The positives: The room itself was functional with good heating, Wifi, and a fridge. Towels and toilet paper were provided, and the location is decent (with free parking available nearby on weekends). Every thing is clean and new.
Overall 6/10. Okay if you need the absolute basics, but the process is hassle-heavy.
The negatives: The experience felt a bit odd. First, regarding the cleaning fee: even though it is written in the description, it should really be included in the total price on the platform. Asking for separate payment upon arrival feels unprofessional and lacks transparency.
Communication for check-in was awkward: I had to call the host who seemed to be guiding me via CCTV, which felt intrusive. Inside, the house is plastered with paper instructions and rules, making you feel treated like a child. Also, the shower pressure is quite low.
Safety: My main concern was that the main entrance door was not always locked, which didn't make me feel very secure.

A staff offer me a tea without any breakfast because it's empty. A black woman is nice, and good communication as well.
A pillow looks bit dirty and smells like old clothes. Not washable.

The operator, Martha has no respect for customer. Hidden cleaning fee of £15 for just a day sleep is nothing but pure exploitation. No regards for customer’s dignity or humanity on her path. She was ready to send me out in the cold with no refund of the £28 paid for the reservation if I had not called someone to spare me £15 as I didn’t expect to pay any cleaning fee on site. She was so mean, greedy and cunning in her approach to the business. I slept in one of the top rooms which was so cold with a duvet best fit for summer and no heating. By far this is my worst air BnB experience. She is a bad partner for booking.com who I have been booking with before now with satisfaction in terms of price and services.

The information on the listing was misleading — it clearly said the £15 cleaning fee only applied to weekly stays, yet the host demanded it for my one-night booking and then refused me entry when I couldn’t pay. I was left outside at midnight with nowhere to go, forced to sleep at a bus stop in the cold after already paying for the room
I booked a room for £28, the only amount I could afford at the time, thinking I had secured a safe place to stay. Only after booking did the host demand an extra £15 “cleaning fee” per week, which was never made clear upfront. I told her honestly that I simply couldn’t pay anything beyond what I had already booked, as £28 was all I could manage.
I even called Booking.com before my arrival, and they assured me I would not be charged this hidden fee. But when I arrived at the property at midnight, exhausted and vulnerable, the host heartlessly pushed me out into the cold night because I couldn’t pay the extra money.
I called Booking.com again, hoping they would protect me as a customer, but instead the story changed: suddenly they said it was up to the host to decide whether I’d get a refund. Of course, the host refused.
That night, I had nowhere else to go. I was forced to sleep at a bus stop in the freezing cold — after paying for accommodation that I never got to use.
This was not just about money; it was about being treated with dignity. I felt abandoned by both the host and Booking.com, and the experience left me hurt and deeply disappointed. No one should have to go through this when booking what should be a safe place to stay.

I checked in late so the lady said she will give me the room downstairs since everyone is already asleep, i was okay with that. Then in the morning around 7 she is busy banging and speaking louder as if it is not a bussiness place, to tell the truth i had a very bad Experiance. I wouldn't recomand it to anyone.

Very steep staircase, WiFi wasn’t working, and most especially very aggressive host. Also heater wasn’t working and was given a room at the attic with low temperature.

Terrible experience – hidden fees and unresponsive host
I made a last-minute reservation, only to be told after booking via private message that I’d need to pay an extra £15 for cleaning upon arrival. This charge was not mentioned anywhere on the listing, and the booking platform clearly stated that the price included all fees.
I contacted the platform, and they agreed that this extra charge was inappropriate and told me they would ask the host to cancel the booking. Despite several attempts, the host didn’t respond. I was also asked to reach out, and unsurprisingly, the host ignored my messages until the following morning. By then, I’d already decided to avoid this property entirely.
I had seen some negative reviews before booking, but this experience confirmed they were absolutely accurate.
Initially, I was told the booking was “non-refundable.” Funny how the rules can be bent when it benefits the host, but suddenly become rigid when it doesn't. Thankfully, bookings platform eventually refunded me, but it took longer than it should have due to the host’s lack of cooperation.
Avoid this property. The communication is poor, the hidden charges are dishonest, and the overall experience was frustrating and stressful!

The owner works incredibly hard to keep the place spotlessly clean. The house itself is a work in progress but still offers exceptional value for money, the bed was comfortable, the telly had all the usual players, the fridge in the room was a really nice touch that you don't get in a lot of places, the kitchen has everything you need but the star of the show was the host, a welcoming, wonderful, warm, bright and smiling human being, the sort of person who just makes you smile.
If I could make one small improvement I would have liked a kettle in my room so that I could make a cuppa late at night or first thing in the morning without disturbing the rest of the house but this is not a criticism, more an observation.

Great Parking. Mark was very friendly and helpful (other owners were away I think). Had all place to myself. Clean (apart from shower). Great facilities. Decent location; 30min walk to city centre. Mark made me feel very welcome.
Strange notes everywhere, and I mean everywhere. The owner must be neurotic. Many notes in every room treating you like children. For example there was even a note on the microwave telling you to not leave fingermarks because of "health and safety". The shower had nasty stains on the floor. The residents in the area had no respect; loud all night, horns blowing, arguing neighbors, and South Asian men loitering on the street.

The place was clean but the room lacked anything apart from a bed. The cupboards were full of clothes and the duvet very thin. There were no towels. The bathroom was small and cramped and the sink had cleaning equipment all over it. The shower tray had a taped and glued repair in the floor, and I didn't use it. Nonetheless since I was there for only 2 nights I slept OK.
The bathroom needs to be cleared of clutter. The room should be provided with towels and have a better duvet.

they forgot to put the key for me, but they solved that, then it was very cold in the room and i could not sleep, i wanted to drink tea but i could not find the boiler, it was old apartment but they rebuild it but not very good, I could not find the internet password but in the morning they show me it.

so here’s the rub. I don’t think this kind of property should be on booking.com
this is advertised as a guest house, but really this is a room in a person’s house. this is an Airbnb or couchsurf at best.
taking nothing away from the hostess who is one of the most lovely people I’ve ever had the pleasure of meeting, but this is basically unreviewable.
for context, I paid a similar amount for a hotel room in Northampton which despite being noisy provided me with my own bathroom, kettle and tea making facilities and felt like a proper hotel despite its faults.
I paid nearly £50 for one night here and the bed was old and squeaky, the door to my room had trouble closing and the whole place smelled like fresh paint. the room was also next to the front door and I was awoken several times by comings and goings.
I understand that the landlord has to make a living somehow but for what this property actually is, I felt a little deceived.
please don’t think of this as a reflection of the generosity and hospitality of the landlord which was wonderful, they are merely taking advantage of a lack of vetting as far as booking.com go.
sadly though for anyone looking for a hotel room on here I would strongly advise against booking a stay here at hotel room prices.
