Overall, I recommend this vacation rental. Reviewer Comments: We stayed here 5 nights after a 3 night stay in the Kona Village right next door. This place has a larger pool area, bbqs and picnic tables in a communal area in the middle with sunset views. You can also see the sunset from the balcony in the room! We received a small gift bag with some coffee and travel essentials in the room. Management was attentive and we even got locked out one evening and someone arrived within 20 mins to let us back in for a charge. It's pretty near downtown Kona, but not walking distance. The condo is quite large with 2 different air conditioning units that was nice for our stay because it was pretty warm. Great room with a lot of nice amenities in the room. Make sure you look in all the drawers because we found the guide book that I purchased in one of the drawers at the end of our stay!

The floors have no insulation and you hear every footstep above you. We stayed 16 days and was woken up from sound before 6: AM every single morning. Nice pool area, hot tub had issues most days. The next guest walked in on us using the Dropbox key 4 days early. I would recommend for very deep sleepers not using sofa bed.

Our stay was comfortable. Everything was clean. A mile walk to restaurants and shops so the location was good. View from the patio was nice. Overall a good choice while we were in Kona.

This location is absolutely perfect. Walking distance to the restaurants and bars. Easy drive to grocery store and Kona airport. Definitely recommend to go to the pool area to see the sunset. And if looking for what’s around to do, look at the notebook in the living room area. I highly recommend a stay here.

The unit 3203 was generally clean and well stocked. The Air conditioning worked well. The bad - There were no firm pillows for sleeping. They were all really soft. The bed in the master bedroom is not very comfortable. I have read other complaints about people hurting themselves on the wooden bed frame base and I was no different. The carpet runner on the floor from the door to the kitchen wasn't very clean. The sliding door to get to the patio did not slide very easily. Sometimes it required two hands to get it to move. The ugly - there wasn't anything ugly

We were very impressed with our unit and the overall property. The unit had very nice furnishings and was very tastefully decorates. The kitchen was well equipped and had everything we needed. Two minor things: We were surprised that the unit did not have more supplies such as hand soap, toilet paper and paper towels. We were supplied one time with toilet paper. After that, we were told that more supplies were not available due to the terms of the contract. We were taken by surprise and went out and purchased our own. We have never had to do that at any property we have ever stayed at. So this took us by surprise, but it worked out okay. Another item of concern: They dryer picks up quite a bit of lint which is a good thing. We never realized how much lint collects underneath the screen in the lint door. After removing the white screen and the second wire screen, I went in an removed lots and lots of lint. This was after I had cleaned the lint door the day before. I'm just mentioning this as a safety precaution. I'm not sure if this is a problem or not. A major item of concern is that we did not have a major functioning air conditioning unit in the back bedroom and are requesting this gets resolved for future guests. The chairs and table on the patio are quite flimsy. The chairs are also hard to sit on. Other than that, we had a marvelous stay. The view from the deck was beautiful, and the room was beautiful. We would stay there again. T

My family and I were very comfortable at this rental unit. It had everything we needed. The pictures are real presentations. The location is not far from shopping. We walked it twice just for the walk. The property management checked on us routinely to make sure our needs were being met. I absolutely appreciated that. We didn't need anything but to know they were willing to try to accommodate any needs we had was very reassuring. I will return to Kona and rent again. We were so hopeful in this rental. We liked the area. The look from the outside was good. When we went inside we were happy. When we got ready for bed we noticed bugs in one of the bedrooms in the beds. It was 8pm at night. We tried numerous numbers that were given to us to contact in case of emergency. There was no help to be given. They said they would send someone to spray for bug the next day. The individual that was supposed to sleep in that room had a to sleep on a chair in the living room. They came while we were not there and determined that they were not bed bugs so they did nothing. We had to go buy bug spray ourself. The bugs ended up in the other room in our suitcases and then all over the kitchen cabinets. We are not new to visiting the Islands. We have never had this problem before, Definetly frustrated with the lack of concern and help in dealing with the problem. And beware that if it is after hours there is no one to do anything. There is also no free concierge. Could not get ahold of anyone with the information given.

Reviewer Comments: 1.) we were in the middle all your heart is people above you, we had people from 7pm-2am then people starting at 4am- whenever stomping, yelling blowing pot smoke off the balcony smoking for the full 14 days there. (Called the “after hours” for Todd to do something, called Knutson, called VI (victor). Todd is no help at all he’s the “manager” victor doesn’t answer his phone, after hours person doesn’t do anything, and sadly the only one willing to help knuton doesn’t manage that apt but tried his best to help. Todd and victor just didn’t do thete job at all. The front shower sprayed water all over the floor upon check in, (had to be fixed) the back bathroom dam sounded like someone screwing for 14 days. Adter front shower was fixed we got in turned it on got the kids in to rinse off, shower head “fixed” fell and spit my 3 year old daughters head open, I now have a hospital bill for stitches. Again knuton was the only person to help. Again fixed... Found a live cockroach on our last day in the front room. The black box fan was broke upon using it, sounds like the blade is catching the plastic. ALSO there’s no microwave ! have to heat everything in the oven or pan. Out by the pool there is a look out (outside the far gate) by the BBQs it’s super dangerous the metal is rotten/chewed up/ sharp right where you step/ sit. Got my foot the first time and never went back to sit there. Over all next time I’ll pay another 1k to stay at the Kona resort down the way, no sleep for 14 days was a nightmare and I had 2 kids, and pregnant, who went to bed by 6pm and never made as much noise as the people above us. The guy working knuton is AMAZING even refunded me for 3 nights but the $$$ I paid to not get any sleep and stitches in my 3 year old is horrible. The guy spending all his night being avalible 24/7 needs pay

We liked property it’s located almost center of all of the attractions. Added point there it has a pool which my kiddo most enjoyed along with oceanfront.

It's a non-smoking complex, which is fine, but my only suggestion would be that there needs to be a smoking area created at the entrance to the complex.

Grounds and pool area are incredible. The condo itself is in much need of repairs and the twin beds were extremely tired. Couch is stained and found used socks and unmarked medication left in bedroom top dresser.

Great place to stay. Very clean upon arrival. The condo had everything we needed except beach towels. The snorkeling gear and boogie boards were nice to have available. There was even a small supply of water shoes. The location of the condo is perfect.

Great location and fabulous ocean view from deck. Well stocked unit that was comfortable and centrally located for all our driving destination. Lots of families here over Christmas.

Only a few annoyances with the property: the air conditioners are on timers set for a maximum of 4 hrs, which means they do not run through the night without getting up and restarting them (too hot/humid to sleep without air conditioning); no air conditioner in the second bedroom, so we needed to sleep with the doors open and a fan blowing into the second bedroom; the lanai sliding door is like a work-out to open and close.

Decent location, walkable to town (but a bit far) rental bikes across the street but they empty out early. Coffee shop right in the complex, but gets busy so expect a wait. No central air, so spare (kids) room gets a little warm. While I cannot give this property 5 stars, it does get a solid 4. If we were heading back to Kona I could stay here again but I would adjust my expectations. We loved the location and property. It is walkable to downtown but far enough out that the traffic and noise are not an issue. The property is very well maintained with grounds that are beautiful. It is a very quiet property with fairly strict rules about quiet hours and public spaces which we appreciate. The pool area is very clean, quiet and has a wonderful view of the ocean and evening sunsets. The condo was also very clean and tastefully decorated. Here are the things we struggled with. First of all, if the fact that it says there is A/C is pushing you towards a yes, you should think twice. We really wanted a unit with A/C this trip because the humidity is so high in July. We just wanted to be able to cool the bedrooms so we could sleep. The master bedroom had a really old A/C unit that took the edge off however, we could never get it below 78 which is still pretty hot for sleeping. The worst was the extra bedroom. We had our teen daughters with us. Their room did NOT have any A/C unit at all. The room is tucked in the back corner of the condo and we could not figure out how to cool the space down. We tried fans, opening the windows at different times of day, and we could not make any progress. It was so hot that we finally moved the twin mattresses to the living room floor near the other A/C unit and they slept there. This was a pretty desperate measure and not one that seems reasonable for future renters. Even then, the A/C unit in the living room was not adequate for the size of the space and the high temps so it also barely took the edge off. They slept, but not well. I guess that brings us to the mattresses and linens. The mattresses need an update. It wasn't worn out, it was just poor quality and very bumpy. The girls reported that both twin mattresses were pretty uncomfortable. The bottom sheet in the master had no elasticity left so it constantly came off the bed corners. The twin sheets were inexpensive microfiber which also sleep really hot. We were booked for 7 nights and felt like the consumables were poorly stocked. There was half a roll of paper towels on the holder, one extra roll of TP and two dish tabs. We had a rental car so we were able to make a grocery run but typically our VRBO stays have been better supplied for extended stays. We still enjoyed our trip!

We had a great stay at this older condo with easy access to pool with ocean view. This is an older condo unit but they have up dated it with paint and some portable ac units and over all its a very clean, well stocked in the kitchen, has lots bath towels and linens. In my opinion the Guest bedroom with the two twin beds needs its own portable AC unit or window AC, as this was the only room that didn't have one and it got real hot and muggy in there at night. Kona is humid and hot so the extra fans and Ceiling fans that are at the condo helped to make every ones stay more comfortable. In the listing is doesn't mention that the sofa in the living room is a sofa sleeper but it is so the condo sleeps 6 people comfortably. As well the listing fails to mention that there are a couple boogie boards, some snorkel gear and some older beach chairs for renter use during the stay and this would have made me pick this place over others faster. The only down side we found was that in the master bedroom the hard wood bed frame stuck out like 6 inches further than that of the mattress and therefore my husband smacked his knee on the corner of the frame each time he went to his side of the bed to get in bed especially since the long bed comforter covered where the actual corner bed frame was. Other than that all was good.

It actually has a nice view of the grassy courtyard area. The condo is fine but could use some upgrades. It has a large great room and is nicely appointed. The other rooms need to be upgraded. The cabinets are old and hard to clean. It lacks a garbage disposal and the range fan doesn't seem to do anything. There are individual air conditioning units in the great room and master bedroom, which were necessary for several days, though we primarily used the ceiling fans, which are located in every room. The small bedroom needs an AC unit because it got very hot even with ceiling and other fans. The biggest problem we encountered was the wood bedframe in the master bedroom. The wood platform is about 6 inches too large for the mattress. Therefore, the sharp corners stick out and are difficult to avoid because of the small room with an AC. We constantly hit and cut our shins. We finally put hand towels under the corners of the mattress and draped them over the sharp wood to protect ourselves. The platform needs to be replaced with a bedframe that is safe. Knudsen, the property manager for the condo was very responsive when I had a few minor issues when we first arrived. Overall, we had a great time in Kona, loved the complex location and will be back for another vacation. We would recommend this unit only if the master bed issue could be resolved and an additional AC added to the 2nd bedroom.
