Location and host were good. Host or son were both readily available to answer questions. Both had great suggestions on where to eat. Great shower: Looks new. Coffee and tea in the room were great. Bottled water provided daily was nice.
Door to the mini fridge was off/difficult to open. Fridge temperataure didn't feel cold enough even when adjusted to the highest setting. Drawers, toilet seat and doors would slam shut/very loud. One of 2 wooden blinds/panels stuck/unable to close. A phone was in one of our drawers....don't know if it was suppose to be working or not. Hairdryer in bathroom was not working with another hairdryer in the drawer that was difficult to plug in due to the towel bar being in the way. A few updates and maintenance items would make this an excellent room to stay in.

Clean and cool in the hot weather! Very comfortable for the three of us and the air conditioner brought welcome relief. The communication with Luca before and during was exceptional. Fantastic location, we felt like we were in the beating heart of Rome. Luca gave us some wonderful recommendations on where to eat. We visit Rome annually and this was by far the best place we’ve ever stayed. We’ve found our forever base.
