We had paid and booked for a sea view apartment but to our surprise wr were not given the allocated apartment but a city view one and we were very unhappy about it and informed them accordingly

Over all, never ever come back to rent in amwaj #4 through happy season company

It was the worst experience I have ever had during my trips to Dubai. We booked the property in Amwaj 4, apartment #2006, managed by Happy Season Company, specifically for a sea view as shown in the pictures on Booking.com; however, upon arrival, there was no sea view at all. The bed sheets were very old and heavily used, and the furniture was dirty, with many white and black stains on the sofa. We also found cockroaches in the apartment. When we complained to the property, they only sent us Raid cockroach spray after a long wait, and during our communication they were focused mainly on money and payment rather than solving the problem. The worst part was the constant noise, which ruined our vacation, especially considering the amount of time and money we had invested in planning this trip. I would like to thank Booking customer service for respecting my complaint and demonstrating their time helping to solve this issue.

Roaches. House full of roaches.

Roaches. I lost count of how many roaches we found, the house was not properly cleaned, the building had a urine smell, the main bedroom was smelling awfully... All the toilet flushes didn't work properly. the house didn't have enough amenities, for an air bnb it lacked a lot of things. The only 5 towels we had for 4 people were rough and super old. Also I sent messages regarding the roache problem and had 0 response. Disgusting.

It was spacious apartment in a great location. Accessible to transportation.

Though all utilities were available, basic things like washing machine power, sugar and salt were missing. As we were on holiday, we don't pack them. If these were available, it would have been all stars.

Great location

Absolutely unacceptable experience – not worth the money I stayed at this property from May 6 to May 12, 2025, and it was one of the worst accommodation experiences I’ve had in Dubai. From day one, I reported that the toilet in the master bedroom wasn’t working — the water pressure was too low to flush, and the bidet was broken. Despite notifying management, no one fixed it during my entire stay. The worst part happened on the night of May 10: ALL elevators in the building were down. I returned around 1:30 a.m. and was forced to wait in the lobby until 5:37 a.m. — exhausted, hungry, and without access to food or water. I had a critical meeting the next morning at 8 a.m., completely sleep-deprived. When I contacted the manager via WhatsApp, they told me to take the stairs to the 35th floor — an absurd and insulting suggestion. For a stay that cost over €943 for six nights, I expected at least the most basic services. This was completely unprofessional, poorly managed, and frankly shameful for a property in Dubai. The lack of response, support, and accountability was shocking. Avoid this place. It ruined the last days of my trip. I strongly advise others to look elsewhere.

Close to JBR and the marina, fantastic views of the beach, very spacious.

Check in time was after 3pm, our flight from the UK landed at Dubai at 9am, after speaking with Happy Season we managed to leave our bags by the property

Amaizing stay!

Everything was great! Apartment was very clean and big with modern furniture. Perfect location, close to all facilities. The well equipped kitchen and providing dishwashing, soap and sponge was very simple yet useful and thoughtful. The staff was very friendly and helpful any time. Would recommend 100%.

Overall it was good, it was in a good location near the beach and around a lot of restaurants.

- lack of cleaning supplies: there was no brush, dustpan, black bags or surface cleaning supplies. As this is an apartment I would have expected these basic necessities. I had to keep requesting items when I realised the apartment did not have them. - certain aspects did feel outdated.

The property was old. The paint in the bathroom kitchen and bedrooms were peeling off the floors. Noise room with traffic blowing there horns. Netflix wasn’t working properly and wifi was shocking. Didn’t look like the pictures. It was extremely hard for Uber or taxi to find no one knew where it was.
