Great location next to the main train and bus station. You've got the allibus (airport shuttle bus) around the corner and all the bus, metro and train lines. The room was very clean, practically spotless. The room was big enough, and the bathroom was good.
There are a few things that need improvement (in no particular order). The lock of our room needs to be repaired, as sometimes the key didn't turn, but this was a minor inconvenience. The bathroom door (sliding door) has a lock. DO NOT use it as once you're inside, you can't unlock it as it ALWAYS gets stuck. Then you need someone on the outside with a knife or a screwdriver to unlock it for you. This is quite dangerous as, for instance, I tend to use the lock mechanism by default and without thinking even if I'm by myself. One of the bed sockets is not working. We usually charge our phones at night (my partner and myself), so we could only charge one of the phones there. The other had to be charged at the other side of the room. It's noisy! The door is paper thin, so any sound in the communal areas (tiny room with kitchen and a desk) is like having no door whatsoever. This was quite an inconvenience, especially because the owner talks pretty loud with no respect for the guests. This bothered me a lot, especially on two occasions. First, when I arrived at the room just after waking up at 2 am to get there. This was after lunch, and I wanted to rest a bit before receiving my partner (my partner was on another flight). I just couldn't, the owner was talking/chatting really loud (shouting) outside. But, ok, it was around 4pm so it's understandable. The second time was the following day at night, around 23:30. We were quite tired, after waking up really early to be the first to get to Pompeii. It was like the owner was having a small party/gathering at the "hall/kitchen": really loud, chatting, laughing... after 20 minutes I decided to go outside and ask if they could lower their volume. The owner just ignored me and they kept chatting for at least 15-20 more minutes. That was super rude.

The shower had a large head and had a separate handheld part. The bed was comfortable and the room was spacious. The building is located close to the Piazza Garibaldi and Napoli Centrale station making it easy to do shopping and access public transport. Breakfast is offered a local cafe via a voucher given to guests at the start of their stay. The owner extended a courtesy for me to depart later than normal check-out times.
The outside was strewn with trash. When entering the building one is welcomed with bins which are overflowing with rubbish by Sunday. The area smelt of waste and human excrement. I was cautioned that the narrow alleys are unsafe late at night. Even the trains have signage advising travellers to be wary of pickpockets. When I arrived at the property, I was given a room which was not the roon I had requested. I had not been informed of this in advance of my arrival. The owner could not transfer me to the room that I had wanted on the date of my arrival and I had to change rooms on the following day. They only attempted to correct the situation after I drew attention to it over the phone. Even so, I asked for a partial refund for the stay yet they offered less than a quarter of a day's cost. The owner/hostess stated that because she did not speak English well, would prefer to discuss the matter over text. Instead, I was ignored until the second day. Through one of the staff, I spoke to her over the phone and she asked a man to speak on her behalf. He was absolutely rude and dismissed my complaints. Despite offering to meet me in person in the evening, he didn't come. Instead, when I messaged the owner to ask about when he intended to arrive so we could discuss further, the owner responded that she would in fact not pay me anything at all and that the meeting would not take place. I was treated with contempt and would not advise others to stay here. Regarding, breakfast, the options available to guests at the cafe are limited to a few sweet pastries and a coffee.
