Just steps from the sand, this beautifully appointed upstairs 4BR/2BA residence offers the perfect setting for your next family getaway. Spend your days enjoying Newport Beach’s iconic waves, then unwind on the oceanview balcony or rear deck as the sun sets over the ocean.
OUTDOOR SPACES:
The oceanview front balcony features comfortable chair seating and a propane gas BBQ grill, perfect for relaxed outdoor dining with a view. At the rear, a sunny deck offers additional seating, creating a private space to unwind.

- Primary Bedroom: King-size bed; TV
- Guest Bedroom 1: Queen-size bed, access to rear deck
- Guest Bedroom 2: Queen-size bed, access to rear deck
- Guest Bedroom 3: Two twin-size beds
BATHROOMS:
- Hallway Bathroom 1: Step-in shower
- Hallway Bathroom 2: Combination shower/bathtub
LIVING & DINING AREAS:
The living area features a comfortable sofa with additional side seating arranged around a cable TV, creating an inviting space to relax. A dining table with seating for six offers room to gather, while sliding glass doors open to the front oceanview balcony, bringing in natural light and coastal breezes.
The kitchen is fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

HOME FEATURES:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided for your comfort.
Laundry: Coin-operated washer and dryer. Complimentary laundry supplies are provided; however, guests must provide their own quarters.
Parking: One parking space in the garage (please note that the garage opens/closes manually and does not lock). One uncovered parking space to the side of the garage.

Guests will have private and exclusive access to the entire upper 4BR/2BA residence. This includes all interior spaces and the private oceanview front balcony and rear deck. The ground-floor residence is not included in this listing.

NEWPORT BEACH REGULATIONS:
This neighborhood is primarily residential and known for its peaceful, quiet atmosphere. Guests are expected to respect the community and comply with all Newport Beach Municipal Codes, including regulations regarding noise, maximum occupancy, parking, and other applicable requirements. Failure to do so may result in fines and/or eviction without a refund.
BEFORE YOU ARRIVE:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
Check-in Time: 3 pm on the arrival date
Check-out Time: 10 am on the departure date

Location was excellent. You aren't beachfront but are really just steps away, it made it so easy to run back and forth. The house was clean and comfortable for my family of 5. Walking distance to grocery stores and tons of restaurants, in theory you don't need a car at all! The only negatives: Parking- the two provided spots are for a small Mini Cooper sized car, unusable for my small suv. We had to find street parking which actually wasn't too bad. The other annoyance was construction. I don't think the listing shows there is construction going on right next door. That means construction workers showing up at 7 and starting big noise by 7:30 am on weekdays. So sitting on the patio enjoying your coffee watching the waves isn't the easiest with guys hammering 5 feet away. We rented a different unit last year and they listed the construction happening and we thought we learned our lesson looking for a unit that didn't mention construction! Still fabulous unit just some annoyances but they didn't ruin our stay.

Excellent location. Spacious accommodations. The balcony, the great room and the kitchen were perfect. Check in and out was a breeze. Our group had four cars; that was a challenge. We are now Masters of finding parking spaces!Can’t wait until we can stay again.

Good location. Parking is not good for a regular car which most people have - you can only park very small compact cars in the garage or the spot next to the building. We couldn’t fit a car into the garage. Ridiculous that we have to pay to do laundry at the house. Just charge a few bucks more on your house and allow laundry for free. Windows, curtains and blinds are all old and very hard to open and shut. Slider screens are all stuck and hard to operate. Only 2 ceiling fans in the whole house and they both only go slow and don’t have variable speed. Not enough bath towels provided. Family room couch is like a big chair - it would be nice to relax on a regular size couch at night. I wasn’t very impressed with this place and would not rent again. We have been renting for 20 years now in Newport and this place needs a refresher for the price charged.
