Escape to paradise in our newly renovated, 6th floor apartment aptly named `KASA Royal Palms` at Condado Del Mar Condominium, 1479 Ashford Avenue. With skyline views from the private balcony, this 2 bedroom, 2 bathroom apartment provides the perfect getaway for up to 4 guests. Located in the heart of Condado, this ocean front condominium is secured by a gated entrance, ensuring your privacy and safety during your stay.

Recently updated and filled with natural light, every detail in our apartment was chosen with your comfort in mind. The first bedroom boasts a queen bed and private bathroom, the second two twin beds and a private bathroom. Perfect for two couples or a small family. The fully equipped kitchen includes a refrigerator, 4 burner range with oven, microwave, toaster, coffee maker, and all necessary dishes and utensils. We provide all linens, towels, bathroom amenities, iron/ironing board, and hairdryer for your convenience. Plus, a washer/dryer is located in the kitchen closet for your use. And don`t forget to pack lightly - we provide beach towels and chairs for your days spent on the nearby beach.

When you`re not exploring the local area, take advantage of the streaming TV with access to all your favorite apps, or stay connected with high-speed WiFi throughout the apartment. We also include parking for one car in our underground garage.

Our apartment is ideally located in the heart of Condado, within walking distance to excellent restaurants, bars, CVS, Walgreens, liquor stores, and a 24/7 supermarket. With just a 15 minute drive from Luis Munoz International Airport and 10 minutes to Old San Juan, you can easily explore all the best that Puerto Rico has to offer. And if you need transportation, Uber and taxis are readily available in the area.

Condado Del Mar is currently undergoing an exterior renovation, but this should not affect your stay.

And don`t miss out on the nightlife – Condado`s casinos and trendy bars are sure to keep you entertained.

While public transportation in the area is limited, you can easily get around by Uber or taxi. And with many outdoor activities, like stand-up paddle boarding and yoga, as well as surfing schools, there`s always something fun to do in Condado.

We understand that weather can be a concern when traveling to a tropical island. In the event of a mandatory evacuation issued by the National Weather Service, we will refund any unused portion of your current stay or any reservations that are scheduled to start during the evacuation period. We cannot offer refunds for regular rain or tropical storms, but we are happy to work with you to reschedule your stay based on availability. Relax, enjoy your stay, and let us take care of the rest.
KASA House Rules and Policies:
Welcome to KASA! We’re excited to host you and want to ensure you have a fantastic stay. Here are a few important guidelines to help make your experience enjoyable and avoid any misunderstandings.

In order receive detailed self-check in instructions, the guest is required to upload a photo government ID of every guest staying at the property as well as phone number and email for each party.
The individual who makes the reservation must be the registered guest, be at least 25 years old. We kindly ask guests to use the property as a vacation rental, adhering to all applicable laws. Only the confirmed number of guests listed in the reservation are allowed in the unit. We kindly as our guests to maintain a peaceful environment, ensuring that noise or disturbances do not disturb nearby property owners. Any disruptive behavior in the unit or common areas may lead to the immediate eviction from the premises, and unfortunately, no refunds will be offered. Guests will also be responsible for any fines incurred due to inappropriate behavior while on the property.
Check-in is available any time after 3 PM, and we kindly ask that you check out by 11 AM. Special arrangements, if possible, may be made in advance by contacting KASA.
We want to maintain a peaceful environment, so parties or events are not permitted unless specifically approved in advance.
For the comfort of all our guests, smoking or vaping products are not allowed in the property. A fee of $500 will be incurred if this policy is not followed.

In the event that you misplace any items, please note the following fees:
$75 for lost keys
$50 for lost or damaged TV remote or AC/FAN remote
$60 for lost or damaged parking remote.
As your host during this short-term stay, we retain the right to cancel a reservation due to unforeseen circumstances. If that happens, we will strive to provide similar accommodation or offer a full refund or credit for a future visit.
Please be aware that our cancellation policy varies based on the booking. You can find the specific terms associated with your reservation on the booking platform used. Refunds will be credited back to the original payment method within ten business days.
If you`ve been approved to bring a pet, an additional $250 damage deposit will apply.
If you do not check in for your reservation, without prior notice, the entire cost of the stay will be charged, and no refunds will be issued.
Regarding utility outages, please note that if they occur due to circumstances beyond our control, we are unable to provide refunds or compensation unless the outage lasts more than 24 hours. In such cases, any compensation will be determined at the host`s discretion. For any issues related to Wi-Fi outages, we will do everything possible to have services restored by the provider, however, we regret that no refunds can be issued.
If guests leave personal items behind, we will make every reasonable effort to return them after contacting the guest. However, if these items remain unclaimed for 30 days, they will become the property of the host, who cannot be held responsible for their condition.
We also want to clarify that no refunds can be granted for shortened stays due to adverse weather, personal emergencies, or other commitments.
Please be aware that KASA cannot accept responsibility for any damages to vehicles parked on the property.
We understand that weather can be a concern when traveling to a tropical island. Our hurricane and storm policy are designed to be clear and fair. Refunds will only be issued if the National Weather Service declares a mandatory evacuation for our location. In such a case, we`ll refund the unused portion of your current booking, or any reservation scheduled to begin during the mandatory evacuation period, starting from the day the order is given. Unfortunately, we cannot offer refunds for regular rain or tropical storms, as these are part of the natural climate here. However, we`re happy to work with you to reschedule your cancelled vacation based on our availability.
LIABILITY WAIVER: KASA Vacation Rentals is not liable for any lost, stolen, or damaged personal items that belong to guests. This includes losses from natural events such as floods, storms, or other `Acts of Nature.` Additionally, for incidents like fire, water issues, power outages beyond our control, or disruptions caused by service providers, KASA cannot be held responsible for any additional costs or losses incurred by the guest.
To ensure a pleasant stay for all, it`s essential to adhere to these guidelines, along with property and public health regulations. Noncompliance may result in early termination of the reservation without a refund. Guests agree to cover any reasonable costs, including attorney fees, incurred by the owner in enforcing this agreement.

Loved the location. Beat hand pool was very nice. also, parking was great. Location to other beaches, and other tour activities. Check-in and out was very easy.

Peter, the property manager, was easily the highlight of staying here. He was responsive, courteous, and empathetic. While I really wanted to leave a 5 star review, I just couldn't justify it for this property. There were simply too many issues with the condo that required attention. Towel bars were either missing or hanging loose, switch and outlet plates either cracked or broken, bathroom exhaust vent that hadn't been cleaned in I don't know how long, there was plenty of cold water pressure, but the pressure on the hot water is so restricted that the flow is barely above a trickle, meaning any shower has to be luke warm at best. The location is great and access to the beach is convenient.

The Condado Del Mar building is in a great location and in its day was probably pretty high end. Now, however, the beach-facing facade of the building is literally peeling away and many unusable apartments on that side. Barriers around the pool and beach side of building are not shown in the photos. But pool itself is nice and you can’t beat the ready beach access. Apartment is as shown in photos and very clean. But hot water is intermittent and unpredictable. Can’t use balcony due to water collecting under the ac unit and would be too hot anyway. Bedroom ac units work but just barely. Host was responsive but can’t do anything about the infrastructure issues. If nightly cost better reflected these annoyances I’d have given 5 stars. But it’s not up to this rating at current price (at least for comparable places in May 2025).
