Fantastic base to explore Venice from

This was a fantastic apartment in a great location and a great base to explore Venice from. The apartment is very well presented, clean and well equipped. We were very comfortable here and appreciated the air conditioning since it was very hot when we visited. The owner was helpful and gave us clear instructions for accessing the property and local transport advice. My one regret is that we didn't stay longer.

The perfect location

The perfect location. I spent hours trying to find somewhere to stay for my husband and I and 3 teenagers... this was perfect. So close to St Mark's Square and on a beautiful square. What was also fabulous was the communication with the owner... superb!

High quality apartment in a fantastic location.

First class apartment with modern fixtures, fittings and decor. Excellent location around 12 minutes walk to Rialto, Piazza San Marco and 4 minutes to Academia bridge. 1 minute to Campo San Stefano. Very proactive and helpful communication from host Alberto including Prosecco and water in the fridge and 10% off at Le Caffe next door - good breakfast. Fantastic modern state of the art air con which was amazing as it was 31 degrees outside.

If you don’t like thick, dense pillows you’ll need to use the cushions provided to get a more comfortable sleep. but they were fine as a thinner and softer alternative.

Nice, clean and cozy place in a quiet neighbourhood, with 5-star host. Highly recommended.

The apartment was cozy and lovely. The host, Alberto, was very welcoming, thoughtful and provided the details clearly. We were pleasantly surprised to receive the welcome gift from him and his mother upon arrival. We would highly recommend this place and the host!

The host was very kind to help us arrange the water taxi between train station and his apartment. While the pickup was smooth, the transfer back to train station after checkout was not. Water taxi number 295 didn't show up at all. We wasted more than 25 mins waiting for him and we were lucky enough to get another water taxi to catch the train in time. It was totally unprofessional and unacceptable. To fellow travellers, please beware of water taxi 295. I hope the host would stop using this irresponsible and unreliable water taxi for his guests. Again, we really appreciate the host's kind help, just not the water taxi driver.

Wonderful, super clean and perfectly located apartment

The location of the property was fantastic - very central but quietly situated off on a side street to a square, overlooking a canal. The apartment has three good size double bedrooms and two bathrooms (with two showers) making it comfortable for six adults to stay here. Beds were comfortable and there were plenty of towels for everyone. Alberto was very attentive and responded to any queries quickly. He also gave me some great restaurant recommendations - all very much appreciated. Thank you Alberto!

No biggies, but to improve our stay I would say that given the kitchen/diner is the only communal area it would have been nice to have a place to sit other than at the dining table - which is a bit formal. We moved a small sofa to the kitchen from one of the bedrooms which helped. The kitchen could also do with a larger Bialetti espresso pot - the one at the apartment only made enough coffee for one person (caffe latte style). I would also add a couple of chairs in the bedrooms (to be able to put your clothes on at the end of the day) - and lastly, beware of the mosquitos. Slept with the window open one night - big mistake. None of these detracted from a wonderful stay - and we would happily come back and stay again.

Highly recommend for larger families

The rooms were well furnished, beds and pillows comfortable, decor was nice. Great for our family of five. Host was readily available to answer questions and checked in to see how we were doing. Great location, walkable to San Marco and Rialto. The restaurant right out on the square - Le Cafe - had delicious pasta, pizza, and bean soup.

It was a clean and convenient apartment in the heart of San Marco.

Location was great for getting to many historic sites in Venice. Place was very clean. Two bathrooms, each with a shower, were clean and quite beautiful. Bedrooms were large. Beds were comfortable.

Bedrooms could use some (maybe 1 piece) additional furniture or some hooks for organizing things. There was only a chair and bedside table.

Highly recommend

The property is very clean and well maintained, easy access at a very convenient location. We could walk to most major attractions and a lot of eateries around the property. Walk up only one flight of stairs, towels are provided. It has a fully functioning kitchen for cooking. Alberto is a star host - very helpful and responsive. Will definitely stay here again for future visits. Highly recommend

Perfect accommodation for a family.

Perfect for a family of 5 which is tricky to find in Venice. Beds were comfortable and having two bathrooms was really nice. Best thing was the host who provided all the needed information about the property and answered questions in a timely manner. Would definitely stay again.

Great place to stay.

This property was perfect for what we needed as a family of 5. Alberto was a gracious host, he met us at the Vaporetto stop and walked us to the apartment. He also left treats and a bottle of Prosecco in the fridge for us, which was very lovely. He was also in constant communication with us during our stay. The location was absolutely perfect for getting around Venice. Being just off a piazza was perfect for afternoon drinks and people watching. I would highly recommend this apartment and would stay again if I am ever back in Venice.

Best location and nicest host.

Fantastic location. Spacious, clean, comfortable beds, everything that we needed. Alberto met us when we arrived, showed us around the property, so helpful and nice. Left us a bottle of Prosecco as a welcome gift. One of the best properties we have stayed at. Within walking distance of St Marks and Rialto Bridge. Plenty of restaurants very close by. Highly recommend to anyone visiting Venice.

Beautiful and clean apartment. Modern bathrooms, fully equipped kitchen. I especially want to note the excellent location - very close to the center, but at the same time a fairly quiet place. It is convenient that you can get into the building and the apartment with the help of combination locks. Since family members came and went at different times, there was no need to resolve the issue with the keys. Nearby there is a beautiful square with cafes and restaurants. The owner met us at the vaporetto stop and took us straight to the apartment, which took about 5 minutes. Small snacks and a bottle of wine were waiting for us in the apartment. In addition, Alberto provided us with a discount card in a nearby cafe, which was very nice. Thank you!

Since it was very cold outside during our stay, there were some problems with the heating control. This required a lot of communication with the owner and some time to resolve the issue. But in the end everything worked out.

nothing . only pity that check out is at 10.00 ( 11.00 would be better) It is long walk from train station ( 30 min ) if you arrive with suitcases. or you have to take vaporetto ( waterbus) which is 9 euro 30 per person . But as soon as you get there it is walking distance to everything

Wow. you could not ask for more. Very central apartment that was very comfortable and exceptionally clean. Alberto was the best host meeting us at the vaparetto and taking us directly to our apartment. (making sure we didn’t have to cross any bridges). Highly recommend to all.

Well set up with 2 bathrooms and the front door was like a safe door with great electronic security. Canal out your window and everything needed in the kitchen. Showers great. Communication from the host was great.

All round a good stay and I would recommend this apartment to others

Location was good and it is well equipped, a small sofa in the kitchen would be a good addition. The washing machine was a bonus for us as we had been travelling for nearly 2 weeks and coming from Rome where the weather was stupidly hot we needed to wash some clothes.

It was very hot while we were there and we had constant messages from the owner to turn the air conditioning off even why we were in the apartment. Our daughter was ill when we arrived so had stayed behind to rest as she had too much heat and sun. If we had known we were going to get these messages and have to turn it off all the time it would of put us off. We understand electricity is at a high but this should be reflected in the rental cost, it is very hard to sleep at night when it is 28 degrees inside and you are not used to that heat
