Beach vacations are better when you actually stay on the beach! Edgewater 1203 is a vacation condo right on the edge of the emerald-hued Gulf of Mexico in Miramar Beach. Its high floor offers panoramic vistas of the stunning beachscape. In addition to incredible views, the condo includes open living space, two sunny bedrooms, and two baths. It can accommodate up to eight vacationers.
The welcoming living room is large and sunny, featuring sliding glass doors that overlook the Gulf and a mirrored wall that accentuates the spaciousness. The glass doors open onto a furnished balcony with beach views. From here, you can watch the waves and listen to the relaxing sounds of the coast. In the living room, a casual seating arrangement is made up of gray wraparound couch and plush armchair. The ensemble is centered around a chic rug and hardwood drink table, and it faces a contemporary entertainment unit with a flatscreen TV. Parchment-tone tile extends into the adjacent dining area, where a glass-topped table and four chairs sit beneath a modern light fixture. Next to the dining area, the large kitchen boasts a black granite-topped bar with additional stool seating. The kitchen also has honey-colored cabinets and stainless-steel appliances.
The welcoming master suite radiates a relaxed, beach-chic vibe. A king-size bed and decorative metal frame sit atop a blue-and-white patterned rug. Rustic nightstands flank the bed, and a flatscreen TV is mounted on a matching dresser for entertainment. A wall of sliding glass doors filters in plenty of Florida sunlight, and open onto the breezy balcony. The master bedroom also has a private bath with dual vanities and a glass-walled shower. The brightly decorated guest bedroom features a queen-size bed, a twin bunk bed, a geometric-patterned rug, coastal décor, and a sunny window. It has access to a full hall bath that also serves as a convenient powder room.
The Edgewater condo provides top-notch vacation amenities, including two expansive swimming pools, a hot tub, BBQ grills and a grill deck, Tiki Bar and Grill, kid’s playground, on-site fitness center, basketball court, shuffleboard, and a putting green. This condo is located in Miramar Beach, placing beachgoers in the thick of all things coastal. The beach is less than a minute walk from your accommodations. You can enjoy nearby, popular restaurants such as The Surf Hut, Royal Palm Grille, and The Whale’s Tale Beach Bar and Grill. Shopping centers, grocery stores, bars, seasonal events and festivals, and beach activities are all at your fingertips.

This was a fantastic property and we would definitely stay here again. Our only issue was upon arrival. It was a gated community and the expectation upon arrival was confusing. We weren’t sure the code we received was for the gate or the condo. The instructions are on the speaker at the gate which states to dial 0000 before 6:00pm and 0001 after 6:00 pm. However, it wasn’t clear in the initial instructions what the code given was actually for. No one is at the guard shack 98% of the time. I walked up and heard him explain the instructions to another guest. Once that was cleared up, no issues whatsoever. The guest bathroom tub and shower would be difficult for someone with mobility issues to use. Just sharing this as an FYI. It was not an issue for me. Also, the guest bedroom has a queen bed and then bunk beds. It worked for the 3 of us on a girls trip as one guest chose to sleep in the living room. The view was fantastic and I thought it was easy access to the pools and beach. We would definitely stay here again.

The property was nice. Multiple day problems with television over 9 days. Made 3 phone calls (first call never got responded to) security officer came after the 2nd call but could only get utube tv, Retta came after 3rd call and was able to fix problem. She even came back the next am to make sure everything was working.
Video explaining what you should bring needs to be updated. The unit had a crock pot, Keurig, and a hair dryer which we could have left at home.
Guests need to be notified that you can not use personal umbrella, canopy or tent. That leads to a several hundred dollar expense for your stay if you want shade on the beach.
On day 9 the office would not open the gate, we had been coming and going everyday with no issues. I was told to park and come into the office. The man at the desk was very rude. He said I should have been signing in daily. I told him we had been there 9 days and didn't know anything about it. He said, in a rude and unprofessional manner, there is a guest register
that needs to signed daily. On the following days when I went in to sign the staff never even spoke.
