Wonderful stay in the heart of Assisi

Excellent location in the heart of Assisi. Easy access for meet up and drop off of luggage. Parking solutions are a breeze using Mojano parking garage. We had a slight issue with heating that was addressed and fixed nearly immediately. Totally enjoyable experience and would highly recommend.

Location is very good. The Apartment is spacious, renovated and has basic appliances. The owner is very kind and ready to help.

One wardrobe has no left door, kitchen pots are low-quality and only a few. There is no mirror in the apartment and lights are hanging on electric cables from high ceiling. Certainly, with a little investment apartment here and there the apartment could be given more positive feedback.

Beautifully positioned apartment in central Assisi

I reserved this room based on the location primarily. It is in the center of Assisi, near to a large piazza and there are tons of restaurants and shops nearby. It's an easy walk to the Basilica and other churches. The manager kept in great contact, gave us several options for picking up our key, and he even made a video for us! He was wonderful to deal with. The rooms were large, there was a kitchen (we only used a knife and some glasses), and a large lounge. Wi-Fi was good. The rooms were clean. The bathroom was a bit tight as was the shower, but this is typical for Europe/Italy and we weren't surprised--everything worked well, the shower was powerful and had ample hot water. The bedroom was large. The bed was low and the mattress a bit thin for my liking, but it was comfortable and I slept well. Overall I thought this room was a terrific value in Assisi.

Perhaps a higher bed with a thicker mattress?

A very enjoyable few days in a great, well situated, spacious and well equipped apartment

The apartment is in a terrific location near the Piazza del Commune. There was a bit of sporadic street noise but nothin bothersome. It was clean and had exactly the right facilities for breakfast or a light meal. The host was very helpful. All in all a very enjoyable experience

Great place to stay while in Assisi

Clean and great location close to all the places that we wanted to visit. Paolo is very friendly and welcoming… picked us up from the train station for a small fee and brought us back. He was always available by Whatsapp for questions.

A perfect getaway place when visiting Assisi and visiting religious sites in the city.

The rooms were huge and the beds were comfortable. The location is excellent as you can just walk everywhere. The contact with the host was clear and friendly. We had two apartments (2 families of 5 people) and we were well accommodated.

If I may suggest that they already add the price of the bedsheets and towels included to the price as this misleads on making a choice of hotel (it shows as cheaper option but at the end is more expensive). It would also be nice if there is some coffee/tea available. The bathrooms need some extra care but we could see that Paolo was working on some renovations.

Challenging and exhausting experience

The apartment is well located - just a 10 minute walk from the Basilica

We spent almost 4 weeks in Paolos apartment and it was a really challenging and exhausting experience. The worst thing first: there were bedbugs. I got a lot of hurting and itching bites and had to take medicine against the allergic reactions. In the beginning, Paolo reacted: He changed the mattress, the sheets etc. and the apartment was cleaned. But finally, he didn't believe us and didn't take the bedbugs-problem seriously enough. For example, the sofa which was taken out of our apartment because of the bedbugs, was placed in the hall in front of a cupboard (with fresh towels, sheets etc.) - as far as I know without treatment. We had to invest a lot of time and money on this bedbug-problem during our vacation :( Nevertheless, we were trying to learn from it - as best as we could. A challenging lesson. A list of the problems in the apartment: - Bedbugs - > Constant washing - a huge effort - Internet very bad, most time no internet - Smelly bathroom (small room) - Neighbour noises in the big room: You can hear EVERYTHING, TV, snoring, talking, sex, ... This is not surprising because the apartments are only separated from each other by a room door. - Without the sofa there was nowhere to sit comfortably together :( - Only one room was prepared when we arrived - We had to insist to get 2 keys - Because of the high ceilings, the sound gets really exhausting when you talk to each other. Problems that existed and were succesfully taken care of: - Blocked shower and broken shower head - the heating and warm water didn't work two times All the others were constant companions! That makes a difference. We also had to communicate these problems with the landlord and find times to meet - which was annoying, too. Altogether: very exhausting and challenging.

The stay was made poor by failure to provide basic amenities and sub par hosting especially for a property with a relatively high rating. The three main issues I would like to highlight are thus: 1. A failure to provide internet. The property is advertised with wi-fi something we always look for as it is necessary to our (and most folks) travel these days. We needed it predominantly to 'check in' for our following days train tickets (in Italy one is obligated to check in on the day of travel to all online train tickets) also to communicate with our host for our next accommodation. We contacted the host several times who did not address the problem. 2. I understand that we missed in the small print that the property had additional charge for linen when we booked. However I cannot believe that €20 per person per night is reasonable. That would have been €40 for a single night's stay, almost doubling the cost of the night. 3. As well as general hazards pointed out in other reviews - broken plugs, wires lose from the wall, the general effort in regards to hosting was sub par. We were told on arrival to use the kitchen to cook, which was one of the reasons we had booked it, but the provisions were incredibly meagre. As well as the basics (oil, salt, sugar, tea, coffee - obviously not required but almost always stocked in kitchen or kitchenette parts) being withheld there was no knives, cutting board or utensils to cook with and no tea towels or clothes to dry with. Which meant every time we washed something or used the sink we had to go to the bathroom to dry our hands on towels we had to go out and buy ourselves. Our stay was unpleasant, stressful and caused us to spend significantly more money and time, which in turn significantly consumed our time to enjoy the destination.

Detailed Q/A under the AvaiBook site: Bad choice based on the booking offer, far from what we reques

Summary: The host did not answer any of our repeated questions via booking. We did not find the apartment in the same house number (3 instead of 5) as the one given by Booking, (but we thought we were wrong at first, as our previous house number was also 5...) but no, it was simply not the apartment as shown in the photos. There, the advertising material showed huge spaces in the rooms. The flooring was not of that kind, we realised that later. There were no beds, no dining area, no cupboards, no chairs like in the photos. There was no TV at all, not even a mirror in the bathroom. The Wi-Fi did not work, we did not get a solution to our question, although nowadays this is one of the most important things in a foreign country, so we had to use mobile internet, which is very expensive. There was an open fire in the kitchen, which was also a bedroom, but there was no carbon monoxide detector in the flat, which is probably considered very dangerous in a common air space. Also, there was a damaged socket outlet pulled out of the wall, a bathroom light hanging on a wire without a socket, etc. We find the lack of bed linen and towels to be objectionable, but as we were on a pilgrimage, we had all the equipment we needed to sleep, including a sleeping bag and towels, but we still do not think that this should be provided by the host at extra cost. Instead of the spacious windows and the repeatedly mentioned views indicated in the booking photos, there were small windows everywhere, typically facing very close walls. Instead of three huge rooms opening into each other, the apartment was a cramped hallway that was also one of the bedrooms and the kitchen, so two additional bedrooms opening from this were the accommodation. So, the first room, which opened from the top of a staircase, was the hallway itself, with a transparent entrance door, which therefore also looked specifically onto the bedroom that was also integrated with the kitchen. Good location. Hard to find as no signage and no contact from owner until I was roughly outside and by chance he found me (no contact made stating he would meet me in general area).

The noise factor....the adjoining room which wasn't part of my suite has a very thin door so all their noise and commotion came thru. Not owners fault but that thin door shouldn't be there and should be walled off. Also, no view whatsoever...just a courtyard. No bathroom space. No mirror whatsoever except a small stained one in bathroom. No coffee. Listing says coffee maker which I assumed meant coffee bit no coffee beans either and none to buy around as no stores easily accessible. Made it difficult to get early coffee morning as no cafes open before 10am unless u walk far from it. One frdige doesnt work. No microwave. Pictures are accurate but it didn't meet my expectations at all. Musty smell all around and couldn't open windows due to mosquitoes. Good location otherwise.

The place is very walkable to all the sights in Assisi. It is also extremely quiet at night. It's proximity to all the churches is great, allowing us to visit many. The place had everything we needed for the 3 days we were there.

The owner is really friendly and goes out of his way to make your stay pleasant. He’s also able to get you discounts at restaurants. The location is great, everything is within a few minutes walking distance.

Cool apartment in the heart of Assisi which made our trip even better

The apartment is really cool and super cheap, right in the heart of Assisi. Even though I had read in other reviews that people complained about it not being clean, we had nothing to complain about. clean sheets, clean towels (we did have to pay an extra fee for them which was weird, but the total price was still very low) Paolo was very helpful, talkative and friendly. we were a group of 6 and we really enjoyed or 2 nights in Assisi.

the wi fi works well in the room where the router is, but the signal is poor or non existent in the other rooms. You can here people walking on the hallway and in the apartment next door, but this didn’t bother us much

Great location and huge apartment

It was located right in the centre, within easy reach of everything to see. The property is very large and comfortable, clean and the bed was so comfortable - wonderful firm mattress. The owner was very kind and helpful, advising us on parking and places to eat. We stayed one night and it was perfect. Good value.
