Awful

There wasn’t much that I liked to be honest. The house was a good size and within walking distance to the arena and centre.

The property is in a terrible area that felt really unsafe and it wasn’t clear whether the door was locked from the inside with no instructions provided. I understand that there was a bin strike in Birmingham but rubbish was left strewn all over the driveway and not bagged up at all, the garden was ridiculously overgrown with cigarette butts everywhere. Cleanliness in the property was poor and it had a bad smell. In the kitchen there was no bin bag or washing up liquid. The smoke alarm battery needed changing which kept me awake. The host was quite rude and took ages to return my cleaning deposit which was £500 instead of the £250 stated.

Location was close to where we needed to be

It was filthy, months of rubbish on driveway. Urine on the floor and toilet seats. Oven unusable and everything dirty. No hot water or heating. Paid extra for early check in and couldn’t access the property when told we would be able to. Property owner ignoring my messages.

The property was unclean and cannot cook, many utilities were broken e.g bed, leaking shower, the minor damage all around the property and mass amounts of rubbish outside the property that we were nearly charged for due to the lack of space for me to dispose of my rubbish

It was fairly close to the centre

Everything. Communication was shocking. Check in was at 3 and the people I was speaking to at Tudors were ignoring my calls, when I eventually spoke to someone they were trying to keep me away from the property as it hadn’t been cleaned yet - even though I’d explained to them we’d been in the car since 6am with a baby. Not even close to being cleaned properly - not a chance it was covid secure. Garden hadn’t been trimmed in god knows how long, fag butts everywhere, electrical conduit and rolls of wire. Bins were overflowing outside the front. Floors were filthy inside. Water was leaking out of a light in the 1st floor bathroom. We had babies with us at the property and they couldn’t of cared less. I could literally go on forever at all the things wrong with this property. Booking.com’s handling of this has been as equally shocking, they knew what was going on the entire time and were not bothered in the slightest even though they knew we had four children with us, two of which were under one. Shockingly bad

The property is good value for money. Facilities are good, the property is clean and very central.

The property was clean and the facilities alright. The value for money is very good considering the proximity to the city center and the amount of people you can bring. The driveway fits two cars and the Wifi worked very well.

Communication prior to check-in was a little complicated. Not only do they have a separate system where you have to submit a lot of details (e.g. re-entering all your booking details plus the names and upload ID cards of your fellow travelers), but also I had a hard time chasing them with additional questions from my side. Upon arrival it turned out we were given the code for the wrong key box, thus entered the wrong house. But that issue was resolved quickly together with the hosts. Also, it took about a month for my deposit to be refunded. Be aware that the property is just inside the Birmingham clean air zone (additional charge of 8 GBP/day/car).

Highly recommended

Myself and my friends wanted a have a comfortable stay as we explored the city of Birmingham. This property proved to be an excellent choice, from the distance to the city centre to the range of services within a close proximity made this a very pleasant experience. The house was well kept and lovely to stay in, very spacious and true to its description! We will definitely be returning. Great home away from home!
