The interactions with Stephane, the host, were great. He was very kind to let us extend check-out by two hours. The apartment is lovely, with a beautiful balcony. The bedrooms are lovely, as is the bathtub. Annecy is beautiful, and this is a great base. The apartment is very well appointed.

The balcony. 2 minute walk to the lake.
Parking right in front of the property.
Plenty of towels.
Firstly, the apartment had not been cleaned properly. There were hairs on the toilet and in the bedroom, crumbs on the sofas and on the kitchen floor and island. The dishwasher hadn't been emptied either.
The apartment is actually not on the lake, as the photos try to show. There is a very busy road between the apartment and the Lake, the traffic noise starts at 7am and continues until 9pm. The noise prevented the mezzanine room being used as a bedroom (more on that later). The hundreds of really noisy mopeds, motorbikes, racing cars and horns ruined the experience.
The air conditioning was excellent, although you could not adjust it, it was either on or off. There were no instructions for it.
The Wifi wasn't working properly, reading the reviews it has been like this for some time. We waited in on our last day for 2 hours to allow access for the wi-fi engineer to look at the problem, but they never turned up. Thank you.
The mezzanine room is literally 100cm in height and there is no way 4 children could sleep up there comfortably on the floor based mattresses. See the photo.

The road noise meant that a good nights sleep was extremely difficult.
There is only on toilet, so if there are 8 people this will be a problem. It is not possible to lock the toilet door from the main bedroom either, so don't expect any privacy!
There are no outside lights, just wires hanging from the outside wall. It is as if it is 95% refurbished, but not quite finished. See the photo.
The garden is a mess, it really needs to be tidied up. See the photo.
I don't think it is value for money considering all of the above. And watch for the ÂŁ120 cleaning charge in the small print.
