Breakfast good but a bit uninspiring. Continental meat and better cheese selection would be an improvement.
Better outside lighting along the footpaths would help get us safely into the building. It was very dark when we arrived.
No signing to Exit to Manor Road is present. We had to guess which way to get out.

Love the location - pleasant grounds and proximity to town - easy parking - pleasant & welcoming receptionist - easy access to Wi-Fi.
This feels a little unfair as my booking was very last minute but my room was cold to walk into. I felt a little cold in bed until the heater finally warmed the room up. Please bear in mind I stayed in January-cold time of year.

Wonderful location and delightful, helpful staff. We used the dining facility this trip and had a takeaway in the lounge. The hotel provide crockery and cutlery so, with access to the bar, this makes it a really great option if you don’t want to dine out.

Excellent location with pub a couple of minutes walk away and the beach about 5 minutes. We had hoped to stay in the original building, however we stayed in the lodge. The room was large, clean and warm on a very stormy night. There is plenty of parking. The Lodge is fine, but the Purbeck House has a charm of it's own.
A fridge in the room would be helpful.

Small but cosy room, perfect for me to use for a few days on the trails around Swanage. For a couple of nights, the single is great, if I was staying a week or so it might be a little too small as I like to spread out my stuff!
The staff were great (especially Janine), breakfast is spot on - and they even made a little bag for me, to be able to grab it early on race day - before breakfast was "officially" open, thank you! Would definitely be back to stay.
Having a car park spot, so close to everything made it really useful too, thanks.
Nothing really, as I mentioned, the room is small - so if I was to stay for more nights and therefore spend time in the room I think it would feel a little small, but otherwise, really comfy, great facilities, good shower, so nothing really negative.

The hotel is convenient for the town and beach. There is plenty of parking space.
There are beautiful original features in the old part of the hotel, with comfortable lounges. Everything is very clean considering the age of the decor.
Staff are very friendly and accommodating.
Breakfast is served in the more modern conservatory. The cooked breakfast is tasty. The continental breakfast has an adequate range of cereals, bread, toast, and butter croissants, and all the tinned fruit that you probably only find at hotels-prunes, grapefruit etc! There were also fresh apples/oranges too.
The Louisa Lodge sleeping accommodation is at the end of the garden, and is a relatively modern building. It is clean although the fittings are dated. I had a lovely hot, deep bath- appreciated after a day of long walking with aching joints followed by lovely soft towels to dry.
The garden is well established, with seemingly original features- stone statues are very weathered. It is generally tidy, giving a functional but not loved appearance!
Everything at the hotel is quite dated, but clean. However, the price of accommodation probably reflects this.
I would have appreciated fresh decaffeinated coffee at breakfast.
The path from the main hotel to the main sleeping accommodation has some lighting at night, but some people may find it quite dark.
The whole hotel has the air of being well past it's prime, but management have focussed on getting the important elements of a stay right. This together with the convenience of location, price, friendliness of staff and ease of parking makes it a place that I would be happy to return to.

The location was excellent - the hotel was within easy walking distance of the town centre although it was uphill which some might find tricky.
Our room , which was in the lodge, was a very good size and had sea views -we loved it.
The hotel also had private parking which was a great bonus.
The breakfast room was very impersonal and resembled a canteen in atmosphere. The breakfast itself was not very inspiring.

The male front of house was rude and obnoxious. Trying to Grab cutlery from our hands as we were eating apparently we had picked up the wrong cutlery from the bar. Very rude and shouty will not go there again he made a huge scene and collected his cutlery whilst we were using them to eat our meal.

The house and gardens are superb and location excellent. Breakfast was not available through booking with Booking.com, however we could book breakfast at reception on request. The room was a very good size.

Breakfast extra £15 when booking to then be told we couldn't get breakfast and given a list of local cafes, but then when checking in, told we could have breakfast. Very bizarre. Pictures of the room were not accurate at all so very expensive for what we were expecting. Loud music from wedding reception on site that kept us awake.

Clean friendly hotel.
The only suggestion I would make is that the breakfast layout could have been better. ie more choice of fruit,and individual yogurt pots etc. I have no complaints about the quality or presentation, but this small change would enhance it.
