Fabulous Factors House

Fantastic stay at the Factors House. We stayed over Christmas and it was perfect. The house is so warm and cosy, 3 large double bedrooms with very comfy beds. The kitchen was very well equipped, everything I needed to cook a full Xmas dinner. Good size kitchen with seating for 6. This is an old property but delighted to see all the character has been retained making it a very comfortable stay. Both front garden and rear seating areas are fully enclosed which is great when traveling with dogs. The staff were lovely, very welcoming and friendly. Due to the time of year there were no facilities open but we were aware of this. The location is excellent with fabulous woodland walks. I would certainly recommend the Factors House & Erigmore Holiday Park.

Could have been so much better.

Location was fantastic and the style of accommodation was flexible for those with specific needs. Natural environment was beautiful and peaceful.

Poor attention to detail by the operater led us to arrive to damaged equipment in both kitchen and bathroom. Marks on sofa and walls, light fittings which did not fully illuminate and doors which did not close/ stay closed.

Good but could be great, would book again

Great location, only a 20-30 minute walk to Dunkeld along the road or riverside path. Good facilities on site, Pool was small but worked on a booking system so never too crowded, has kids activities and floats/small slide during holiday (at a cost). Bar with good selection of drinks, food, games room with pool table (pay per game) and dart board (free) was good if weather not so great. Factors house was spacious and had most things you would need in kitchen and bedrooms. Living room had smart TV with Netflix, etc. and a DVD player. Kitchen was reasonably well equipped with large fridge freezer, microwave, good oven/hob, dishwasher, plenty of glassware. Heating worked well in October.

Wi-fi was patchy when away from the router in living room, likely due to the stone construction of the building. Kitchen could do with more crockery, mugs and cutlery, there was only just enough for everyone, so it meant washing up or putting dishwasher on after every meal. Desert spoons were the size of serving spoons so quite comical for kids to use. There was a starter pack left for kitchen with cloth/tea towel, etc. but a couple of dishwasher tablets would help get you started. House decor was a little run down and old, with many chips in paintwork and some bulbs not working in upstairs hall lights, etc. Hard flooring could do with a good mop/clean.

Loved it and would definitely book again. The cottage was lovely and in an ideal setting. Everything is well maintained and the surrounding countryside is absolutely beautiful 💚

Was disappointed that the kitchen was closed the night we went for dinner. I dropped the facilities score for that reason, only.

Great location, cosy spacious accom - pool area busy with children so no swimming or relaxation

Accommodation was very cosy and comfortable, with plenty of space. Decor and outside space was quite sterile, but absolutely fine for the price and for our purposes which was a single overnight stay in a nice location.

The pool area was busy even though it has a booking system - it seemed that a couple of family groups stayed on after their slot was over, which was disappointing for us who just wanted a quiet swim. There were lots of children having fun, which is obviously great for them, but it meant swimming in the pool was impossible. If there could have been half marked off for swimming and half for play that would have worked better. The children were using the jacuzzi which I would have thought might have been adults only so, again a bit disappointing for my goal which was a relaxed stay with friends.

Location and access

Lounge furniture was dirty, stained and very uncomfortable. WiFi was terrible. Basic things not provided as is normal elsewhere. Laundry room is good but very expensive to use. Leisure facilities such as swimming pool are poor and not represented correctly in the pictures .

Pleasantly surprised

Excellent location for exploring Dunkeld, Birnham and further afield. The riverside walks offer opportunities to enjoy the tranquility of the countryside with magnificent trees along the way. On site facilities are good with a good sized pool (book 24 hours ahead). The mobile homes are well laid out, not crammed together. Plenty of red squirrels to spot in and around the site too.

The dining table and chairs very wobbly and felt like they might break Sofa and chair looked good but not overly comfy Though had been cleaned could do with some tlc/freshen up ( eg fix handles / chairs)

Delightful little cottage in good location

Value for money Spacious, nice living space, good storage, nice decor, usable kitchen for a family, warm, 3 good sized bedrooms and welcoming hallway area.

Finish isn’t brilliant for a 4*. Didn’t affect my stay but little things like joinery work in kitchen not great, paint dripped on the floor in upstairs loo, tile missing in utility room. Duvets a little thin for winter Perhaps more 3* but lovely all the same

Perfect family accomodation, lots of space, pool was great.

This was perfect for me and my grandchildren. We were Quad Biking nearby. The Factors Cottage just a few paces away from the pool, bar etc. Lovely, friendly staff. Parking right outside the cottage. Completely safe environment in the middle of the complex. The Cottage was spacious with big rooms for the children upstairs and a ground floor double room for me! Kitchen was well stocked with pans and utensils, and a big table. Big hallway for any wet outdoor gear. We used the pool. You have to book but it wasn't a problem. We were the only family in for most of the time, then joined by one other group. People said it could be busy at times. There's also a great walk down to the river path.

Comfortable cottage in a lovely setting

Nice big property, there was plenty of room for the five of us. Well stocked kitchen and comfortable beds. After a long day on motorbikes this was the perfect rest up before starting our journey on the NC500. Fantastic swim in the pool, and the staff were absolutely lovely and couldn’t have been more helpful. The food in the bar/restaurant was lovely particularly the chicken and bacon sandwich. Thank you for a lovely stay.

Only thing would be a recommendation rather than a complaint, some condiments in the kitchen such as salt and pepper would be handy for those travelling light like us.

Lovely cabin, just needs a few items addressed for safety.

Lovely cottage, well appointed, spacious and furnished well. Comfortable with great parking.

The upstairs bathroom had a very, very serious black mold/mildew infestation around the windows. We closed that door and did not use the room for health concerns. In the main upstairs bedroom, the wardrobe was at a lean and could easily fall over and should be mounted to the wall.

Nice house located outside of Perth

The house was centrally located on the property.

No toilet paper in the bathrooms. Had to drive into town to buy some as the main building was locked up. When we signed up in Booking.com we thought the it was located in Perth , but was really 15 miles away. Being from the States we didn't know that if you entered the zip code into the GPS it would have found the house, instead we were lost for over an 1 1/2 hours by the time we arrived all the food spots were closed ( not the properties fault, but was frustrating.)
