Beautiful pool and bbq area … quit complex even with construction . Full time residents were very nice . This condo had everything we needed . Although it’s an older unit it was very nice . Plenty of hot water and very clean .

COCKROACHES! This place has a major infestation, not "bugs that come in on previous guests' fruit boxes." We woke up to roaches on the bed, in the kitchen, in the cupboards, coming out of the gaps around electrical outlets, and in the ice cube trays (see photos below). The owner, when contacted, blamed previous guests, was unapologetic, and dropped of sticker roach traps that did not work and had to assemble ourselves. DO NOT STAY HERE. VRBO needs to make sure that the places offered on their website are actually inhabitable and pest-free.

It was a great stay and we had a good time. The place offered a good location and basic amenities that were perfect for us. The check in instructions hadn’t been updated but the host was quick to respond and clear things up. The place was a bit dated but still comfortable. The main thing we ran into was there was an abundance of flies. In the first day we killed at least 8 flies and we killed at least that many more the rest of our time. There were also some assortment of other bugs. Again, we loved our stay and for the price and location I’d stay again.

The stay was great. Great location. Facility is aging but the rates reflect that. We had an issue with a very noisy refrigerator, which was replaced within 3 days of it being mentioned to the property manager. We would definitely stay there again.

This property was very simple to get to was quaint and had a very easy layout to maneuver around with friends and family. We were able to make and cook meals regularly. We had excellent amenities in the pool as well as the grill stations. We were not able to use the hot tub nor the fire pit as those were both under repair. Not an issue for us. Those things will be fixed upon review of this review and we will definitely look to possibly come back to this location as we are regular visitors to the big island and would highly recommend that everyone else do so as well

Second time I have stayed in this complex. We like the location, pool area is really nice. Hot tub was never hot while we were here, but the pool was warm enough to swim in. Location is great, owner was responsive and helpful. Property was clean, but could use a little update. I would stay here again for sure.

The condo was the perfect size for a family of 4. Well equipped with everything we needed to make meals and also items for our beach days (towels, chairs, umbrella). We had no issues whatsoever with the condo itself; our only issue was the rooster(s) we heard every morning starting around 4:30am.

This place is in a great location. Even though it’s quite old, the building seems to be well maintained and in a good condition. It is very quiet and comfortable place for vacations. The hosts are very nice and responsive. We enjoyed the staying and will consider coming back in the future.

The Apartment was nice, we did decide to stay here because there was a hot tub and pool. The day we were to arrive we were told the pool was clsing a week early and would not be available to us, and when we arrived the elevator was not in working order which was not good as we were not told about and we werw not on the 1st floor. The TV in the master bedroom turned on but got no service, we did call to ask for it to be fixed and the owner did respond and came the next day to fix. We knew he came because the door was left unlocked and TV was not fixed, when i messaged again i never got a response. TV never worked for our stay. They were accomodating with price because of thebpool and hot tub being out of commission for our stay. All and all when the piol and hot tub are up and running we would love to try this property again. We did appreciate the fact that the owner was willing to discount rental because of inconveniences. Condo was clean and updated, very comfortable stay. Loved having lanai but know there are 2 roosters whom wake you up at 3am every day and are loud and right outside condo.

The condo had everything we needed for a great vacation. We were able to make our breakfasts in the well equipped kitchen, condo is spacious, beds are comfortable and AC/fans worked well. Lots of clean towels and linens were provided as well as beach mats, games etc. We loved having our morning coffee on the lanai while listening to the waves and birds and even got used to the rooster next door! Pool area is fabulous and well maintained. Location was great for beach visits and a fairly quick drive into Kailua depending on the time of day.

Property was quite comfortable. Clean, well stocked with kitchen gear, towels and beach stuff. The courtyard was lovey for relaxing and BBQ. Price per night was very fair for being in the heart of Alii Drive. Short walk to Magic Sand Beach. Owners were great to deal with and were quick to respond with any queries we had. Overall, great experience and would recommend.

We were very pleased with the condo, especially the pool area. We were super impressed by John Smith, the property manager, who was very responsive to the minor issues we had with internet and tv access. John is friendly and never made us feel that we were imposing on him. This condo was very well stocked for our visit, including cooking and dining supplies, towels, beach chairs and toys and some first aid and sun screen supplies. We have stayed at many VRBO's in the past and this was by far the best for having everything you need during your stay. The roosters that live on the property behind the condo were a little annoying, as they cockadoodle all day long beginning just before daylight, but if you use the AC and keep the windows closed to sleep, they were less disruptive. The floors could have been a little cleaner. Even after I wet mopped, they really weren't clean. They asked that we not wear shoes in the condo, but we started wearing them after the first day because the bottoms of our feet got so dirty. Overall, even with the roosters, I would highly recommend Unit B303 for a stay on the Big Island and would definitely stay there again if we ever get a chance to return.

This is one of the cheaper options near the beach, it was a good place to sleep. It had very comfortable beds and pillows. The place did feel musty and dirty, to the point where we actually had to clean and wipe down stuff when we arrived. They did have a lot of cleaning products. The master tub drain was not good at all, completely clogged when we arrived, I found draino under the sink so that ended up working out after using that. When we got there the bath mat was completely soaked, not sure why but we just hung it outside to dry out. Other bathroom did not have a bath mat. One of the most off putting things were the flies. We were welcomed by over dozens and dozens of black flies when we came in. Fortunately those are very easy to whack since they are large and not very fast. In just one minute my husband killed 17. Then we looked under the sink and we saw 3 fly swatters. Which is kind of unusual to have stocked, at first I thought it was a one off type of thing but when we found those I am wondering if this is a reoccurring issue. We had killed so many, that by day 4 there was only a few stragglers and then they were eventually gone. It was super weird. The parking is extremely tight and you get one spot. The WiFi I thought was decent, but my friend had to work remotely and she had to go outside or in the living room in order to do her Zoom calls she said it wasn’t sting enough to do those types of things. But just for average things like on your phone, I thought the internet was fine. There are several roosters in the area that like to do wake up calls like at 4am and continue every few minutes. Not the hosts fault at all but just warning anyone who stays in the master bedroom that you will hear them very early and continuously. My friend in the other room said she hardly heard it. It was nice that this place had beach chairs and towels and ice packs. The washer and dryer worked great and there is an elevator on the property that works well.

It was really a nice stay in condo of Royal Kahili. Inside was spacious and comfortable. Quiet location near to the beautiful beach. It was awesome to sit on the balcony and listen to the birds singing.
