Lovely friendly hosts. Giving advise on the local area and lots of useful information available to read too 👍
Breakfast was a little overcooked and toast crunchy as the bread was too thin but everything was available to suit our needs Fan helped in our room to keep us cool. And fridge too for our water 👍

Very nice guest house, walkable to the town centre and sea front, but tucked away with a lovely garden. We had a very generous cooked breakfast every day which we enjoyed. Hostess was very friendly. Semi tame fox family in the grounds.

Breakfast was a very good 'Full English', and the Dining area a conservatory that looks out onto an enclosed garden, teaming with wildlife. The bed was comfortable and we slept well. Our hosts were extremely friendly. Iain is a mind of information when it comes to where to go and what to see. Would thoroughly recommend 'La Bella Vista', Italian restaurant in St. Leonards.
Bathroom was a little cramped, but in all honesty there's no practical way to get round that.
