The villa is perfectly located, offering stunning views of the UNESCO World Heritage Site of Kotor Bay. It’s equipped with everything you could possibly need, thoughtfully arranged to make daily living (especially cooking) easy and comfortable. The extra warm blankets were a lovely touch for the cooler winter nights. We genuinely loved everything about this villa and couldn’t have asked for a better stay.
As a family that enjoys exploring local transportation, we found the location to be a bit removed from the main areas. Walking becomes your best friend when heading to Old Town Kotor. There are no nearby shops for late-night food or drinks, so keep that in mind. Renting a car is a good idea if you choose to stay here; unless you don’t mind a bit of walking in which we didn't.

The villa itself is stunning—stone architecture, shuttered windows, and character that speaks to its history, yet outfitted with modern comforts that made our stay effortless. Everything was immaculately clean and well cared for. We loved waking up to soft morning light over the rooftops and being just a few steps away from the waterfront, markets, and scenic walks through the bay.
It’s the kind of place that invites you to slow down, take it all in, and feel grounded. Whether you’re here for just one night or several, it leaves a lasting impression. I can’t recommend this property enough—if you’re lucky enough to find it available, don’t think twice. Book it. You’ll be glad you did.

Loads of space. Very comfortable. Everything in the place we needed to be comfortable. The location was close enough to walk to town if you didn’t have a car. We had a car and parking was plentiful in April.
Not the owners fault at all, but the small road out front of the apartment is treated like a formula 1 track. Be careful when crossing.

Beautiful villa, equipped well with stunning views onto lake. Super helpful host Danilo who gave us excellent tips for trips. For us, the walk into Kotor old town was just right as it meant we had peace and quiet in Muo. We walked, jogged and cycled local area. Personally I would choose pre peak season to visit Kotor as it was not crowded.

The property located in beautiful spot opposite the Old Kotor and views across the bay are magnificent. House is beautifully designed and equipped with all necessities. Free parking is also very useful addition.

The host Danilo could not have been more helpful. We had a fantastic stay from start to finish. The check in and check out process was very easy and the villa was very easy to find.
We travelled as 2 couples, one room had a double bed and the other 2 small single beds. There is plenty of room for 4 people to have a comfortable stay. The villa has everything you could need for a self catering holiday
The villa is perfectly located as its just far enough outside Kotor Old town to avoid the traffic jams and the large volume of tourists, but close enough to walk in to town. The views of the bay from the villa are spectacular, especially on a clear night where you have the backdrop of the mountains, the lights coming from the bustling old town and the stars above
Even though the roads are busy you cant hear the traffic at all inside the villa or when you sleep at night. The neighbours are very nice too!
Sundays seem to be the most peaceful day on the bay as there are no cruise ships and the bay is generally a lot quieter
Obviously not to do with the villa itself but worth noting - The road next to the villa is very busy and quite dangerous as there are no pedestrian walkways. We walked in to town a couple of times (took about 20 minutes) but you have to stay vigilant at all times (not recommended at night). If you have hired a car there are spaces to park nearby but you might have to search for some time and be very confident in your parking abilities as the road is very narrow and has two way traffic and one side drops straight in to the bay

Beautiful location with magnificent views and a wonderful host, who told us all the lovely places to visit and we tried all of them and he was 100% correct.
1. The bedroom of the first floor should be there a queen bed or two normal singles that you can push together if you
are a couple staying there. the wooden framed beds dont work.
2. The towels were so thin and so small - really not practical
3. Kitchen needs a bread toaster and the cupboards were a bit smelly

The property is beautiful and well equipped. It has stunning views.we were able to rent canoes from very near the property and the coast line was lovely.
We had not anticipated being so far from the old town and as we had no car we had to resort to long walks in the son or taxis.
From the photo of the property we had thought we could use the jetty opposite but we couldn’t. The beaches were a long walk from the property.

Probably the best stay we’ve ever had! The villa is gorgeous. It is very modern, cosy, well equipped and perfect for our group of 4. The photos don’t do it justice, it is even nicer in person. The view from the villa is breathtaking. The host, Danilo, is definitely the best host we’ve ever encountered. Easy going, very helpful, even going out of his way to provide us with best possible experience. We will definitely be going back.

Exceptional location, offering all you need to feel good. Amazing view over the Kotor Bay, a living room, where you can spend relaxing time with the friends or family plus all appliances you can imagine, so that you feel like at home.
Each bedroom has plenty of storage space and a spacious bathroom.
There is also an extra bed at your disposal.
Moreover it is situated in a very quiet place and at walking distance from Kotor Old Town.
Parking is public and though the parking space is scarce in that area, we’ve been lucky and found a free slot just in front of the villa.
The host was very nice, coming with recommendation on how to spend time in Kotor and promptly answering all our questions regarding location.

The wonderful character of the old property and the location right by the waterside. Good size for 4 people. Enough kitchen equipment to cook meals at home. 30 minute walk to the old town or 5 minutes in a taxi. April is a great time to visit - not too hot so we did lots of walking - over the Hvar Ridge to Fivat and up the other side (Ladder of Cattaro). Little convenience shop a few minutes away.
Road to town has little pavement and lorries do use it. Sometimes the road is busy (not the fault of the property but you might want to be aware)

Everything was perfect. The living room and kitchen are spacious and have everything you need. On the first and second floor are bedrooms with separate bathrooms and closets. The bedrooms are spacious. For every recommendation and certainly the most beautiful villa in Kotor and nearby.

The villa was lovely and accurately reflected in website photos. It was spacious, very clean, and nicely decorated. The views from the windows were spectacular - especially at sunset. The villa was located in a quaint, quiet neighborhood. A small convenience store was a quick walk away.
Danilo, the owner, was exceptional. He was very helpful, providing video instructions to locate the villa, along with great suggestions for local restaurants.
The villa is located outside of Kotor center so it's necessary to walk or drive to the Old Town. The road is along the bay on a narrow, quaint road which is busy with bustling 2 way traffic. You must be constantly aware while walking the road as there is barely enough room for two speeding cars to pass each other.

The location of the villa was just so perfect, across the bay and it’s close to the beautiful towns of Budva and Perast. Despite me being a vegetarian I enjoyed good food, rest of the family loved all the sea food.

Great accommodation. Very well done interiors keeping the historic aspects of the property intact, a perfect blend of history with modern. Great view of the bay and the mountains from all the rooms. Absolutely beautiful (both inside and outside) old stone house. Location amazing just by the water. About 25/30 minutes walk to Kotor old town. Car needed but be careful on the drive around the bay - beautiful but narrow road. Drive slowly, be prepared to pull in. No problem parking during November stay.

a three level apartment tastefully furnished and finished, equipped with everything you might need with a splendid view of Kotor bay. a big assortment of towels makes it even easier to benefit of the calm waters right across the narrow street that separates the house from the sea. indulge yourself sunbathing or reading a book on the countless beautiful and mostly free to use little wharfs or just have a relaxing swim in the astonishing Kotor Bay.
the very convenient proximity to the sea isn’t a beautiful match with the traffic sounds beneath the window that faces the wonderful view.. we went in low season and it was a bit annoying but of course this is the shape of the coastline and it’s beautiful just like that, with those narrow and busy promenade roads.

The location of the villa is perfect, just across the bay from Kotor old town. The street that the villa is located on has some great restaurants just a short drive away (in the opposite direction of Kotor) and the two we went to were fantastic. You can also get to small markets for groceries and drinks in the same direction. The view from the windows in the villa is great. Our favorite part of the apartment is being able to walk across the street and jump straight into the bay from one of the many stone piers located all along the shore. It is just a short 10 minute drive to Kotor old town, and you can determine if the old town is going to be busy by seeing if a cruise ship is anchored in the bay. The apartment is very comfortable with good a/c and comfortable beds. The host provided excellent recommendations and responded to our messages very quickly. Check in and check-out were both very simple.
Parking is difficult sometimes, but that is by no means the fault of the apartment. That is just Kotor in general. Everything else was great!
