Thre is a kitchen space with hob (no oven) and small fridge and microwave.

The living area has a mix of leather reclining sofa equipped with the convience of usb charging points. two comfortable armchairs and over sized bean bags providing ample seating for 6 , so everyone has a comfy seat

BEDROOMS:
The master bedroom has a 4ft6in bed frame. Make use of the full length mirror, vanity to get yourself ready for your night out. Bedside tables and lamps all make things a little more homely.
The 2nd bedroom has 2 x 4ft6 beds, a vanity, wardrobe and bedside lockers and lamps also. The bathroom has a large walk in electric shower, heated towel rail and vanity. Basic toiletries, bathroom linen and toilet paper are supplied.

There is a parking nearby at Hynes Yard Park Rite Merchants Road. Please visit their web site to obtain the best rate for your stay dates.

The only other thing to note would be that there are 8 flights of stairs (~65 steps) to ascend to the front door of the property. This may be a consideration for those that having difficulty navigating steps, or if you will be bringing particularly heavy luggage with you.

We will collect a refundable security deposit of €300 for monthly utilities and a final deep clean of €150 This will be collected offline
**NOISE SENSITIVE PROPERTY - STRICTLY QUIET HOURS BETWEEN 10PM AND 8AM**. This building is equipped with a non recording noise monitor which is set to acceptable thresholds for conversation during 10pm and 8am. Excessive noise alerts will be treated as a violation. If we are contacted by the management company or neighbours about a disturbance this will result in a total loss of security deposit and an early termination of your rental agreement.
