We had a really nice family room and found the hotel really well adapted for a young family.
The staff were all friendly and efficient.
9.0 / 10.0
Room and meals exceeded our expectations. The room was warm, comfortable and nicely decorated. It had excellent sea views and coastal views allowing for a full view of both the rising sun and moon.
The hotel is situated just above the beach and would allow for swimming off the sandy beach in warmer weather. There is lovely coastal and downs walking from the hotel.
The food both breakfast and dinner was very good and exceeded our expectations.
Staff were friendly, helpful and proficient.
At the price point nothing. We would come again.

Good size rooms amazing see views from restaurant it was clean and fresh staff very friendly own steps down to beach handy carpark restaurant reasonably priced good food choice for breakfast
Good size bar but very quiet on evening bit of background music would be nice as they played during the day it's about 30min walk into town but we knew that before we went and don't mind walking

Very modern, comfy rooms. Lovely staff and great breakfast! Fab location too... would stay again if revisiting area.
The room temperature at breakfast was far too high, we had to eat quickly and leave. Overpriced bar.

Breakfast was great. Good service and great selection.
The location was stunning in terms of view, and the steps down to the beach.
Family room with two separate bedrooms was fantastic.
Radiators in the room were noisey when on, but found out the hotel had only been open a week so obviously the system just needs bleeding and would easily be rectified.
There's not many places to eat nearby (its about a 25 min walk into town, or 5 min drive) if you dont fancy restaurant menu - but the restaurants in swanage itself are very good.

We have stayed here now a few times, and it never disappoints. Wonderful sea views from our room and beautiful sunrises!
The rooms are lush, and everything is spotlessly clean and emaculately kept.
The staff are lovely, and very helpful.
We love the Pines Hotel, and we look forward to our next stay.
Nothing not to like!

The property location overlooking the ocean is absolutely stunning. Very peaceful. Bar area and restaurant were extremely comfortable and clean. The suite we stayed in was very spacious with a very large outdoor balcony which was gorgeous. All the staff were helpful, attentive and friendly. Great breakfast.

The lounge is really lovely, best I've seen in a hotel. For new year there was a live band which were great!
Could do with a pool, spa or gym. Just something other than lounge

Loved the location looking straight out to sea across to the Isle of Wight. It was lovely to wake up looking at the sea, very comfortable bed & well appointed room with a balcony. Dinner in restaurant was nice.
When we asked in advance for a window seat for dinner, reception made it quite difficult “can’t guarantee etc. etc.” lots of reasons why not as opposed to positives, the hotel wasn’t busy as closing for a break on the Sunday. Could have been a bit more amenable with our request.

We stayed in one of their houses so didn't use the hotel. Really like the access to the beach. The property its self is very new so very well appointed, clean and tidy as well as quite stylish
Nothing I didn't like.

Limited to machine coffee. No dairy alternatives available.
Room is very nice and much better than the other local hotel The Grand.

Breakfast was excellent, great choice and service.
Location of the hotel was perfect, overlooking the sea and very close to Swanage town .
Overall experience was excellent
As it was a birthday celebration, more recognition of this would have been nice

The Breakfast each morning was fantastic. A great selection from both the hot & cold Buffet, probably the best breakfasts we have had in a hotel for years! Thank-you so much :)
There was nothing not to like! We enjoyed everything about out stay!

Lovely hotel for a family catch up. Great lounge and amazing views. Room and bed good.
Breakfast was good but no fresh fruit( all tinned) and dinner was ok but last evening meal was in some parts terrible, very badly cooked
and presented. Staff didn't like a complaint. It seemed like the usual chef was missing.

The location was excellent with stunning views. The breakfast selection was fantastic and the staff were friendly, knowledgeable and welcoming. We will be returning in the future.
We reported a problem with the door in the family room being faulty but this wasn't fixed by the time our stay was over and also the hotel was a little warm for our liking (though we know this is personal taste)

Segregation from most of the hotel because we had a dog.

Fantastic location. The access to the beach down the steps was just wonderful Lovely dining room and lounge. Liked the fresh linen on the tables. The staff were excellent and the catering good once I realised you could order tea and coffee at breakfast rather than use the machine. It was fantastic that I could order breakfast for 5.30 before my journey and dinner was good and substantial
The single room was clean and newly furnished but really too small to manage with a dog. Unfortunately there was a strong bad drain smell as well.

Food was good but evening meal was warm. Would have mentioned it to the waitress but my partner prefers 'not to make a scene'.
Decided to book a seaview after seeing some of the pictures on the website and was lucky enough to get the last one. Little did I know it was to be probably the smallest hotel room I've ever stayed in. £198 for the second Saturday in November? Far too expensive in my opinion.

Superb, well, appointed room overlooking the Solent. The spacious dining room had the same outlook with views up and down the coast from a window table. Good food and attentive service. Lovely walks nearby.

the holiday home does not have breakfast included so one buys it seperately. there is a reason-holiday home has kitchen. the home is a 2 bed flat with a great lounge and dining kitchen, its brand new and clean. everything has been thought about, vac, shoe tray etc. the 2 toilets are great, even if suite is small. the outside space and chairs is a gift as one needs a bit of this, attached to bedroom. the balcony gives a good view of hill.
breakfast is very good. the cook really knows what they are doing and the staff is well trained and polite. this is over many years as we have visited before.
moisture build up in the home, floor becomes clammy. the tv needs a tweak for position so everyone sitting on sofa can see.

Wonderful suite overlooking the sea.
We upgraded last minute - so happy we did 😊
Very comfortable bed, updated lovely bathroom .
Great having fresh milk & filter coffee in the room.
Restaurant food tasty. Good to be able to get sandwiches in the bar too.
Staff all very friendly
Only a 15- 20 minute walk to the pier / lots of shops, pubs & restaurants.
Lovely feel to the area. I imagine it gets very busy in high season, though
Breakfast was great - good choice, but some items luke warm, rather than hot.
Fresh ordered choices were better
