Wonderful location, convenient parking space, exceptional facilities and decorating. It is a real find in Orvieto.

I did need spousal guidance to maneuver the sharp corners in and out of the parking space. But that is part of old city charm.

An imaginative and spacious home very centrally located

This is a unique property. It is large and crammed with books. The overall effect is wonderful.

It is somewhat dark and there is no garden or balcony to sit outside There in no ac and the fans are noisey The kitchen is a bit cramped but well equipped

Spacious and beautifully kept property right in the heart of Orvieto

Everything was perfect. Our host, Mario, kindly rescued us when we got lost trying to reach the property by car ... there is a garage behind the property. Breakfast was not provided but there are many places to eat in the vicinity. The property is on a quiet street in the heart of Orvieto. It is spread over two floors, well furnished, bursting with books (Book &), meticulously tidy and clean, and has an excellently equipped kitchenette on the balcony overlooking the dining area below. There are two sleeping spaces (Bed) - an upstairs bedroom with a double bed and a downstairs living room with a comfortable large double sofa bed - both with their own bathrooms. We wish we could have stayed longer.

What a gem of a place.

What a beautiful house/apartment to stay in. It's in a great location although I had a little trouble finding it as it's tucked away but Mario met me a I followed him in the car as he walked the way...The place was spotless, comfortable, everything work, it was full of books, quiet. I loved it and my only regret is that I only stayed one night.

There wasn't anything I didn't like but if I stayed there for a week or more, it'd be nice to have laundry.

Wonderful bookstore abode!

This is a very special place. Although I am unable to read Italian, I was absolutely charmed to find myself able to roam around perusing the stacks of old and new, large- and small-format books. Had I been able to read them, I may not have left the apartment at all, which would have meant that I had no chance to explore Orvieto! This is a comfortable, nontraditional apartment. It was absolutely clean, the bed was comfortable, and the neighborhood quiet. The kitchen was equipped for basic cooking---and provided TWO espresso makers. Lots of interesting restaurants are a few moment's walk away. Despite the provision of maps and instructions, we had some trouble navigating our to the apartment and garage. After we'd checked in, Mario was very generous in driving ahead of us to guide us to the location.

Owner thought of everything. Property even smelled nice walking in. Being a single female traveler I felt very safe here. Could park right next to property which was so important because I had so many piecces of heaavy luggage. I would have happily spent a couple of months here. Only negative was the parking spot was a little difficult to get in and out of but on the positive side it actually had a parking spot at the property. The bedroom even had a nice little lounge area with 2 comfy chairs to have tea in. It had a full length mirror which I find so many male apartment owners forget that the other 50% of the population need. Loved that it had Netflix and Amazon Pefect location. Could not get any better. I absolutely loved this place. If ever back in Orvieto this is where I will be staying. There is also an Amazon drop off point right next to the property.

Only improvements would have been a toaster and little things like facial tissues.

What an absolute gem of a place! Everything was simply perfect. The location is excellent and the facilities had everything we needed. But the best part was the books! Book and Bed was just superb. So clean, really interesting environment, lots of space, cool in hot weather. The mattress was superb quality, two showers, spotless and everything had been thought of. It was so great to have garage parking right on site. A luxury and really useful for packing/unpacking mid way during our long drive. There were fans, fantastic cooking facilities, right in heart of the town. Loved the place and would recommend highly.

The apartment is so cute and comfortable! You walk outside the door and you can walk all of Orvieto. Very convenient, clean and quaint. We had a car so having a parking space is what attracted us to this place. Highly recommend! Mario was so helpful getting us into Orvieto and the parking space. this apartment is superb, it is much bigger than you realise and so charming. such a great location and value for money. I could not fault this place, it was my favourite apartment from our 3 week stay in Italy. Highly recommend this apartment to anyone. the beds were the most comfortable too.

it could only be improved by a washing machine and a clothes hanging rack. there was a little noise from the neighbours moving around but other than that it was perfectly quiet.
