About this house rental
HISTORIC ESTATE with scenic swimming pool, hot tub and riverside gardens on the outskirts of Bath - ideal for family holidays, retreats, friends reuniting and work colleagues for off-site weekends.
SLEEPS: 8 - 10 (River House) or 12 - 14 (if also renting the Coach House). Up to:
- 6 double bed rooms, which can also be set up as twins
- 5 bath/shower rooms,
- spacious entertaining rooms including a big farmhouse kitchen & conservatory/dining room and
- an extra large living room with comfy sofas, library and open wood fires.

This special and private location on the outskirts of Bath in the South Cotswolds was once the site of a Carthusian Monastery and is scheduled by Historic England.
Accessed only by a no-through road, so almost traffic-free, River House is within 10 minutes of the bustling city of Bath and close to the thriving market towns of Frome and Bradford on Avon.
BEDROOMS can be arranged as super-king doubles or twins rooms, according to your preference.
River House sleeps 10 - 12 in 5 bedrooms and the Coach House sleeps 2 - 5 with one bedroom and further sofa and portable beds.
The properties can be rented together, or separately. Please be sure to let us know if you need both together. Also, please check, before booking a group of 12 or more, that both properties are available together on your chosen dates.
The Coach House is only automatically included if you are a group of 12+.
River House Bath and The Coach House together comprise over 5,000 square feet of accommodation with 2 spacious kitchens and large living rooms.
The conservatory/dining room and a double-length traditional living room, with log-burning fires at each end, makes River House perfect for larger and mixed-age family groups and also for celebrations and entertaining.
Please note that there are some restrictions on outside lighting and noise, due to our location in an Area of Outstanding Natural Beauty.
FEATURES
We offer our guests a year-round serviced Hot Tub, summer-time heated Swimming Pool, BBQ Terrace and riverside Sun Deck with sun-loungers, plus Garden Games and a Fire Pit for star-gazing at night.
Our Caretaker is on hand to help set up and service these facilities. Our Housekeeper can help with extra cleaning and catering.
Wifi/Internet are available throughout with SuperFast Broadband (FTTP) due to our own dedicated optic fibre connection.
Private fishing is available in season with license. There are also wonderful walks along the river and through woodland from the door step.
LOCAL AREA
A scenic railway station in the local village, Freshford, takes you to Bath Spa station in under 10 minutes. There is also an excellent village pub (The Inn at Freshford), village shop/cafe (The Galleries) and medieval castle (Farleigh Hungerford) all within walking distance.
Local supermarkets deliver and local minibus/taxis are available. There are also several very well-stocked local farm shops with delicatessens nearby: Flourish; White Row and Hartley Farm.
CARETAKER, CHEF AND HOUSEKEEPER
The Caretaker and Housekeeper are available to help guests at any time. Our Caretaker is also a qualified Chef available to cater for your celebration or group. Please ask for our 'Friary Tuck' menu if you would like to dine 'at home' in River House.
CELEBRATIONS and WEDDINGS
We welcome small daytime celebrations and private events, including weddings and birthday parties.

Richard and Penny were welcoming, friendly and overall wonderful hosts to a such a beautiful property. 10 of us stayed for a weekend celebrating my partners 30th and I had planned to surprise her with a proposal. Richard and Penny were delighted to hear my intentions and supported me in every way possible to help make it as special as I needed it to be, going above and beyond what I had expected. From being lenient with check in and out times, allowing for decorations and even bringing our forgotten sunglasses to flourish after we had left (note from our image of Richard, bringing said glasses to our luncheon). The scenery and views, not to mention the weather, made it into a perfect weekend. I couldn’t thank you both more. A memory we will cherish forever.

We had a wonderful stay in this beautiful house. There were 10 of us and there was plenty of space to
spread out. The house, grounds and surrounding area are wonderful. A perfect place to ‘escape’ to, yet with lots to do n the surrounding area.
Our 3 and 5 yr olds adored exploring the grounds, swimming in the pool and feeding ‘Pecky’ the chicken. We were made to feel so welcome. Every query we had was answered immediately.
Highly recommended.
