The location is excellent. We had a west facing room with a front balcony from where you can see the Arabian Sea and the sunset. The room was comfortable, but a little cramped for three of us that included an extra bed. The hotel is about 100 m from the beach and you have to walk across a canal over a bridge which made it all the more beautiful. The food in the hotel was very good. Also, you can find many eating places on the beach and a short walk inside would get you to the Artjuna Cafe - one of the best places to eat.
As it was an extremely hot time of the year, the room would become extremely hot and it takes the AC a long time to make it comfortable inside. At the other times of the year it would be a really lovely place. Because it was the end of the season the stocks at the restaurant was relatively low.

Great location, right by Mandrem beach
Decent quality non alcoholic beverages
Food is average
Rooms are not very clean
Washrooms are below average, partition between bathroom and bedroom is very thin.
