Good location, clean appartment, suitable for short stay.

Location by the Sava waterfront is very good. Lots of restaurants in walking distance. Appartment was very clean.

Appartment was rather small (still quite functional for one person). But, pictures available when making reservation showed different appartments (not the one which I booked, so it was a bit surprising)

The location is good, check in was clear and easy, clean towels.

The bathroom was dirty overall (stains on toilet seat), with cracked tiles and wobbly shower head. Also the microwave was very dirty (splatters of food inside).The price we paid does not match the apartment, would reccomend investing a little bit and changing things that needs to be replaced.

Even though the complex is new and located in a great area, I was disappointed. New does not necessarily mean good.

The location was great.

The bathroom was not clean upon arrival — there were hairs left on the tiles from previous guests, and the towels had an unpleasant smell. I was also concerned about security. The keys were left for us in an open locker, and both the payment for the apartment and the return of the keys had to be done by leaving them in the same open locker, which did not feel safe. I understand that it was a weekend, however I expected the staff responsible for communication to be more available, as they stated that they were at guests’ disposal for any questions.

Wrong address, dirty dishes, torn towels... feels like a hostel rather than "royal apartment"

Everything that is good with this property has nothing to do with the property itself or the hosts, but a general location. BW is a fantastic place in Belgrade, very safe, lots of amenities nearby and access to main roads

1. The address in the booking description (and the pin on the map) does not match the actual address. The actual address is another house in BW 2. Despite booking 4 days in advance, the host sent the details 14h before the arrival at 02:00 at night 3. Despite naming themselves BW Royal, there is absolutely nothing luxury or special about this apartment or the host company. The communication is unprofessional, takes hours to answer, and if there are any problems they try to gazlight you as if it was your fault 4. Despite having 2 guests, the room was prepared for 1 guest. The host offered to wait till next morning to fix that, but after complaining to booking support, they managed to bring towels and bed sheets 5. Torn towels. I do not know how many times they were washed, but it is torn rags not towels. I had to buy towels from a nearby shop myself, as I would not even wash my car with the towels provided by the host 6. Dirty dishes. Traces of food, coffee, etc... Hosts does not know what professional cleaning looks like 7. Dirty windows. Despite having booking in late summer / early September, there were Christmas paintings clearly from last year. Partially cleaned, partially still on. Cleaning is definitely not the strongest part of the host In the end, no apologies & hours of time spent on the phone communicating with booking support, because if you do not complain, the host will only gazlight you and do nothing. I have no idea how they got their rating, but I would not even give them 7 stars

Decent accommodation with some issues, located in a good neighborhood of Belgrade

Location was good, property offered parking access (for an extra cost). Room was OK, we found the room at optimum temperature when we arrived (weather was extremely hot, 36 C on the day of arrival).

The bathroom was nor properly cleaned and one of the shower fixtures (covering the shower drain) had been removed. It didn't look clean or orderly. Also, one of the windows did not close properly. We stayed one night (Sun - Mon), and being Sunday night, there was some very loud music playing at a club nearby - as the window didn't properly close, the noise filtered into the room and it was hard to fall asleep.

Very modern. Super clean. Great location. Best sleep in that bed! Excellent selection on TV. Well equipped. Complimentary coffee pods and water already in the fridge. Great water pressure. Hot water quickly. Great views from the balcony. Staff assistance through what’s app was exceptional. Above and beyond. It was easy to check in and out. Even flexible if I needed to change dates.

Nice and central, but missing key comforts—small details added up during our week long stay

Easy, keys were in the open mailbox at the reception. and the receptionist was very polite.

The apartment is nice and centrally located, but very small. It's like a hotel room really, so a bit small for a 6-day stay. However, we wouldn't mind that, but the thing that wasn't great - no paper towels, no laundry detergent/pods, only a few coffee capsules for a coffee maker (and we couldn't find the same brand in the markets close by) etc. One of those wall mounted hair dryers that take forever to dry long hair. Small things, but they make or break your stay.

Despite hiccups like noise, the stay was generally comfy with a comy setup and nice city view

The apartment is exceptionally pleasant and comfortable, featuring a modern interior design. During our stay in mid-January, despite the cold weather outside, the apartment provided a warm and cozy environment. It is equipped with all the essentials for a family stay, including a dishwasher, washing machine, and ample tableware and cutlery. The neighborhood is contemporary and offers a variety of appealing destinations: - The Gallery shopping mall is a mere 10-minute walk away. - The Danube embankment provides a scenic retreat. - Numerous cafes dot the area, offering diverse culinary options. - Abundant playgrounds cater to the recreational needs of children.

Our stay was marred by a few unpleasant incidents: - Upon our late-night arrival at the apartment, eager to settle in after a long journey, we were instructed to collect the keys at the reception. However, the keys were not there, and it took an additional hour for them to be provided to us. - Despite the appealing city view from our 16th-floor accommodation, a sizable construction site directly in front of the building generated considerable noise, especially during weekends and early mornings. - There was ongoing renovation in the apartment above ours, with drilling commencing at 8 am and intermittently persisting until 5 pm. If you are planning to stay in the apartment during these hours, you may find the noise disruptive. - The bed and sofa in the living room proved to be a tad too soft for my liking.

Great apartment in a nice new building with lovely and friendly hosts

The hosts were amazing - very kind, pleasant and service minded and went an extra mile to make us feel welcomed and taken care of. I would book again with them for sure. Location is great, apartment is very nice and clean and new, and walking distance from Belgrade waterfront promenade. Parking is very convenient. Even the TV set had streaming possibility so we could stream the content from our phones. Really lovely.

Beautiful little apartment near bus station

Beautiful little apartment in the new Belgrade waterfront area, very close to the bus station. Bed was large and very comfortable, great shower pressure, balcony and whole apartment was spotlessly clean. I only stayed for 1 night and used the fridge and kettle but both worked well. The host was very nice and helped me with any questions.

-The receptionists are so lovely, kind and welcoming. -Self check in was nice, the key was ready and all the instructions are clear even we booked at the last minutes, it went well without any problems. -Stylish apartment, have coffee machine, 3in1 coffee as well, still water and sparkling water in the fridge…etc -it located at a good zone which is a new area in Belgrade, downstairs got coffee shops, restaurants, bakery, all looks great! -Basically the apartment got everything you need. Washing machine, pods, iron, vacuum…etc

Nice, new apartment. Secure and ideal location for us.

New apartment block with clean and tidy facilities. 16th floor with views over the city (and over some construction - but it didn't intrude). Great little kitchen and lounge. Shops within 10-15 minutes walk. We mastered the bus system, which was cheap and efficient to get around (using moovit app). You can also walk to waterfront and into town in 15-20 minutes. We were there for World Rowing Champs, and this place was halfway between town and the regatta course.

Not inexpensive, and posting a large bundle of Euro and local currency cash for payment into a letterbox was a little unnerving, but it seems to have worked out ok.

Great stay at Apartments Royal

This is a fairly new studio apartment that came equipped with all essentials. The host (Jelena) was very helpful with detailed instructions for check in, payment and answered questions promptly. Nice touch was to have coffee, sugar, salt and water available upon arrival. The building is part of Belgrade Waterfront project (construction still in progress) and is very close to a big shopping center and restaurants along Sava river. Highly recommend this property.

Can be difficult to find given the amount of apartment complexes around. The instructions sent were good, though it still took us a few attempts to find the right building.

Great apartment with super balcony, private parking and excellent location.

Payment by cash Euros only was inconvenient. The balcony overlooked the River Sava and a large building site because more high rise flats are being built.
