Location is excellent for proximity to the colosseum. Room has a fair amount of space.

Air con works very well however the room closest to the door needs the air con cleaning as it messed up my throat after one night of having it on, I still have a cough & sniffle over a week after getting back. Had this previously with other cheap places I've stayed at. Mattress is very thin & the door handle falls off the bathroom. Wardrobe is built for people over 6 foot.

Fantastic location. A small, quaint, lovable, great value for money location. On Via Labicana. Just a few steps away from the amazing Colosseo. Just 3 blocks. 10 minutes walk or less! And the room itself was very clean and comfortable and has air conditioning, which I find is an absolute must for this time of year (June to August). We stayed in the last week of June. And by the way, the staff who kept in touch with us from the week before our arrival and greeted us on arrival and whom we met and chatted with during our stay were excellent. Professional and courteous and friendly and helpful and gave great restaurant recommendations and advice and were so kind to us. Am so happy we stayed here. And the bed was very comfy and the bathroom and shower were big and modern and clean. My wife was happy with the choice.

Two small things to mention. The elevator in the building is small, and cannot easily hold 2 people with 1 check in and 1 carry on luggage. Truth is, this is very common and normal for Rome. The second thing to mention: the air freshener that was used in the room before we arrived was a little strong. Just a mild note.

the location was brilliant.

the bed was really hard, there was only 2 flat pillows on the double bed, marks all on the walls, the shower nozzle had broken so you couldn’t adjust the height.
