The Lower Colorado River Authority will lower Inks Lake for ~2 months (Oct-Nov) to provide property owners an opportunity to work on docks, boat slips and other shoreline structures. As a result, we have blocked those dates on our calendar. Please call or email with any questions.

Welcome to the home of the Seven Bass on Inks Lake.

In this spacious two story home located on a private, no wake cove in the exclusive Inks Lake Village. This secluded home resides in a gated community making it the perfect destination for a quiet family get away only ~50 minutes from Austin/Georgetown and surrounded by Inks Lake State Park, voted one of the best and most beautiful state parks in Texas.

The house features 40+ windows most of which face the lake, creating a tranquil setting for your family and guests. You’ll find multiple places to gather inside and outside, including a large, covered patio with a great view of the lake to enjoy the sunrise and your morning coffee.

Inside you’ll find the open floor plan provides comfortable living room, kitchen, dining room and laundry. Your kitchen features a thoughtful layout around the granite island with a broad range of cooking options and amenities. You can cook while watching the kids and entertaining your guests while enjoying a view of the lake. You're also welcome to use the Weber propane grill or wood burning BBQ smoker.

Wide concrete steps provide easy access to the water and boat dock on a private, no-wake cove ideal for swimming, fishing, canoeing, kayaking or floating peacefully on inner tubes with friends. The dock features plenty of space for sunbathing during the day or star gazing at night. With only one public boat ramp on the lake, boat or jet ski traffic is normally minimal.

- Fly fish the highly rated Llano River for Guadalupe Bass,
- Tour Hill Country wineries,
- Explore underground caves at Longhorn Cavern State Park,
- Take the Vanishing Texas River Cruise upriver to see waterfalls, nesting eagles and other wildlife,
- Hike the many trails in Inks Lake or Enchanted Rock State Parks, or
- Wander into Burnet, Kingsland or Llano for groceries, restaurants and small town shopping.

And, keep an eye out for Texas Hill Country wildlife! You'll likely see ducks, Canadian geese, blue heron, turtles, white tail deer and possibly more during your stay.

Building upon the idea behind Hidden Mickey's at Disney World, there are seven wooden basses hidden in the house, all easily visible from the 1st floor. Someday when we think of one, there will be a grand prize for finding all seven. But for now, you'll just have to celebrate that accomplishment with your family and friends.

Last but not least, your safety is our highest priority! Our cleaning crew thoroughly cleans, disinfects our home, and all cleaning products are hospital-grade and EPA-approved. We have also stocked the house with additional cleaning products for you to use during your stay.

Lake Level: Inks Lake is constant level year round, which means the lake level is carefully managed by the LCRA and varies only 2-3 inches of normal.

Parking: The driveway is steep and can be a minor challenge for the squeamish, but there is parking in front of the house for ~5 cars.

Pets: Your dog is welcome to join you. The yard isn't enclosed by a fence, leash laws are applicable here also, and there is an additional fee.

Boating: Your boat and/or jetski are welcome also. The dock features multiple tie downs. The roads in the village are narrow so we normally recommend boats
Damage waiver: The total cost of your reservation will include damage insurance which covers up to $1,500 of damage to the property.
