The location is PERFECT. It’s right next to the main street, a motorbike rental and 7Eleven. We also liked that we had a house on our own and the property was very clean and felt like a green oasis. They also have a scooter parking area. In addition, we arrived two hours prior to check in but could check in earlier which was amazing. The owners are also very kind, letting us leave your bags at the hotel for the whole day.
We found the colour of the light a bit cold but that’s a personal preference.

the bed was comfortable compared to some places in Thailand. the location is perfect if staying in Pai, close to everything that you can walk. wifi was good. if you’re looking for a cheap basic place in Pai, this is adequate.
the room was a bit like a prison cell, poorly decorated to be honest, could do with a lick of paint. the shower didn’t have hot water until we asked the staff to fix it. the bathroom was a wet room so got soaked and there were gaps in the wall that were filled in with tissue! no one there on reception at any time during our one night stay.
