The room was exactly what I was looking for... close to Fiumicino (Rome FCO) airport where I could arrive late and leave early the next morning... The owner was very polite and arrange for me to enter and collect keys from a locked box and leave without having any fuss.
The only thing was that being winter, it was a bit cold in the room - but this was clearly disclosed so I cannot complain. There is a space heater in the shared bathroom so be sure to turn it on before using the bathroom, it does put out a lot of heat if you turn in on in advance. I think you may be able to pay a bit extra for her to turn on the central heating, but I didn't ask as I was only there to sleep the night and the blankets were more than sufficient.

Walked from the airport along the bike track it took quite a while .. almost an hour but after 14 hours sitting in a plane a long walk was ok. Quiet room once the flights slowed down for the night. Jet lagged and sadly I couldn't sleep. Nice view of the boats on the river.
Coffee, tea cake and biscuits were good, it's a shame there wasn't some jam or other spread to have with the rice cakes.

Pina who checked us in was a lovely lady. Close to Airport but best to catch local bus. Uber was quoted E35, for a 10 minute , 3 km ride is super expensive. Bus was E1.1 with pre purchased ticket or E7 cash on the bus but can be difficult to find stop and ticket seller. Buy ticket from coffee / food shop outside Terminal 3 Room was basic but OK for 1 night.
Can be difficult to get to with public transport. Steep and narrow staircase to carry luggage.
