Awful - from start to finish
No breakfast. Only 2 tea bags, which weren't replaced. Lovely location.

I should have realised at the beginning that attention to detail wasn’t a high priority. When I asked about a ground floor room for my original booking, the owner tried to get me to rebook (which failed) and after several messages, the owner admitted she hadn’t checked my booking and thought I had only booked for one night instead of two. And no, nothing available on the ground floor.
On arrival, our room was freezing cold (February). We turned on the radiator and waited. And waited. We checked the radiator pipes. Stone cold. We checked the hot taps in the bathroom. Cold water.
We tried to contact the owner, who initially answered our phone but we then got cut off. We called again and the phone had “diverted” to her daughter who said she couldn’t help and we should try phoning again.
Then a text message from the owner said the heating was on. It wasn’t. And I was then asked if I had turned the thermostat on the radiator to it’s highest point……
Several hours after our arrival, eventually someone turned up to check and discovered that the boiler wasn’t working. They went to get a heater for the room, by which time we had resorted to getting into bed (at 6pm!) to try and warm up as well as use the only 2 tea bags supplied for a hot drink.
In the morning, we discovered mould on the shower wall, the toilet flusher wasn’t working and the metal clothes “hanger” was coming away from the wall. And no more teabags for a cup of tea either!
The final insult was an employee opening our bedroom door at 0935 without knocking, and walking in whilst I was getting dressed. (Check out is 10 am)
I have contacted the owner who offered 25% off a future stay. I said we were unlikely to come back and would appreciate some form of compensation. Despite a further 2 emails and photos of the problems she has chosen not to reply.

A lovely last minute find.
The Riverside Rooms was in a great location on the side of the canal. It was easy to find and access to the accommodation was quick. Whilst we stayed in the winter, I can imagine it would be even nicer in the summer.

Perfect location and appreciated the comfort and peacefulness of the location.
Location perfect for registry wedding. Quiet, clean, good size rooms and excellent instructions on how to find and enter the building.
Just a minor point for the owner to check the shower which ran Luke warm only - bath and tap water good and hot!

Great location for central Newark . 2 mins walk to the castle. Nicely decorated room supplied with range of teas , coffee, chocolate and biscuits. Comfy beds. Parking right outside the property. Communication with staff was good.
No staff, all done remotely. So no breakfast. Bit pricey for the area.

Beautiful cottage, beautiful location
Location views gorgeous, room was lovely and a large bathroom. The response time from the owner was very quick and issues sorted out quickly.
If I was a solo female traveller I would have been a bit wary of the location especially coming in when its dark. You park the car round the side and walk round to the front of the cottage. The heating is controlled by the owners off site, however after a few messages back and forth we had the heating on for the time we wanted it.

Lovely lockside
Great location. Very clean...comfortable bed and pillows. Good toiletries in bathroom with fluffy towels. Can't fault it...the view over the lock was great and a nice pub next door 👍 Didn't experience any noise from the pub it was a Thursday eve. Toni sent great directions we found it easily. We had a motorbike so no prob with parking.

Location was ideal, right in the middle of Newark which is a bubbly little town. Plenty of great pubs and restaurants and a good atmosphere wherever we went.
More detail on the parking as this was a little unclear when we arrived. But our host was very good at explaining where to go so no major issue at all really.

Good location for exploring Newark
The room was clean and attractive looking. Good location for the centre of Newark but still quiet for the most part. Parking was easy. We were able to pick up the keys and let ourselves in easily. The bathroom was to a high standard.
The room was small & it got quite hot overnight. The price felt more appropriate for a hotel stay rather than just a room.

great location next to Swan and Salmon overlooking the river and right next door to the castle. Quiet at night and secure with free parking. Ideally located to the centre of town for the event we were attending.

Very quaint and smart room, ideal location by the riverside and seeing the odd barge transiting through.
Good parking facilities and nice to have local pub restaurant adjacent the property.

Allocated parking spaces could maybe be made bigger, or more precise, lined markings? Room left between two other residents was extremely tight and didn't want to park elsewhere for fear of charges.

Perfect River Cottage for business or leisure
The location was perfect, private parking, next to river for walks/run and a beautiful pub/restaurant as well as the main high street. Quiet building, very clean, modern cottage decor, huge bathroom with bath and rain shower, large comfy bed, smart TV, couldn't ask for much more for the price!
Would prefer an 11am checkout but not a big deal. Perhaps a desk you can work at with a laptop instead of a coffee table and chairs would be better used.

Perfect place to stay!
Perfect place to stay. A great range of hot drink options. Lovely view over the lock. Excellent communication. Beautiful room. Very comfortable bed. Walking distance to everything. Next to a funky micro pub and lots of restaurants and pubs nearby. Decent shower and quirky finishing touches around the room. Would definitely stay again.
We only haven't given it a 10 as there's no breakfast available. Other than that everything was spot on.

Good for short stay.
The location. It was easy to find with the given instructions. The locking system on the door made the place feel secure. The entrance and stairs were well maintained. Good quality toiletries. Parking space.
The cold room. Heating must have been on a central system that was off. Room not big enough for a chair so have to sit on the bed. However was so cold snuggled under the duvet to get warm. Twin beds comfy enough but pillows bit lumpy and hard. Water not hot enough in the shower. Poor decoration in the room, looks unfinished in places. The building looks as if it is still being renovated. Adequate for a day or two but not for longer.

Lovely room in good location for town centre. Instructions provided by host for finding, accessing property and parking were very helpful. Also advice given on where to find a good breakfast nearby. Room was well equipped and very clean.
