About this villa rental
Half a mile to the sand in Jacksonville Beach: a 10-minute walk or a 3-minute bike ride. This remodeled 2-bedroom, 1.5-bath townhome has a fully fenced, pet-friendly backyard, a warm-water outdoor shower, a gas fire pit, and a full kit of beach gear, including bikes and helmets, chairs, umbrellas, boogie boards, a cooler, and a wagon to haul it all.
THE SPACE
• Downstairs: living room with a 65` 4K smart TV and a sleeper sofa. The kitchen has stone counters and stainless appliances, with a pass-through to the dining area. There`s also a half bath and a laundry room with a washer, dryer, and detergent.
• Upstairs: two queen bedrooms, each with a 4K smart TV (Netflix, Hulu, Prime Video, Disney+), and a full bathroom.
• Fully stocked kitchen: coffee maker, French press, grinder, toaster, blender, microwave, cookware, bakeware, dishes for 12, plus oil, spices, and condiments.
• Fast Wi-Fi (250+ Mbps), good for remote work.
• Outside: private fenced backyard with patio dining, a grill, and a gas fire pit.
• Outdoor shower (a guest favorite): warm water, enclosed on three sides with a door, and open to the sky. Perfect for rinsing off sand after the beach.
GOOD TO KNOW
• Sleeps 6 (city limit). Infants under 2 don`t count and are welcome. Baby gates are on the stairs, and local rental companies can deliver cribs and high chairs.
• Pets welcome: up to 2 dogs or cats, 25 lbs max each. A $100 pet fee applies per stay.
• Driveway parking for 3 cars, plus first-come street parking around the corner.
• Quiet residential street, so no parties or events. Cookouts and dinners outside are welcome.
• One exterior camera faces the driveway and records video and audio.
• Self check-in with a door code. Our local contact, Jacky, is nearby if anything comes up.
THE LOCATION
• Beach: a 10-minute walk. Expect sunrise coffee on the sand, a wide flat beach for walking, biking, and surfing, and the occasional dolphin.
• Walk to coffee on 3rd Ave, breakfast at Tulua Bistro (10 min), and Jax Beach restaurants, bars, the pier, and summer festivals without having to pay for parking.
• Publix, Whole Foods, Trader Joe`s, and Target are a few minutes away by car.
• Mayo Clinic is a 10–15 minute drive, which makes this a comfortable base for appointments and longer stays.
• TPC Sawgrass, home of THE PLAYERS, is about 20 minutes away.
• Nearby: Kathryn Abbey Hanna Park, Mayport (famous for fresh shrimp), Atlantic Beach, and Adventure Landing. St. Augustine and Amelia Island are each under an hour away.
• The free Beach Buggy electric shuttle (download the app) runs Thursday through Sunday evenings around the Beaches. You can also have a street-legal golf cart delivered.
Check-in 4 PM, check-out 11 AM. Hurricane season runs June through November, so we recommend cancel-for-any-reason travel insurance.

RATES Rates are quoted on a per night, per week, or per month basis as noted. Unless specified, check-in time is after 4:00 p.m., and checkout by 11:00 a.m. on the day of departure. Charges vary and are subject to change without notice. The property comes fully equipped with television(s), linens, dishes and utensils, soap, and paper goods.
CANCELLATION POLICY Guest can cancel a reservation up to 48 hours after booking with no penalty. If date of arrival is less than this at the time of booking cancellation is only available without penalty up to 4 pm day of arrival. Any cancellations after such time are not refundable. All funds paid to the date of cancellation will be retained as a cancellation fee.
CHECK-IN Upon receipt of full payment your Reservation Confirmation will be emailed to you. Your check-in information and instructions and access code to your unit will be messaged too you the day of arrival and will include your unique door access code. Check-In time is 4:00 pm. To request an early check-in, please call or email us as your earliest convenience, a few days prior to your arrival to see if we can accommodate your request.
CHECK-OUT Check-out is 11:00 am on the day of departure. Your entire party must vacate the property and lock up the unit by 11:00 am. Failure to check out on time may result in a $150 late fee. The Property will be inspected and cleaned upon your departure and the cleaning fee has been included in your total rental fee. Late check-outs after 11:00 am can be requested. Departures later than 2:00 pm will be charged a full day’s rate. If you would like a late check-out, please plan with us at least 24 hours before departure time. Late departures are subject to calendar availability and cannot be guaranteed.
CONDITION OF RENTAL The property shall be in the same condition upon departure as at check-in. Normal wear and tear are excepted. Owner or its agents may enter the property at reasonable times to make repairs or provide maid service. Guest may cook in areas specifically designated for cooking. Guest must immediately notify Owner or agent of fire or any damage to the property. Guest shall be liable for all acts of the family, invitees, employees, or other persons invited into the property. Guest may not sublet or assign this rental agreement. Guest shall abide by the House Rules of the Owner as provided to Guest. Guests shall not bring any pets onto the property without prior approval and payment of the $100 pet fee. Guest will not smoke indoors. No events or parties shall be allowed without prior consent. Additional charges may apply. No catering or outside live music permitted without prior consent; additional charges may apply. Guest understands that there are certain inherent risks to person and property located adjacent to the ocean , including the possibility of drowning. Guest acknowledges that the owner would not rent the property unless the Guest accepted this condition. Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in. If a renter is evicted by owner, agent, or law enforcement, you will not receive a refund of any kind. Although the property will be completely equipped for rental purposes, we cannot accept responsibility for aesthetic conflicts.
PROPERTY EQUIPMENT The property is equipped for basic vacation needs. Basic supplies such as soap and toilet paper and kitchen basics (salt, pepper, cooking spray etc. are provided by the owner. We will make every effort to make sure this is the case; however, this cannot be guaranteed. To be sure, please bring supplies with you. Grocery stores are very close if you need to get some immediately. The unit has a washer and dryer; they are there for your use throughout the duration of your stay and detergents etc are provided. Maintenance problems in Property will be handled in a timely and professional manner provided we are given notice of a problem. Please let us know immediately upon arrival of any issues with Property.
MAXIMUM OCCUPANCY This property has a maximum occupancy of 6 people. Take note of the maximum occupancy allowed in the property before making a reservation. The maximum occupancy includes all members in the party above the age of 24 months of age. By exceeding the maximum occupancy may incur additional fees and/or eviction without refund.
RENTAL RESTRICTION Primary renter must be 23 years of age or older. If we discover that renters are under the age of 23, they will be immediately evicted, and forfeit any rights to a refund. Primary renter present at check-in and throughout the stay.
DOORS, WINDOWS AND AIR CONDITIONING Please make sure all windows and exterior doors are locked when checking out of the property. Please make sure the air conditioning units are turned to 78 degrees when checking out of the property.
NO SMOKING Smoking and/or vaping is strictly prohibited inside the property. There are no exceptions. If there is evidence of smoking in the unit, you will be charged a $200 fee and/or asked to vacate the Property immediately without refund.
TRASH REMOVAL The property has curbside trash pickup, please place trash in the appropriate bins (regular and recycling) and take the bins to the curb by the mail box. After the trash has been picked up, please put the bins back to their original location behind the side gate. The trash pickup information can be found in your check-in documents located on the side of the refrigerator. There is another regular trash can behind the shed if needed.
GRILL AND FIRE PIT The property has a propane grill and fire pit available for use. Propane is provided for the BBQ and Fire Pit. Please contact, our local manager, Jacklyn, if the propane runs out during your stay and she will handle getting the tanks refilled for you. Upon arrival, please notify Jacklyn if there are any issues with the grill or fire pit. Please clean the grill after use to prevent excessive grease buildup which could start a fire. Please keep grill and fire pit covered when not in use to extend their life.
ADDITIONAL PROVISIONS We, or any agent representing us, may enter Property at any time in the event of emergency. In all other cases, we will use our best efforts to give 24-hour notice for normal maintenance.
PARKING Parking at the beach neighborhoods is very limited. The property has 3 parking spaces on the cement side of the driveway. Please to not park on the neighbors 1/2 of the driveway. Additional parking is available around on a first come, first serve, and cannot be guaranteed. All parking is at your own risk. Failure to obey posted parking restrictions may result in your vehicle being towed at your sole expense.
BOAT AND TRAILER PARKING Boat and trailer parking is prohibited without prior approval.

Overall, this is a great property in an excellent location. We have family in Jacksonville we visit about once per year. This is the first time we used a VRBO rental in Jax since we were staying for 2 weeks. After this trip I only want to stay in the Jax Beach area because it has everything close by and this property is very well located to enjoy it all. Minor issues were that the A/C system went out, but that was fixed within 24 hours and the host had a portable a/c on site so we didn't suffer much. Also, we had our 2 dogs with us and there was a constant stream of cats visiting the yard, so that added some stress to the trip. Overall the house is great with only a few maintenance items noted. I would recommend this house for other travelers and would definitely stay here again.

Great location, close to the beach and shopping area. Very easy to find. Clean home equipped with everything you need. Beds were comfortable. Fenced in back area for pets. I would not suggest leaving out pet food for more than 15 minutes due to ants. I lived in Jacksonville for many years and can tell you that ants are pretty much everywhere you go. I did notice there were ant baits provided in the home to help with this which was nice.

This small, cute, townhouse was great for a small family or for a couple. The property owners/manager needs to do a better job of yard maintenance and cleaning-up junk in the yard. Also, there is a colony of feral cats that live next door, so if you have a dog, there could be issues.
