The view, cleanness, the ambience. Overall it's a good property to stay.

Must provide 2 access (lift access) cards. It's difficult for someone sleeping upstairs and has to come all the way down to receive the roommates.

We stayed seven nights in the two-bedroom front sea view apartment at The Base, and what I appreciated most was that it felt genuinely “lived-in” rather than like a typical hotel room. The front sea view is exactly what it says it is. From the sofa you’re facing Pattaya Bay directly – no leaning sideways, no looking between buildings. Most evenings we ended up sitting on the balcony with a drink, watching the boats and the colour of the water shift as the sun went down. It became a routine we didn’t expect to enjoy this much. Inside, the apartment layout is simple but practical: two bedrooms and one bathroom. We were four adults, and while you naturally coordinate bathroom time in the morning, it never felt inconvenient. The living room has a sofa bed, which adds flexibility. The fridge is a proper full-size one, which is rare in hotels; we stocked it with fruit, cold drinks and a couple of things from the supermarket next door. The kitchen is basic but genuinely useful. We cooked breakfast most days. The induction hob warms up fast, and the microwave is strong enough for quick meals. The cookware isn’t meant for gourmet cooking, but for simple food it’s perfectly fine. A detail we really liked was how cleaning works. Every day the staff messaged to ask whether we wanted service. No unexpected knocks on the door, no entering the apartment when you’re out. We asked for towel replacements and rubbish removal on most days, and that was straightforward. The facilities were better than expected for a serviced apartment. There are two pools: one on the 31st floor with an infinity-style edge and open views, and another pool with shade, which we preferred during midday sun. The gym is small but surprisingly functional – treadmill, free weights and a few machines. Enough for a proper workout. Location is unbeatable. Two minutes to the beach, and Central Festival is literally next door.

The property has a beautiful sea-front view and is in a quiet location despite being in a busy area. The owner was very attentive and sent daily messages to check on cleaning and to see if we needed any assistance. Overall, a comfortable and pleasant stay.

Forever, four lamps that did not work in our suite, the shower light was burnt out, so we showered in the dark, there was hand soap that was mixed and highly diluted with water. Would have been nice to have some actual pump hand soap, that was sick and not diluted. The walls had not been cleaned and taken care of, you could tell the place need some work. There was a really scary negative energy picture on the wall so I had to take it down and put it outside on the patio facing the wall.
