About this villa rental
Beautiful, large duplex villa for 8/14 people in a newly and finely redecorated outbuilding. The villa is located in the heart of Tuscany, in the countryside surrounding the ancient village of Capalbio. And it is positioned at the center of a 'farm of 64 hectares called "Poggio Capraio". And 'it situated in a beautiful hillside location, with a 360 ° view of the surrounding countryside. Completely surrounded by woods, olive groves and cypresses: but, at the same time, only 12 km. from the sea coast. A long sandy beach, awarded every year by the Environmental League with five blue flags (which guarantee the purity of water and the commitment of the City of Capalbio for the protection of the ecosystem).
The villa is composed of a spacious living room (with a sofa-bed for two people also), a fully equipped large kitchen (gas cooker, oven, fridge and freezer, dishwasher), 3 double bedrooms,1 large bedroom for kids (5 beds), 3 bathrooms: 2 with shower, 1 with tube (and shower), and a laundry room (with washing-machine). Equipments: air conditioning in every room (not included in the rental price), TV color, internet wireless no-limits connection. Baby-cot available on request (included in the price). The villa is provided with an original wooden and cotto floor from Tuscany and is furnished with antiques in typical Tuscany’s country style. External frame work with pergola, table and chairs, deckchairs and barbecue, private garden, private shaded car park (for 3 cars), and private pine forest.
The villa is named after the large 'Lime Tree' located in the garden.
Price on price-list includes: taxes, heating by wood-stove, linens and towels, electricity and final cleaning service.
Additional features:
1) On request we can add one or two single beds: For an additional single bed please add 20 euro to the daily price
2) Linen is not included in the price. You can bring your own, or we can provide it for you.
In the latter case, the prices are as follows:
Sheets and pillowcases for the bed + pair of towels (bath towel + face towel) €6 per person per week.
We have decided to do this to allow our guests to save a little money and offer the lowest possible price. We have specified this extra in the description in our advertisement so that guests are informed before booking.

Had a wonderful stay at this private estate. We had a party of thirteen and the villa worked out perfectly. The caretakers were kind and welcoming, along with their furry friends. The location is just beautiful. Although easily reachable to many locations to me it was the true Tuscany rural vacation.

We stayed one week at the appartment Lime Tree. We were only with 3 persons, but I would say that it can comfortably accommodate up to 10 people.In my opinion, the description of the location is correct: very secluded in the middle of nature. The photo's are very representative.
I would like to respond to some of the complaints given by other renters on Lime Tree and Sunflower (part of the same property, but each has its own private garden):
- yes, the last 2 km (2.5 km including the property access toad) are on a dust road (typical tuscan strada bianca), but it is easily accessible by any type of car. - we had no problems at all with insects inside the house although we kept the doors open all the time (all windows have fly screens)
- the equipment of the kitchen is simple but sufficient
- we had some problems with the internet at first, but the owner made all efforts to have it quickly repaired
I can really recommend a stay at this property, especially given the rental rate compared to other houses in the same environment, as long as:
- you are not afraid of dogs (they are nice and calm and do not bark at night but they are also quite big and eager for company).
- you are not expecting a see view or city trip experience
- you don't want to make phone calls all of the time (the GSM reception is quite poor, but the WIFI is excellent)
We went out to eat every evening and I can recommend Il Tortello in Pescia Fiorentina (less than 10 minutes drive, very good pasta dishes, simple but cosy and cheap), L'angolo di Capalbio for very good pizza and Tullio (also in Capalbio) for typical Tuscan cuisine.
Places you should definitely visit while you're there:
- Capalbio! The parking lot at the hilltop is quite expensive. Just park your car at the beginning of the village at one of the free parking area.
- Rent a bike to visit Feniglia (there is a bike rental station just before entering the protected area of Feniglia, no cars allowed inside the protected area !)
- Roman remains of Cosa in Ansedonia (entrance is free, except for the museum)
- Vulci archeological area: make the complete tour which ends at the small, but very beautiful lake Pellicone.
- Visit Pitigliano and take a hike through the Vie Cave around the village
