I am extremely disappointed with our stay at Regal Kowloon Hotel. We booked this hotel based on the 4-star presentation and photographs shown on Agoda, expecting a clean and properly maintained hotel. What we actually experienced was completely different. From the moment we arrived, the experience was unacceptable. We checked in at around 3pm but had to wait over two hours before receiving our room keys. The first room had serious cleanliness and maintenance problems, including black mould, heavy grime, dirty bathroom fittings, stained surfaces, dirty telephones, a dirty hairdryer, marked furniture and generally poor housekeeping. We raised our concerns directly with the hotel on our first night. We were initially told the hotel was fully booked and that there were no spare rooms. We were subsequently moved three times. The most shocking part is that each replacement room had further problems. The third room, which was supposedly an “upgraded” room, still had a cracked sink, significant grime, black mould around the shower door, heavy grime around the bath plug area, a stained shower floor and heavily marked shower glass. The shower also did not drain properly, leaving us standing in a puddle of water. I have photographs documenting these conditions. We also experienced serious noise disturbances. The lift noise was so loud that we could repeatedly hear it through the wall whenever the lift stopped at our floor and below. Hotel staff came to the room and confirmed that the noise was coming from the lift. On another occasion, we were woken by extremely loud drilling. Hotel management subsequently came to our room and confirmed that the noise was caused by maintenances works. So after being moved three times, we were still dealing with serious cleanliness, maintenance and noise problems. What makes this even more concerning is the difference between the photographs advertised on Agoda and the actual condition of the rooms. The Agoda photographs show a clean, bright and well-maintained Superior Room. That is what we relied upon when making our booking. The rooms we were actually given were nowhere close to that standard. The hotel manager also told us that the hotel itself does not list the property as a 4-star hotel and that the 4-star classification is shown by Agoda. This was extremely concerning and left us feeling seriously misled about the standard we were booking. This is not a complaint about one dirty room or one minor maintenance issue. We were moved three times and encountered problems in every room. That strongly suggests a wider problem with the condition and maintenance of the hotel. We are remaining at the hotel because relocating our family across our three separate bookings is not reasonably practical. That should not be mistaken for satisfaction or acceptance of the condition. For a hotel being presented to customers as 4-star accommodation, the condition we experienced is completely unacceptable. I would not recommend this hotel based on our experience, and I strongly advise anyone booking through Agoda to look very carefully at recent photographs and reviews rather than relying solely on the photographs and star rating displayed on the booking site.

I will not recommend or come back stay this hotel any more. First night when enter to the room got a smell like nobody stay before although it gone a short while. My room at 14 floor but is right to the end at the corner, I ask to change but need to top up HK$1000+ is not worth it.
