Location is perfect 3 min. to train station, 8 min. to big and good grocery store, very friendly stuff

It is the most strategic place to visit Venice and it was my absolutely right choice!
Exactly 5 minutes walk to the railway station. Exactly 10 minutes ride by train to Venice Santa Lucia (ticket 1.50€).
After a mad day in Venice in just 15 minutes you can rest in a nice old villa with all comfort.
It was very pleasant that it's warm in the room and the bathroom, what is quite rare in the private sector of Italy during winter.
The bed is comfortable and linen is brand new. Breakfast has everything including some things without gluten.
Federico is a very nice, helpful and polite host. After our checkout he allowed us to leave our luggage in the villa, and our car in the parking backyard for free.
We enjoyed our stay and would recommend villa Gardenia to everyone looking the easiest and nicest way to reach Venice without a car.

The host is very friendly and communicative (lack of English didn't prevent us from talking, thank to google translate))
Everything was ok, but you have plan to the airport thoroughly (the bus id the easiest way, the train trip have to be checked:) Actually, it's not a problem at all.

The staff were friendly. Close to Marghera station. The room was clean. The bed was a little hard but that’s personal preference.
It’s a shame what was left of the garden was basically overgrown and huge aircon compressors put in the ‘garden’ when the scruffy back yard would have not been more marred by these
The street had abandoned houses and looked unsafe. The hotel yard was a wreck with broken paving and a falling down outbuilding. The old windows did not seal well and mosquitoes got in. The shower leaked all over bathroom.
