Good size rooms
Lots of little things that detract from a great apartment e.g 1 toilet roll for 4 people, one hand towel and one tea towel for 3 days, no oven gloves, blunt knives (mentioned over and over by previous guests too) etc…
I found the constant messaging about breakages, extra costs for extended checkouts etc. not to my liking but could just be me.

Fantastic location with amazing views out onto beach. Everything within walking distance. The Sun even made an appearance 😀
The main bed was quite uncomfortable and too soft for my liking. Booking.com states no WIFI. Host left login details which we were unable to connect. Too much to see and do to worry about that. 10am check out seems a little early.

Location
Did not realise that there would be 60 stairs to one of the properties, and 40 to another. Also kitchens didn't have same things available - eg no oven gloves in one, no dish washing sponge, only one tiny cloth, overall not happy with kitchens, and 3rd property fuse had gone on our arrival (it was very dark) and the fridge STANK as was full of mouldy food.

The mattress in the main bedroom desperately needs replacing, it sags badly in the middle. Needs more attention to detail with cleaning - blinds and some surfaces were quite dusty and some cobwebs in corners and on the coving.

Great situation overlooking the sea and close to the centre. Very well kept.
Bit of a slog to the fourth floor, especially carrying luggage, and particularly as only 1 key provided for 4 people. If individuals/couples went out separately, someone had to walk up and down 4 floors to let them in on their return. There definitely should be at least 1 key per couple or an intercom-access facility.

The Lookout, 39 Marine Parade, Saltburn, is a smart, stylish apartment with wonderful views over the sea and sands of Saltburn. The stairs (57 at my count) were a bit of a challenge but kept us fit. It would have been five stars without question but for the absolutely horrible mattress in the back bedroom.
Absolutely horrible mattress in the back bedroom, fit only for the tip. Awful for sleep and backache inducing. The front bedroom is fine. Other than that – lovely.

Very dirty when we arrived! Damp, white flakes of paint on the floor coming off the damp. Smells of damp, not good if you have any chest problems. Apartment needs a good clean, not sure what the cleaners actually did. Fridge was disgusting. Cutlery had dried food on everything! Main bedroom at the back, was covered in cobwebs and spiders, especially behind the head board. Looked liked it hadn’t been hoovered for years! Hairs in beds, towels black marks and bugs on! Entrance not clean. Hoover really smells when I had to use it. No WiFi! Shame because the apartment is nice and big. Needs another toilet.

The apartment was spacious and airy. Comfortable beds and all-round good quality furniture and fittings.

Many steps. Freezer section in fridge needed defrosting. Knives (bread, paring etc.) so blunt they were almost useless - wouldn’t cut through mushrooms! However, these were minor issues that didn’t distract from the overall enjoyment of the property.

Excellent sea views. A spacious and comfortable apartment. Excellent shower! Good heating and easy to use! Peaceful. Easy parking outside the premises on a quiet esplanade. (Can be busy at peak times)

The location was great, right on the front and a quick walk down some steps to the far end of the beach. Only a short walk into the town. The property was a great size with comfortable beds. The kitchen/living area was lovely and spacious.
There were a few things missing that would have been useful such as oven gloves, chopping board and instructions for the TV, Oven and Coffee Machine.
Regarding cleanliness, it was mostly really good but there were quite a few cobwebs in the entrance hall and main bedroom and we kept finding wood lice and daddy long legs throughout the property.
Lastly, there are lots of flies at the entrance, surrounding the door and as you enter the property, they fly in.
We asked for a later checkout due to our car breaking down and not having a vehicle at the time of checkout but were told that ‘due to advanced cleaning practices and schedules the properties are allocated the full time in between reservations to carry out the changeover to a high standard and therefore we would be unable to certify a late check out’
Check out is 10am and Check in is 4pm so I would expect in this time frame that the entrance could be cleaned and rid of flies. A fly zapper in that area would also be useful as it is clearly an ongoing problem.
At a cost of £388 for a two night stay, it’s quite expensive to say you only have the property for less than 48 hours and with the issues mentioned above .

Location was perfect, view to seafront from livingroom and bedroom were amazing.
Kitchen and livingroom very modern ,nice layout and was ok for toddler too ,maybe too many ornaments but we moved them out of way.
It wasn't clean and with check in being 4pm and check out at 10am not sure how in 6h property can't be cleaned to a great standard.
Cobwebs in bedroom , hallway and livingroom. Stains on carpets and burnt stain from iron as well. I understand it can't be cleaned but nothing mentioned on pictures or description so be careful with the damage waiver that they don't think you did it. Oven was absolutely disgusting, not cleaned for months I would say and we stayed away from it too. Mattress in bigger bedroom was absolutely awful , sinking like sleeping on water bed!
Paid damage waiver £250 and said it will be paid back 14 days after check out. We checked out on 1st April and today is 3rd May and still no sign of money. It has caused me so much stress , getting in touch via email and no actual reply just saying they checking , rang no answer and left voicemail and no answer to that either.

Stairs to top property. I didn’t look at the description properly, so my own fault. My husband struggled with the 6 flights (70 stairs) to the top property named ‘The Lookout’, but didn’t spoil our mini-break.

Great apartment right on the sea front.
Very comfortable sofa & bed.
The only very minor was the apartment door sticking so had to be slammed shut on the way out so not ideal for the other guests when I was popping out for a smoke at night.
Other than that minor issue it had everything we needed for a great stay. Would definitely book again!!!

The location and view from the apartment was unbeatable! Nicely decorated and spacious. Perfect to spend a special birthday long weekend! We thoroughly enjoyed our stay.
We were only left 1 toilet roll for 5 days, 3x people. On ringing the number to ask for more to be provided, we left a voicemail and had no response. There was also no handsoap in the kitchen, no kitchen hand towel or kitchen roll. One of the apartments had no hand towels at all. It slightly ruined the first impressions of an otherwise ideal apartment. If you think to take these things yourself, you won’t be disappointed by a fantastic stay.

Location was good for beach and town centre
Bed was too small there’s enough room for king size bed in the main room.
The mattress was very soft. I’m not very comfortable, when you turn over your partner will turn over due to the bed bouncing
The bathroom sink needs to be smaller so that you can access the toilet correctly and this is why the toilet seat is on an angle.
I am 6 foot and it was very hard to get my legs in .
It was very noisy from the apartment above on the Saturday night early hours of the morning, not sure if this is due to the flooring or just the people that were in it.
When you walk down the steps to the apartment, the garden area was full of rubbish and broken tiles it just needs tidying before guest arrive.
Also, it may be worth the owners getting some dimmer lighting if you’re stopping in at night time as the large light is too close to the settee and the timer for the light constantly clicks which is behind the settee.
The television is very hard to sort out if your only there a few days , just normal Tv would be a great option if your not okay with tech.
I wish I would’ve got a higher apartment so we could have a better view of the sea. There’s not much look at through the basement window.

The location was perfect- beautiful views, beach and pier and great eateries very accessible. Shops close by and loads of free parking. Communication with host was speedy, friendly and helpful.
The waiver and deposit came as a surprise and was a bit annoying to have to complete separately. I chose Booking.com over Air BnB to avoid hidden costs. Maybe it could all be included in the initial booking so client can book then forget about it until the trip arrives. However, it was not a big problem and didn’t spoil anything!

Great position, in relationship to sea and town centre. Wonderful large rooms. Bed very comfortable. Great little touches of tea, coffee, milk, washing up and dishwashing tablets. Every thing thought of .
Didn’t like the damage waiver fee with admin costs so either an extra £10 or £25 pounds. The app won’t let me opt for the £10 admin fee. Only option was to pay the £25 or I wouldn’t get key code.
