The place to enter with quite a number of steps was a bit unexpected. I came traveling very light, but if I had even had a small rolling bag, it would have been a bit challenging. It is, however, part of Gubbio -it is a hill town!
Hearing the bells all night was an interruption for me..not the fault of the hotel, but a distraction for sure.

Amazingly complex building on at least four levels even outside the structure. Various hidden gardens and, from certain rooms, stunning views across medieval Gubbio and the hills surrounding it. The rooms are quite retro in style but have most of the modern facilities you could want. The bar offers basic food, but at least two restaurants in the town, the Bosone Garden and the Taverna del Lupo, are superb, quite expensive and, being in the same ownership as the hotel, offer a useful discount.
There is no lift from the ground floor to the first floor which is a bit of a drag for those like me with aging knees. However there are lifts to all higher floors, and staff will happily bring luggage up and down. The hotel is very tricky to find especially as Gubbio’s streets are frequently closed for celebrations, market days or just roadworks. It’s often better to head straight for the funicular station car park. You can then walk your luggage to the hotel on a - reasonably - level but unevenly surfaced route, and enjoy additional wonderful scenery on the way. Make sure to give the hotel reception your car plate number for free parking downstairs at the funicular and, even more important, exemption from fines for entering camera monitored residential areas. The hotel sent me a very detailed pre-visit instructions email and I recommend reading this carefully well before your stay.

The hotel is beautifully located and the rooms are just lovely with hints of its medieval history. I absolutely loved this hotel. The staff were very pleasant and there was so much to see right outside the hotel. There were plenty of shops and restaurants in this very picturesque town. Gubbio was wonderful and I only wished my husband and I stayed there longer. Perfect location for couples. I would definitely stay here again.
There was a lot of construction making it difficult to drive to the hotel but we did make it with the help of some locals.

An extraordinary hotel. Fabulous staff. Many stairs. An amazing view from our room. Great aircon. Clock tower bells but unbothered by them. The most brilliant location. The public lifts in town make most areas accessible (not sure if wheelchair users would manage). The museum / art gallery are a must-see, and the basket-lift up the mountain not as scary as you might think!

Historic vintage building. Unusually outstanding. Few guests. Some dogs bark during the night. Charming. Service minded and friendly staff. Two charming gardens with terrasse.

Loved the location, right on the plaza with convenient walking distance to everything in idealic Gubbio. Hotel staff, particularly Patricia, really made sure we had everything we needed. Downstairs breakfast was plentiful and healthy!
Parking is a little tricky since hotel is in the restricted traffic zone, but hotel staff was terrific in helping with directions to their free parking by the Funivia which was only a short walk.

Gubbio is a delightful medieval town. What a treat to stay in part of the Ducal palace right on the dramatic main piazza! The staff were excellent-so friendly and helpful. Our room had a fabulous view of the piazza and the Umbrian hills. The palace is very old so rooms are on various levels with various elevators plus some stairs in places. It makes for an adventure to find your room! The breakfast was good with eggs, yogurt, cheeses, cold meats, fruit and many sweets. There is a small bar both inside and outside on the piazza in nice weather. There are two lovely large gardens on different levels in the hotel. Close to lots of restaurants, shops etc.

Relais Ducale
Our bags were taken to our room (to our surprise) via stairs and elevator. Our room was spacious, always warm & looked out at the hotel’s back garden. We had a comfortable bed, plenty of storage & a basic bath. We were also provided with history of the local area. The staff was a well oiled team, helpful and accommodating. The hotel’s entrance was across from Palazzo dei Consoli & Piazza Grande. Along the street we found many ceramic artist’s shops, featuring hand painted majolica, to our delight! Near by you can take an elevator to Cattedrale dei Santi Mariano e Giacomo.
Gubbio is definitely a serious hill town and we stayed at the very top of it. We were directed by the hotel to park at the Funivia Parcheggio lower level and it was free! Later that day we took the very unique Funivia Colle Eletto up the hill to the Basilica of Saint Ubaldo. Highly recommended!
Another hotel detail is that it was were the TV series Don Matteo was filmed for Italian TV’s Rai Uno. The Hotel has the chess table set up outside the hotel's entrance with Don Matteo's beret and the police inspector's hat.

When booking, there is no explanation of having to climb over 50 steps just to get to the reception desk. The bathroom was a little “dated “.

Peter was gracious, helpful, hospitable. Amin was very helpful, accommodating and cheerful. He secured ice packs for my problem knee three times. All staff were friendly. My on daughter had a wonderful suite (402) with balcony where we enjoyed breakfast twice.
Air conditioning in 404 was not very efficient.

One of a kind property, lovely courtyards, great view. Hard working staff, and a good breakfast included. I had a back flare up on the date of our planned departure, and was unable to drive. The staff were able to extend our stay another night.

Be prepared for the bell tower in the piazza to chime every 15 mins. ;)

Location was perfect - especially for seeing the palio in piazza outside. Breakfast was good. Bedroom (Medici Suite) was large with beautiful garden just outside window.
Bell tower ringing loudly every 15 minutes throughout the night. Took a long time for hot water to come through shower in morning. A lot of stairs to get to rooms (and carry cases down).

Amazing location, right beside the Palazzo Sri Consoli in Gubbio with its stunning views. Staff are wonderful; friendly and helpful, especially Olga who served us apperitivi on the squre, even moving the chairs and table into the sun. The room was spotlessly clean and excellent value for money. Really fabulous stay.
If you arrive by car it’s tricky to find if you trust Google maps. You need to carefully read the instructions beforehand.
