Breakfast is not included, but the apartment has a fully equipped kitchen where you can prepare your own meals and drinks. The only thing I missed was a microwave.
The apartment is in good condition, well heated for winter, and provided with bed linen. Everything was clean and ready to use upon arrival. Access to the apartment is straightforward, and communication with the owner was excellent. He was always available, kind, polite, and happy to answer any questions about the property.
The area is very quiet and beautiful. However, the road access can be a little confusing at night, and it is easy to mistake the property in the dark, so I would recommend arriving during daylight if possible.
The complex also has a swimming pool and a tennis court. In summer, I am sure it must feel like a little paradise.
Regarding the property itself, I am very happy, my expectations were fully met.
As for road access, especially in winter, I strongly recommend avoiding travel at night. The road is very narrow and often covered by dense fog after dark. In those conditions, it does not feel safe to drive. At least during winter, it is much better to travel during daylight and avoid nighttime driving whenever possible.
Montaione, the small village near the property, has a supermarket and basic services. The location is also convenient for visiting San Gimignano, Pisa, and Florence, all within about an hour’s drive. However, the routes pass through hilly and mountainous roads, so careful driving is essential.

The instructions were not clear on the BOOKING.COM instruction. I had to use WHATSAPP to get in touch with the locator in order to get all the actual info I needed. The description on the site is misleading as the number 41 leeds to anothe property in the same compound. I'd suggest to specify the use of Whatsapp to get in touch with the owner and specify the property number 61 in stea dof 41 as written in the description. there was non property name nor details in the BOOKING.COM file.
All was good.

La situation géographique, le paysage autour, le calme, la piscine avec une pataugeoire pour les plus petits.
L'équipement plutôt vieillissant de l'appartement. L'exemple le plus pénible : on ne peut pas faire tourner les clim et la plaque de cuisson en même temps.
