!

Was able to check in early. Great communication with the property management company. space was spotless. At one point didn't have a stock pot for a boil and they had one brought over the very next morning. The only that put a little dent in our overall perfect stay was that the parking was very tight and required us to frequently rotate the cars in the drive. At one point while my husband was going to grab food down the road we backed one of the other cars out of the drive way on the side of the road. The neighbor claimed we were blocking her drive way but it wasn't. We offered to help her park her car. She threatened to call the police. She was very hostile. my only suggestion would be to update the number of cars that can park at the property so that there are no issues with the neighbors. but would recommend any property managed by this company! and the house was amazing.
