About this cottage rental

Waterside is one of 6 cottages within a large converted 1700s stable building set among beautiful scenery with ample farmland & woodland walks. Take advantage of the peace & quiet relaxing in our gardens, taking in the scenery. Or go exploring around our grounds, enjoy the duck pond & see the wonderful wildlife. Children will enjoy the games barn (open all year, wrap up in the winter) with a pool table, Air hockey. table tennis & toys to enjoy. There are swings & climbing frames around the grounds.
Located across the farm (a 2 minute drive or 10 minute walk) at the north end is our outdoor heated swimming pool & Grass tennis court (open from May to the end of September). We operate a booking system for those that would like a private swim and there is also a free swim session where all guests can use the pool at the same time. On the opposite side of the farm there is our hard tennis court which is open all year round.

All of our family stayed in the Spixworth Cottages for our wedding which we had in the barns. My family who stayed in the waterside said it was very clean and tidy, set out well with everything you needed. A nice touch was added on arrival with all condiments for our stay.

Absolutely perfect, the cottage was spacious, but cosy, and had everything in there you needed. The surroundings were stunning. We used the tennis courts on a couple of occasions, games room was ideal and only a short walk from the cottage. Highly recommend a stay here

We loved the cottage and the farm but especially the pool. We had the best weather and the freedom for the children was great. They could walk to the play barn and park and were safe. There were great views across the fields and lovely woodland walks. Loved the pool as was always warm and in a lovely sun trapped spot. Good value for money and nice places to visit nearby.

As always, a pleasure from start to finish. Easy and friendly booking process, clean and welcoming cottage and a beautiful sanctuary in which to relax - or, in the case of our children, to hang out in the games rooms! The team do a fab job of balancing dog-friendliness with the needs of other guests and horse owners, and it is easy to mix with those staying in other cottages or equally to have privacy. We stupidly left our bike helmets, but the team found them and returned them to us - so helpful and kind. Thank you all - we will be back!

Just back from a wonderful NYE break with friends. We could not fault anything and loved the location and beautiful setting. During walks around the grounds you are always sure to see deer, and the games rooms are a huge hit!! We will certainly be back.

Spixworth Hall Cottages is such a wonderful place, we have returned 3 times now. The grandkids especially love the games barn and the freedom we can give them in this location to go independently (they are aged 13, 12 and 8) but they also love to challenge us to a game of pool or air hockey (they always win of course!) This venue is ideal for visits to family in Norwich and the treat of going to 'Roys of Wroxham'! Highly recommend Spixworth Hall Cottages!

My family and I chose to stay here to celebrate my birthday, having previously enjoyed a wonderful experience in Gaffers Cottage for my uncle’s 50th. This time, we opted for a slightly smaller cottage, as our group was a bit more intimate. I wholeheartedly recommend this retreat to anyone; the owners, who have known my family for years, are truly kind and genuine people. The setting is breathtaking, and each cottage is beautifully appointed. We look forward to returning for future stays.

I stayed at Spixworth Hall cottages last year with my family. We had some a great time - it's in a very idyllic spot, the owners are super friendly and there are good facilities on site for families with kids. I needed somewhere to stay at short notice when I had a couple of weekends away in Norfolk so I contacted Kim to ask if they had any rooms, and she very kindly accommodated us. The cottage was spotless and comfortable. Don't hesitate to book this place.

We had a wonderful time here. We actually rented both the granary and waterside as we had a big family gathering and needed to fit us all in, which they did with great comfort! the beds and sofas and everything was comfortable. Each kitchen had everything you would need for whipping up a culinary delight or even a BBQ! There were lovely touches like milk in the fridge and some yummy biscuits. Both Jack and Kim helped us when we needed something and checked in with us over the weekend as they where around about. The new games room is brilliant fun and as we had both young and old in our group the games rooms served as all well. All the facility’s are perfect for all those ages too, from dart boards to playgrounds and not too mention the epic swimming pool we would come here again and again!

We booked both Waterside and Granary Cottages to celebrate a family birthday. It worked incredibly well for both adults and children (ages 17 - 7). The games barn and outdoor pool were a real bonus keeping everyone entertained. Enjoyable walks around the grounds too. Check in was straight forward. Comfortable beds and good quality bed linen. Well stocked kitchen utensils and pots/pans.

This is our third stay in spixworth cottages. They are allways clean , and comfortable. The play barn and swings are amazing, especially if it is raining ! Location is perfect for bewilderwood, norfolk alpacas, canoeing, tubing and many more activities. The owners are are very pleasant and allways available to help.

A fabulous location down a gated farm track to a beautifully appointed converted coach house. A perfect setting for relaxing amid the countryside and within easy distance of Oxnead Hall where we attended a wedding. Friendly hosts. Would highly recommend.

Part of me doesn’t want to post a review because if everyone knew how lovely this place is we would never be able to book again! Idyllic, peaceful, comfortable cottage with everything we could need. The games room was a particular hit with the children! A warm, personal welcome was a nice touch and we enjoyed being able to wander around such lovely grounds/fields. Brilliant place to stay. Well off any roads on its own private drive so nice and quiet. Cottage was spacious and very comfortable with views of surrounding fields and the pond. Deer were in the fields in the evenings and lots of birds. Cottage has everything you need for your stay. We particularly like the walks on site through fields and woods. There is an excellent hard tennis court set in beautiful gardens and a small outdoor swimming pool also set in gardens in a peaceful location which we enjoyed on one of the last warm summer days. On a wet day there are indoor table tennis and snooker tables too. This was our third stay all in different cottages and won't be our last.

We enjoyed a lovely week staying in waterside cottage. Spacious and full of character. Sheelah and Jack are very helpful and try hard to meet their guests needs. We swam daily in the heated pool in pre-bookable slots so we had the pool to ourselves which was a joy. We visited Wroxham, Gt Yarmouth, Norwich and the coast as nothing is far away-superb location. The local pubs are good, especially The Black Swam. Brilliant outdoor timber play area but the games room could do with some newer equipment and signs to encourage families to respect equipment and leave the space tidy! I lived in the local area for over 30 years before moving to Australia and never knew this hidden gem existed. What a beautiful, secluded, peaceful and safe place to be based at. Waterside cottage had loads of character in keeping with the entire building but is very comfortable, clean and had everything we needed for a home from home. The kitchen is modern and well equipped, the bedrooms are spacious with comfortable beds and having a bathroom on each floor certainly made things easy for our family to get organised each morning. The gardens and surrounding area is full of wildlife and our 2 year old granddaughter could not get enough of the freedom to run around exploring. Sheila and Jack are very warm and welcoming and are happy to help wherever possible. I wish I could write a bad review so it’s not booked next time we visit lol. 10/10 the website does not do the cottages justice and we definitely won’t have to go searching where to stay next visit back home.

Hi, we have rented the cottage for a weekend and the place is magical. We have got a three-storey cottage but we were only 4 of us including two children under five and we enjoyed the space, the cosy atmosphere, the stove. The kitchen was very well equipped. Everything was clean and sanitised. The waterside cottage is facing a lovely pound and there is a garden you can enjoy to relax. You can see horses in stables and take walks in the big property. It is easy to reach and we will definitely come back with friends. We could not enjoy the pool or the other facilities due to covid restrictions still in place. They gave us a discounted rate, the only shame is that we could not enjoy the weekend package in full as we had to go back home on Sunday night to be ready for school/work, hence the value for money rate. Overall a stunning place to stay.

Have stayed in this cottage before, and also in a different one. Hoping for many more visits. All the cottages are gorgeous, although seem spartan at the moment due to covid. Usually made comfortable with cushions,books and games. Everything that you need is provided plus a welcome pack of cookies and hot drink equipment. Great for people with disabilities. Brilliant location for outings, or stay within the grounds. The pool was warm enough to enjoy. Surroundings as good as the photos. The hosts are extremely friendly and helpful. Would totally recommend

Been before many times so know exactly what to expect, clean, comfortable cottage right on the doorstep of the farm for dog walks and good access to the Broads by car. Sheila could not be more helpful and attentive during our stay. The layout of the cottage, being open plan downstairs, really helped with keeping the family together over Christmas, no-one out in the kitchen away from the others! The beds were very comfy and the rooms warm. We have been many times, but only ever in the summer before, however, this was a really lovely venue for our family Christmas.
