About this villa rental
The villa, completely renovated in 2019, is located on a hillock, surrounded by a beautiful park and a wonderful view of the Tuscan hills. In a few km you can reach the most beautiful cities of Tuscany such as Pisa, Florence, Lucca and Siena. About 20 minutes by car we can reach the beautiful beaches of Tirrenia and further north of Vecchiano, Viareggio and Forte dei Marmi. To the south you can go on the beautiful seafront that from Livorno (the rocks of the magnificent Romito) reaches Cecina passing through Quercianella, Castiglioncello and Vada. In the park there is a circular swimming pool of 5m in diameter with a large illuminated garden, parking inside the private property with an electrified automatic gate.
The house has a well-equipped kitchen with dishwasher and laundry room, sheets, blankets and towels are included in the price.
The extras to be paid locally upon check-in are:
- Electricity, gas and water costs that are paid according to your consumption (usually they amount to approx. 100-150 € / week, but depend on your use). You will be asked for a security deposit for consumption of 200 € / week or 300 € / 2 weeks.
- Wi-Fi (20 € / week up to 7. 5GB, unlimited from 24H to 8h, then goes extra), optional.
- Pets are allowed at a cost of € 10 per day each.
- Beds / double rooms used as singles cost 10 € / day / room.
- possible use of wood for the barbecue or fireplaces (20 € / week).
- Cleaning and management costs are mandatory and amount to € 250 / stay.
- Tourist tax in accordance with local laws.
All extra expenses must be paid in cash and in advance on your arrival.

This house is excellent for a big group holiday where you can enjoy a well equipt and clean stay. You’re isolated and can be as loud as you want to all day long. The house is attached to a large garden area where you can enjoy the pool. There were no mosquitos during the night. Daytrips to nearby cities like Lucca or Pisa and also local beaches are pretty and around 30 minutes by car. The communication with the owner was very easy and friendly and he was keen on helping us with all our questions. The check-in and check-out were very easy-going and at the time we wanted to. The costs for water and electricity summed up lower than the deposit which made us happy. We can recommend the house for groups of friends as well as for families. We would advice cars capable of driving offroad to reach the gate. We were super happy with our holiday and it was exactly how we pictured it.

We spent a week in the house and we were fascinated.
The house, the yard, the pool and the location were just perfect.
Francesca and Andrea were the perfects hosts and also took some of their valuable time to give us recommendations for activities and groceries around the location.
It was just perfect and we enjoyed our stay a lot.
As already mentioned in some reviews before, the gravel road to get to the house, which is about 300 metres long, could be a challenge for some cars, but we drove a normal sedan (no SUV) and we had no issues to reach the place.

Andrea and Francesca did thier utmost to make our stay as perfect as possible. The house is a bit old, but renovated. The veranda's are perfect if the weather is bad, or in our case, very hot (33-37 degrees for 2 weeks!). The airco facility's in the bedrooms were perfect in these hot days. The pool is very nice, not too big, but for our needs it was perfect (two small children without swimming experience). For the 60th anniversary of my wife we hired a cook (arranged by the hosts), and that was really a high light during our stay.
In one sentence: we have had a perfect holidays in this residence. Andrea and Francesca: we hope to be back one day!
