Good size, good shower and toilet facilities.

A bit far from the train station.

Access using a code was easy and didn't require carrying keys around and people in the group could come and go without having to share keys. Number of bedrooms was great for our group of nine. A 7-11 store was very close, which we used quite a bit. Within walking distance (10-15 minute walking distance to restaurants, shopping and transportation (subways).

Stairs to the second floor was a bit narrow and very steep...not good for children or senior people (four of five bedrooms were upstairs). Kitchen supplies did not include spoons. Although, walking distance to restaurants, shopping and transport was just 10-15 minutes (for adults), we were there during mid-summer (July/August), which was very hot. This made walking a bit uncomfortable, especially with small children.

The location of the property could not have been more perfect: located between two 7-Eleven convenience stores, 6-8 minute walk from Shinjuku-Sanchome Station's C7 exit, 10 minute walk to and from Kabukicho, and plenty of restaurants and stores within a short walking distance from the property. I loved that there were 9 full sized beds, and two bathrooms, one upstairs and the other downstairs. Plenty of space for a large group to enjoy their stay in Tokyo with maximum comfortability. The abundance of AC units in each room gave us much needed respite from Japan's summer humidity and heat. Overall, I would rate this place a 9/10, and would stay here again in the future if I were to visit Japan with a large group.

We heard rats in the ceiling on several occasions, and in the family room, there were small bugs upon close inspection of the tatami mats. Some of the doors had loose handles that needed tightening with a screwdriver, and one of the rooms upstairs had a handle that could be locked from the outside only, which was a bit odd and somewhat comical. The stairs were narrow and steep, and the hand rail was a bit loose.

The hosts were extremely kind and easy to work with. We were meeting family and they kindly let our family check-in since they were arriving before us. The space was as promised -- plenty of bedrooms, several bathrooms, and a nice size kitchen with plenty of seating. There are two 7-11 convenience stores a few minutes walk away, which made breakfast easy and quick. There are several subway stations within a 5-10 minute walk, which made getting around the city very simple. There are also several nice local sights to include a park and shrine. We really enjoyed our stay!

I think there needs to be a little warning that the stairs to the 2nd floor are VERY steep -- this could be a problem for small children or the elderly. Luckily there was a bedroom on the 1st floor so my parents didn't have to use them, but it was definitely steeper than one would expect.
