Superb

The location of this home and the yard overlooking the lake cannot be beat. There is a direct path down to the lake and good restaurants, so it is easy to avoid driving during your stay, which is important considering the traffic in Como during the summer. The hosts were wonderful, keeping in touch and providing useful information for our stay.

The house is huge and fit all of our large party, so it worked well for us. However, it is not a luxury villa, and is decorated more like a rental family home. Of course, if you have children or a large party and are concerned about damaging items, this place works very well.

I know it does get cool most of the nights, and air conditioning is not required, but a fan, of some sort, in the queen sized room would have been welcomed for air circulation and coolness. We don't like leaving the outside french doors open in the room for an option at night.

Fantastic view that you can't get enough of. The villa itself is very beautiful and well enough for 14 people! Everything was clean, enough towels for all guests, great guest gift, good communication before and during the stay and complicated check-out.

Only the pool could be a bit heated, but probably not a problem in high summer.

We would definitely stay at Villa Principessa again- it's the perfect location for a large family!

Villa Principessa is in the perfect location to get a true local feeling of Lake Como. It is set on a hill in a quiet neighborhood with a beautiful view of the lake and plenty of room. Our family was greeted with a wonderful welcome basket filled with snacks. The rooms were very clean and the kitchen was fully equipped for making an evening meal with the whole family. The house has impeccable landscaping and a pool you'll love to relax in. You can easily access the beach from a peaceful 4 minute walk on a secluded trail with a waterfall. At the bottom of the trail there is a hotel restaurant that has the most delicious pizza. Our contact and host- Deborah and Greta- were absolutely amazing! They answered any questions we had and were very accommodating with all of our needs including check-in, check-out, crib availability, payments, and any other questions we had. Deborah was quick to respond to all of our emails and was very easy to contact during the whole process. Her professionalism made all of our travel worries disappear! All of our expectations were met and you won't be disappointed with choosing this villa!

The only comment we have is to maybe have one room with air conditioning- but the beautiful and clean pool, cool breeze from the lake at night, and access to many fans completely made up for that!

Absolutely amazing villa! Looks better than in pictures. We enjoyed every minute. Big pool, lovely terrace for breakfasts and lunches, very well equipped. Highly recommended for a weekend with friends. I would go back for sure.

Absolutely gorgeous!

The villa looks even better in real life than in photos! The view is gorgeous, the rooms are nice and clean, plenty of space for 12 people. We spent most of our time outside in the terrace taking in the views and enjoying the pool. The hosts were very helpful and responsive so communication was easy. The town itself is very small but it has a couple of really nice restaurants and a really cool cocktail bar by the late that we would definitely recommend visiting! It’s also super easy to get to Menaggio by bus (15 min ride) and from there you can catch a ferry to Varenna (another 15 mins) and Bellagio etc. They were always on schedule as well so very convenient, if you don’t have a car (we used private airport transfer). Overall, we truly enjoyed our stay and would definitely recommend this villa.

Not the properties fault obviously but it would be great, if there was even a small shop nearby.
