Sandy Toes is located in a private gated community, just off Scenic Gulf Drive in Miramar Beach. This is a popular vacation area due to easy beach access and restaurants within walking distance. The community has a 3,000 sq ft community pool and a fitness center.
Upon entry into Sandy Toes, you are greeted by a nice foyer with stairs leading up to the second floor living area. This living area is an open concept design where everyone can gather around the 65" smart TV with DVD player & large collection of DVDs. There is a brand new sleeper sofa sofa to accommodate two guests. The bistro style dining area seats six. The updated kitchen features stainless steel appliances and Silverstone countertops. A hallway half bathroom is located off this living area. A second floor balcony with seating for 4 is located overlooking the community.
A king bedroom suite can be found on the second floor. This large private bedroom features a 50" Smart TV with cable and private ensuite bathroom with a soaking tub, a shower, and a double sink perfect sanctuary to relax and rejuvenate.
A new 2-player Cocktail Arcade Game System with 412 games including Pac-Man, Galaga, Donkey Kong, and Space Invaders provides fun for the entire family. There are three bedrooms located on the first floor. The first bedroom features a queen bed and 42" TV. This room shares a large bathroom with the bunk room, with two separate bunk sets with twin-over-twin beds and a 31" cable tv. There is also a king suite with 42" Smart TV, as well as its own private bathroom with a tub/shower combination.
You can bask in the Florida sunshine and salt air on the balcony. A gated beach access nearby allows you to have your toes in the sand in just minutes. Tents and canopies are not allowed on this beach.
This home is pet-friendly, with a $300 (plus tax) non-refundable pet fee that covers up to two adult, non-aggressive breeds, each weighing 25 pounds or less.
Seasonal beach service runs March 1st - October 31st and includes 2 beach chairs and 1 umbrella.
The community pool is heated Thanksgiving Week, and then Christmas through Spring Break. The barbeque grills by the community pool are charcoal.
Free parking is provided for 2 vehicles. Golf Carts are not allowed in this community. The HOA provides extra parking spaces (when available) for vehicles at a cost of $10 per day for reservations made at least 2 weeks in advance (an additional $5 per day is charged as a late fee for reservations made less than 2 weeks in advance). Guests should reserve any extra parking spaces needed as soon as their booking is confirmed.

The gated community was quiet and safe, and the unit is just a very brief walk to the beach—about a minute or so—right across the street from the beach’s gate. Beach service is included, which is very helpful, and the heated community pool is a really nice size, with a hot tub that was perfect.The unit itself was clean and updated. It comes stocked with garbage bags, paper towels, beach towels, dishwasher and laundry detergent, and a bunch of incidentals, so you don’t have to keep running to the store. Being so close to the beach meant we could enjoy morning walks on the sand every day.Plenty of dinner and entertainment options are nearby, some even within walking distance. The retro video game machine was a fun bonus.If I had to find opportunities for improvement, the TV in the double bunk room is hard for the kids to view—but we weren’t on vacation to watch TV, so it wasn’t a big deal.The management company was very proactive and attentive. They called me twice prior to the trip to ensure everything would go smoothly, and their texting service was easy to use had we needed it.Overall, I highly recommend this unit for vacations near the beach—it’s convenient, well-equipped, and a pleasure to stay in.

Just ok, based on pictures thought it would have been fine. Tough stay for a week with 5 kids a and 4 adults. Only stay here if with your significant other or other adults. Lastly house needs new beds and was in aware how close it was to the airport, that got annoying after about day 4.
