The place was very comfortable. It is clean and close the river. Also the owner Mr. Suren is a very nice and cooperative man. His assistant Mr Arman is kind man and helpful. If I came to Arminia again for sure I will take this villa.

the owner was very helpful in arranging transportation for us to the city and other places. He could speak english very well.
There was good heating fans in each room.
The villa was in poor condition and was falling apart. The beds, table tennis, and billiard table were all unusable. The hot water was a major issue; after hours of the boiler running, there was only a small amount, not even enough to fill half of the bathtub. The tub itself was dirty and we had to clean it, along with many other issues we had with it. Additionally, many of the lights and electrical sockets didn't work, and we couldn't find a path to the river.
