Welcoming and friendly place to stay!

Great friendly staff, very accomodating. Welcome drink and access to drinks and snacks all day from the breakfast buffet. Large room, well kept and clean.

Gem of a spot, great family run place

This is a family run hotel and Fabio, the father of the family is super friendly and helpful. He recommended a delicious restaurant in town and even offered to drive us there. The pool was a great spot to cool off and read a book. The room was spacious and had everything you need. the price was great value for money. Unfortunately on our second day there my boyfriend got bitten by a snake going on a jog in the town. When we asked for the number of a cab to go to the hospital, Fabio's son, instead drove us there. Then Fabio insisted we call him later - no matter the time - to pick us up. In the end my boyfriend stayed at the hospital overnight but Fabio took me home, offered me some of his family's dinner and then drove me back the next day. This is truly above and beyond what you would expect from hotel staff as the hospital was a 30 min drive away. They were wonderful in a really difficult time for us.

We loved our stay. Fabio is the best!

Owner Fabio is a reason we dream to come back to Montefalco. He was so kind, so helpful at all times. We made couple of trips and he always made sure to provide us with the best insider tips. His photocopied black&white maps of all the nearby towns/villages served perfectly. He always took colorful markers and highlighted where to park, what to see, how to get there, where to eat etc. Sooo soo helpful. He also offered ride to the Montefalco center, but it is not that far. Very pleasant walk for few minutes and you are in this romantic centre. Room was big with wonderfull terrace where the air smelled so fresh from all the dense trees around. We also loved the breakfast, especialy the fresh croaissants brought there fresh from local bakery.

Everything was great, we loved our stay. Just do not expect it to be in the newest and modern condition.

Exceptional Italian hospitality in a peaceful location.

The family who own this property are wonderful. Extremely friendly and helpful, nothing was too much trouble. There is free water and juices and the freshly baked croissants for breakfast were delicious. We hope we have a chance to visit this charming hotel again.

Wonderful Montefalco!

Fabio, the owner, was just fabulous! He tried in every way to make our stay as comfortable and as enjoyable as it could possibly be. He was genuinely interested in us and what we wanted from our holiday. We had the choice of rooms on arrival and choose the bigger room with a smaller veranda. The hotel is a little "stuck in the 1980s" in its sense of decor but the room we had was enormous! Breakfast was included and well stocked.

The pool was set apart from the main hotel building and was a bit tired so we didn't make us of it. There is a fabulous deck on the rooftop which would make an excellent position for a future pool.

Amazing. Montefalco is definitely worth a visit for those who want amazing wine/food/scenery.

The owners/operators of this property were super nice/friendly/accommodating. Highly recommend staying here for the staff alone. Rooms are a bit dated - but given the value for the money and the way the owners bend over backward to help out - well worth it. The property is a short (when not in a MAJOR thunderstorm) walk from Monefalco. Well worth a visit - especially for those into big, tannic, very little known about and under appreciated red wine. The food in this area is to die for.

Plumbing fixtures. But - the rooms do have a bathtub - which is rare in Italy.

Fabio and family were the most amazing hosts and couldn't do enough to ensure we had an enjoyable stay. Lots of space and a fantastic view from the communal terrace.

Unfortunately we arrived a couple of weeks before the pool area was open (due to water issues for the whole area not just this hotel), but with local water parks this wasn't a problem.

The most memorable short stay, thanks to the charming, welcoming and generous hosts

The proprietor, Fabulous Fabio, and his wife were superb and delightful hosts. They attended meticulously to my every need,. They ensured I saw the best of beautiful Montefalco, and introduced me to the best restaurant on the square in this historic town. So I enjoyed a delicious gourmet supper, and the next day, after a comfortable and quiet night's sleep, and a good breakfast, I left Italy with very happy memories.

Large room, great pool/relaxation area. Close to the historic centre (5 min walk) and has free parking. Owners were super friendly and very helpful, made great recommendations on what to visit. Offered free coffee/tea and sodas during the stay!

Fabbio is a great host - offering good advice about anywhere you want to visit- nothing is too much trouble. Rooms are spacious. Location just 2-3 minutes drive from centre of Montefalco or about a 10 minutes easy walk.

A very atmospheric small hotel within walking distance of Montefalco town.

The owner/manager Fabio, was a wonderful host. We arrived late evening having driven from Rome airport, Fabio insisted on booking us into a restaurant in town and he drove us there -and back! He is a wonderful musician and singer and we had lots of fun. Thanks Fabio!

Musica e fascino

Struttura piena di fascino, atmosfera un po' retrò. Camere ampie, ben accessoriate, arredamenti non moderni ma bentenuti e funzionali. Fabio è un valore aggiunto: affabile e disponibile, le chiacchierate con lui sui luoghi da visitare e la musica sono tra i ricordi più belli della vacanza.

Ein absolutes No-Go!

Der Kontakt und der Empfang von Bryan war total lieb und informativ!Doch leider war das die schlimmste Unterkunft, die wir auf unserer Reise hatten! Die Bilder täuschen unheimlich! Das Hotel ist in einer guten Lage aber ausstattungstechnisch in den 70ern hängen geblieben! Ich vermute, dass noch nichts wirklich ausgetauscht worden ist! Die Empfangshalle und gleichzeitig auch der Raum zum frühstücken und snacken ist auch das Wohnzimmer der Betreiber! Der Teppich ist fleckig und Mega ungepflegt, was sich auf das ganze Hotel ausweitet! Wir haben ein Zimmer in der 3. Etage bekommen, warum auch immer es umgeändert wurde, denn ursprünglich stand eins in der ersten Etage vermerkt! Die Fahrt mit dem Fahrstuhl war spooky und angekommen im Zimmer fühlt man sich wie in einem schlechten Horrorfilm! Auf den ersten Blick wirkt es ok, aber Bad leimig, Wanzen im Raum und in den Vorhängen! Fenster unsichtbare Jalousien sind unten🙈Gruselig! Das Bett hatte frische Bettwäsche 👌, aber kein Matratzenschutz und ich bin mir sicher, es waren die ersten Matratzen, die in dem Hotel damals angeschafft wurden! Nach kurzem überlegen haben wir beschlossen, auszuchecken! Der Besitzer hat dies freundlich aufgenommen und uns noch versucht, ein anderes Zimmer anzubieten! Wir haben dankend abgelehnt! Im Frühstücksbereichu steht den ganzen Tag kostenlos sämtliche Kuchen und Kaffee zur Verfügung, obwohl fast überhaupt keine Gäste da sind! Keiner weiß, wie lange diese schon stehen! Für uns war es eine der schrecklichsten Erfahrungen und hat uns auch für die zukünftigen Buchungen neu geprägt! Bewertungen werden von nun an immer zuerst von der schlechtesten Rezession an gelesen!

Padrone di casa meraviglioso

È stata una bella sorpresa, pensavo che l'artista di Montefalco sarebbe stata Giorgione invece è il signor Fabio, padrone di casa. Bellissime chiacchierate infinite su musica, vinili, concerti e la storia del nostro paese dagli anni '60 in poi attraverso i suoni. Persona più unica che rara, siamo stati bene perché lui rende tutto magico e rende una vacanza un' esperienza. P. S. Lavoriamo io e la mia compagna nelle strutture ricettive da una vita. Molto professionale suo figlio Bryan. Tutti disponibilissimi a consigliarvi dove andare a mangiare e dove trovare ciò che cercate. Torneremo presto. Non vediamo l'ora.

Trascurato, sporco, vetusto e maleodorante

Il proprietario, il sig. Fabio, è molto ospitale e cerca di sopperire alle gravi carenze della struttura con estrema cortesia e dando il massimo che può. La varietà della proposta della colazione è buona ma i prodotti sono prevalentemente di bassa qualità.

La struttura è un grande hotel degli anni 60/70 riconvertito a bed and breakfast nella proposta dei servizi attuali, ma non funziona!!! La struttura è vecchia, in pessimo stato, non sono state eseguite ordinarie manutenzioni per cui ci sono gravi infiltrazioni nelle camere (piove dentro) e l'elettricità non è stata sempre garantita. L'igiene è pessima, la moquette e molto macchiata, le camere non sono sufficientemente pulite: durante il mio soggiorno (4 giorni) il bagno non è stato mai pulito, gli infissi e i balconi sono sporchi e in pessimo stato. Nella nostra camera (che ci è stata cambiata perché nella prima pioveva dentro) c'è stato un odore sgradevole persistente per tutta la durata del soggiorno. L'impressione è che lo scarso personale esegua lo stretto necessario per le pulizie e si limiti al cambio della biancheria da bagno e al rifacimento dei letti. La piscina è in pessime condizioni, poca acqua e in generale l'ambiente esterno è molto trascurato!! Le foto non corrispondono alla realtà! L'impressione è che la forza lavoro di cui dispone il gestore non è minimamente sufficiente a gestire in modo adeguato la struttura che richiederebbe solo per l'ordinaria manutenzione una decina di operatori fissi. Il nuovo mondo deve essere stato un bel posto negli anni 60/70 (anni della datazione dell'arredo e dei bagni) ma poi è davvero caduto in declino!! Si prova dispiacere, perché si capisce che Fabio vive per la sua attività e ci mette l'anima, ma la mancanza di regolare manutenzione, pulizia e personale fa della struttura un luogo imbarazzante, che ha messo a disagio me e la mia famiglia. Inoltre c'è una promiscuità di uso della sala colazione e divani che viene utilizzata dalla famiglia di Fabio, come fosse casa loro.

Il personale è accogliente e la posizione è buona ma decisamente inadatto al punteggio che gli è assegnato su booking.

Le camere erano decisamente sporche, il pavimento del bagno non è stato lavato, c’erano delle macchie per terra, le asciugamani macchiate, manopola del lavandino che ci rimane in mano perché consumata dal calcare, muffa sul soffitto, muri scrostati, tubetti di doccia schiuma usati nella doccia (non nostri ovviamente), capelli in giro. Anche su successivo sollecito il bagno non è stato pulito a fondo (le macchie sul pavimento sono rimaste a indicare che al massimo era stata passata un aspirapolvere ma non lavato), tubetto della doccia non nostro ancora lì e ci sono volute 24 ore per cambiare delle asciugamani macchiate… vetro della doccia macchiato, calcare ovunque in bagno, doccia scollata la guarnizione del piatto doccia e soffione decisamente sporco. Abbiamo scelto questa struttura per la piscina che tuttavia è risultata inagibile, riempita solo per metà (acqua di circa un metro) e ovviamente sporca, lettini rotti, zona decisamente trascurata. Come se non bastasse il buffet della colazione rimane sotto al sole h24, i cornetti che dicono prendere dal forno sono palesemente industriali, anche lì sedie sfoderate, macchie sulle tovaglie e atmosfera inquietante poiché affaccia direttamente sul salotto dei proprietari che noncuranti di essere guardati mangiano e guardano la tv in una zona pubblica, in condizioni decisamente poco igieniche.

Weekend relax di gruppo

Stuff molto cordiale, l'hotel gode di un'ottima posizione per visitare Montefalco e parcheggio ampio. La struttura è grande e accogliente. La colazione a buffet é maggiormente dolce ma offre una gran varietà di torte/ cereali/ yogurt e al check-in ti chiedono che tipo di cornetto preferisci per farlo arrivare fresco da forno la mattina seguente. Le camere molto spaziose e carine.

La struttura è un po' datata in alcuni arredamenti e la piscina un po' fredda e con qualche foglia e ramo in mezzo, ma nel complesso tutto molto bello!

Proprietari veramente gentili e disponibili. Buona colazione, bufet e bevande gratuite disponibili tutto il giorno. Piscina privata per svagarsi e rinfrescarsi. Ottima posizione a quattro passi dal paese. Camera con frigorifero, televisore, condizionatore e bidè. Ottimo rapporto qualità prezzo.
