Russel and Nicky made us feel very welcome and at home , the breakfast are amazing and worth a revisit alone !
The room was clean and tidy , the en-suite was spacious and the views from our windows over the river were great . We had bedroom
3 and the river runs directly outside and the sounds and views of the river are very relaxing . We would highly recommend to anyone wanting a lovely quiet peaceful break with lovely walks right on your doorstep.. we will be back for sure

This is a beautiful period building set back overlooking the river. It was quiet and peaceful, and the breakfast is fabulous. The rooms are cosy and clean and you get a good nights sleep.
Easy walking distance into Lynmouth and the cliff railway. We didn't use the car at all. Valley of the rocks is a woodland / coastal path walk away (steep) but fine for anyone able to do it. We loved our stay.
